The Space:
Enjoy our inviting, eco-designed penthouse, blended with Tulum's natural elements and modern amenities and comforts. Restore your peace and calm this trip on these enchanted grounds surrounded by nature and beautiful pathways to hidden gems, pools, lounging areas and two very special cenotes. Nap in a hammock, workout in the on-site fitness center, or practice yoga in the shaded yoga loft. If you must, you can set up shop and work in the communal co-work area. There’s even a dog park onsite!

This 1,076 sq ft | 100 sqm PH condo features a soothing, nature-inspired open living space with a sofa lounge area and floor-to-ceiling sliding doors you can open, extending the space to the terrace. There you can enjoy a meal at the table or hang out in the hammock. For more of a VIP experience, take the spiral stairs up to your private rooftop, where you can take a dip in the plunge pool, soak up some rays on the sun loungers, grill something on the BBQ, and have a meal while gazing out over the treetops.

Enjoy the convenience of having a fully-equipped kitchen with high-end appliances to prepare meals at home. The dining area features a beautiful wood table for 6 guests to enjoy meals at home there’s also breakfast bar seating at the kitchen counter with extra seats or a place for a quick snack or coffee.

When time to retire, there are two bedrooms, each with a queen bed, A/C, and access to a private balcony with a great jungle view. One of the bedrooms offers a Smart TV, and one has a kitchenette. There are three modern bathrooms with great vanities and rainfall showerheads in the showers.

It’s a magical place, but there are plenty of things to see and do around Tulum if you venture out. Everything from beach and water sports, eco-parks with underground rivers, ancient Mayan ruins, cenotes (natural sinkholes special to this area!), private boat/yacht and fishing tours, golfing, day trips to Akumal, Playa del Carmen, Cancun, and so much more!

Guest Access:
You’ll have exclusive access to the penthouse and private rooftop and shared access to the amenities and common grounds.

The Neighborhood:
Located in a beautiful development just 3 miles | 5 km or an 8-minute drive from the center of Tulum town and a 15-minute drive to the beach, the property is surrounded by lush jungle. There are many pathways to hidden gems for a unique connection with nature and plenty of modern amenities.

- Walk to Tulum town in about 30 min or bike there in 10! The town has a variety of bars, restaurants, cute shops, live music & street performers.
- Stroll through the park downtown, where there are often lots of activities happening.
- Bike or take a short drive or taxi ride to the Tulum beach hotspots, jungle restaurants, boutiques & eco-chic nightlife.
- Chedraui grocery store and an AKI are about 6 km | 4 mi away.

When it’s Sargassum season at the beach, don't despair! The beach isn't the only attraction in Tulum. You can still find amazing things to do, like:

- RIVER FLOAT at SIAN KA’AN BIOSPHERE, nature preserve & UNESCO World Heritage Site. The best float is via "Laguna Tours Muyil" (on G Maps).
- NOPALITOS LAGOON, this magical lagoon & nature sanctuary, is a hidden treasure you can access for a small fee per person & bring your own food & drinks to have a picnic there. There's also a day club called “Neek Tulum" (with a cover charge)
- VESICA TULUM, a CENOTE DAY CLUB situated only an 8-min drive from the property.
- GOLF: PGA Riviera Maya Golf Club - 32 km | 20 mi or DREAMS Tulum - 13 km | 8 mi

There are many world-renowned restaurants in Tulum, but here are a few we recommend:
- Burrito Amor, Norita Tulum, Tora Tulum, Casa Banana and Pasha

Getting Around:
The property is about 120 km | 75 miles or about a 1 hr 45-min drive from the Cancun International Airport (CUN). The Tulum Airport (TQO) is now open if you’d like to see if your flight goes there. It’s best to pre-arrange airport transfers. There are shared-ride and private transportation options as well as rental car options at the airport. Let us know if you need any assistance. Other Things to Note:
This is a beautiful development, just know that it’s located on the jungle side of the main highway, about 5 km | 3 miles from the center of Tulum town and a 15-min drive to the beach. It’s a wonderful place to disconnect, surrounded by lush jungle landscape and lots of hidden gems, including 2 natural cenotes onsite. That said, it's best to have a car or bike to get around from this area.

Tulum is experiencing high growth and you may hear construction during the day from surrounding developments or experience power outages due to a lack of infrastructure. Both are outside of our control, and we cannot be held responsible.

For stays longer than 6 nights, there is a $25 USD weekly fixed electricity fee charge. It will be collected before arrival, during your stay, or post-departure. Our team will reach out to you to coordinate the payment.

There is no daily housekeeping, but you can request a cleaning service for an additional fee.

Housekeeping rules to keep in mind:
- Please hang towels up; don’t leave them on the floor.
- Please throw toilet paper in the trash basket, not in the toilet bowl, to avoid plumbing problems. (The entire city of Tulum has a sensitive ecosystem.)
- Close the doors and windows, fans and A/C every time you leave the apartment. It only takes a few minutes to cool the environment when you return.
- Take the trash out to the deposits on the left side of the guardhouse by the main entrance.
- Visitors are not allowed.

Other House Rules:
- Travelers must be at least 21 years of age or older to book.
- Guests might be required to present an official ID at check-in or during the stay.
- A security deposit may be required prior to arrival or at check-in, except for Airbnb reservations. This fee is charged as a credit card transaction and refunded after check-out, provided all terms are met.
- No more guests than those listed in your reservation are allowed.
- There is an elevator, but guests will need to climb stairs to access certain areas of the property.
- No smoking of any kind inside the home! Drug use and illegal activity on the premises are also strictly prohibited. Failure to comply results in a $300 fine.
- No parties, events, or excessive noise after 10 pm. Please respect the neighbors.
- Guests are responsible for damages that occur or extra cleaning costs as a result of their stay.
- There are outdoor security cameras strictly for security and safety reasons.
- Pets are not allowed without prior authorization; an extra fee and rules apply.
- Pools hours: 7 am to 10 pm || Cenote hours: 9 am to 6 pm.

Interaction with Guests:
It’s a self-check-in property - you just need to stop at registration for your key and make your way to the penthouse.
