From the moment I booked the property our host Miriam, she kept constant communication with us making sure we where on the right track, she gave us a lot of good information about the premises and places around the area, she make sure we were having a pleasant time making sure the property had everything we need for us to enjoy, it was a pleasant stay at this property. We enjoyed our week at Villas Nizuc. The property was beautiful and so peaceful. Miriam answered all of our questions in a timely manner. Navios is a must for dinner, so good and in walking distance. Chef Nasim cooked for us one night and we highly recommend doing this.

This condo is beautifully appointed and has lovely views from each level. The living room was so comfortable and attractive, with a view of the pool and the ocean beyond. The deck was right outside with a table and chairs for relaxing. The pool and beach are very close. It was quiet and relaxing for star gazing in the evening. We loved it!

Look no further!
This was the perfect home away from home for our family of 4. From the well-stocked kitchen (with filtered water!), to the beach towels and mid-week cleaning, to the views - OH! The views!!!! - to the proximity to the pool and beach, it was ideal. Our stay was peaceful, simple, and luxurious. Some days, we ping-ponged from our condo to the pool to the beach. And other days, we took our rental car and went on adventures (Tulum, Carmel del Playa, Puerto Morelos, many cenotes!), only to return home to our happy, spacious vrbo. The staff here was amazing, but Miriam and her availability at every turn was the icing on the cake. You can't go wrong with this spot. Thanks for the week of new memories for our family! This property is a gem. Starting with Myriam, the manager, who was profesional, helpful, and accommodating. The pool, the proximity to the beach and a sensational bus system for only $12 pesos, makes this a great place. One tiny little thing: construction noise coming from some apartments in the whole property.

So Nice!!!
Let’s begin with the property manager, Miriam. She was amazing! Answered every question, provided outstanding recs and greeted us at the property despite of our arrival being 1130 pm. The villa was REALLY nice! Great wifi, about 10 steps to beautiful pool and only a few more to the beautiful beach. Near the end of the hotel zone so no noise to speak of. Highly recommend! If we are ever back in Cancun, we will stay here!!

This condo is in a safe location on the south end of Cancun hotel zone. Miriam was so friendly and helpful throughout our stay! It was a little challenging getting groceries and The property is very nice.

Wonderful family vacation
We had a wonderful stay! The property was amazing and easily fit our family of 5 adults. The pool area was stunning, we were pretty much the only ones there all week! Miriam was so, so responsive to any concern we had. She even met us at the door when we got there and sent me a birthday cake on my birthday. Couldn’t ask for a better host! Highly, highly recommend staying here!

From start to finish I cannot even describe how awesome working with Miriam was and her professionalism is just unparalleled. she’s amazing. The place was so gorgeous and clean and literally steps to the beach.bonus: Every night turtles would be released that were hatched and my granddaughter just had the best time ever. I can’t even begin to say how awesome this place is and it is such a gem and I will come back every year. Also met some awesome people💜💜💜 had the best vacation of my lifetime. Hidden Gem
This property is on Kukulcan Blvd, the hotel zone, so the entire beach is taken up by hotels....except this private residence. which means you get the beach to yourself and just a small handful of other private residents. looking down the shore you'd see beaches filled with people, but not our beach. we had our own lifeguard who also set up umbrellas and chairs for us, and we personally had no more than 4 other people on the beach at a time with us. for whatever reason the private residents wound hang out at the pool rather than the beach. not us though! Miriam was proactive about keeping in touch with us. in fact our stay was so relaxed, we did not have to contact her, yet she contacted us to see how things were going. during our week stay, halfway through a cleaning service came and cleaned things up. we are pretty clean but sand gets to place and it was nice to have things cleaned up. we had our own parking which was key. and we have security at the front gate along with the lifeguard security in the back along the shore and it made us feel very safe. another hidden secret about this place is that because of the traffic on shore, im not sure who does this, but they dig out sea turtle eggs and dig them in a spot near our shore. they mark them to incubate for a month and then either the turtles come out on their own or they help dig them out at night. they allow us to help them and we had a blast almost every night sending the baby tortugas to sea! we did a lot of activities in cancun but this was one my family especially my daughter loved the most and it was quite magical. a couple of notes about the property worth mentioning. traffic sounds are loud, but is easily remedied if you keep your seaside window open. traffic cant overpower the soothing sound of the ocean. also, the master bedroom does not have a door, which is a little awkward for couples staying upstairs. there are stairs that lead to the master, but the other bedrooms are at the end of the stairs. secondly the master bathroom does not have a door either. i personally would go down to another bathroom as i will never find it normal to have a bathroom with no door leading to the master. but to redirect on the positives, right near the ocean, private residence, nice and powerful a/c, good security, washer dryer combo, dishwasher, multiple bathrooms, parking, comfortable rooms and living room, outdoor seating, great communication with Miriam. cant wait to come back.

We really enjoyed our stay. There was plenty of room for all of us. We enjoyed the pool, the beach, and being able to walk to some of the restaurants. This was in a more quiet part of the hotel zone, which was great for us, as we didn't want to be around all of that.

Relaxing vacation
Villas Nizuc was just the place our family needed to relax and enjoy the beautiful ocean. The pool and ocean were literally steps away from our villa. We enjoyed the sound of the waves and waking up to a gorgeous view every morning from our balcony. From what we could tell from our walks on the beach, the villas are on one of the best parts of the beach with less rocks, seaweed, and larger area of sand to hang out on. There were 5 in our family ranging from young adults to teenagers and they enjoyed just hanging out at the pool, in the ocean, or playing cards out on the patio together. If you want your kids entertained and lots of activities and noise and crowds of people, DO NOT come here because you won't find it. Go to a big resort for that. We rented a car and it was a short commute to shopping and restaurants though traffic further up the hotel zone can be a problem as is parking. Miriam, the property manager was amazing and was always in communication with us willing to arrange or help with anything we needed. Thank you Miriam! We will, stay here again when we come to Cancun!

It is the only Villa property ( only 29 villa's) in the entire Cancun Hotel Zone where you have private green space, a pool, the beach and ocean all within 200 steps from your terrace door. We stayed here for a week in March. The place was perfect! Nice large villa for the 5 of us. Right on the beach and the pool directly in front of the Villa. Loved it! Perfect location, clean, steps from beach and pool. AMAZING!
We stayed here with our 20 month old son and everything was perfect. Miriam, the property manager, was able to accommodate us with an early check in which was extremely helpful given our toddler was overdue for a nap. The Villa location is literally steps from the pool and beach. Perfect temperature pools (one shallow for kids and one deeper for adults). The property was very well maintained. No bugs or mosquitos. The villa itself was very well stocked with soaps, dishwasher pods and laundry detergent, water, etc. A convenient store across the street and a supermarket 10 minute bus ride away right outside of the villa. The only feedback was we wished the wifi reached to the master bedroom as we needed it for our son's camera but the wifi reached all the way to the pool so we could enjoy being outside while he was napping. Overall, we can't say enough amazing things about this place. Thanks, Miriam for all the help. We will 100% return again!

Fantastic and Peaceful
I’ve only been to Mexico a handful of times with my family, but this was the safest and most comfortable place we’ve been. Miriam was so friendly and easygoing, checked in on us but wasn’t pushy. The villa was just what our family of 6 needed. Pool just outside the room 30 feet and the beach down about 10 stairs right to the sand from the pool. On Zona Hotelera but at the south end where it’s quiet. Can’t say enough good about the place! New washer and dryer, dishwasher, all the comforts of home! Heriberto was a good conversationalist (in Spanish) and the staff was very pleasant. Only negative: no door on the master bedroom, which is top floor. We’d love to come back in the future! Thanks for sharing!

We loved this condo with my family!!
Everything about our stay with very well. Miriam was wonderful and very easy to respond and answer questions. We hired a chef for one night for dinner cooked in. Nasim was a treat to have! We also had Massage ladies come to the condo for a massage!! They were very sweet!!The location right on the beach was so beautiful. The condo was just as expected and actually exceeded our expectations. Everything was perfect and we would definitely go back!! Within walking distance we went to a couple of restaurants. Otherwise right outside the condo we could jump on our bus for just one dollar and head uptown to many restaurants. With Miriam’s referral we reserved our Taxi.from the airport He stopped at the grocery store for us on our way to condo and we stocked up our groceries. That worked perfect.

Great for families
This is a great place for families to stay; with 4 bedrooms and 4 1/2 baths, washer, dryer and kitchen, this is ideal. It's located at the south end of the hotel zone with easy access to shopping and restaurants via local bus that is .40 per ride. The employees were great from the security guard at the front gate to the manager, and a cleaning lady came every 2-3 days. I would definitely recommend this place!

Villas Nizuk is a great place to stay. Unit is spacious and very well equipped. Manager Miriam was extremely helpful. Heated pool is an absolute gem - even when weather did not cooperate our group was still able to enjoy swimming and sunbathing. I really hope that the construction work in the nearby hotel is completed as soon as possible. Dust, noise and filth around construction site was an unfortunate striking contrast to the quiet, beautiful and sparking clean villas.

Better than advertised!
The property was everything that it was listed as. The views were absolutely amazing!! The condo was spacious and had everything we needed. There were a lot of mosquitoes in and outside the condo that were a little annoying but there is not a lot that can be done for that. We loved it being just steps to the pool and beach!! The location was great. We loved that it was not crowded at the pool or the beach. Walking up the beach to see some of the other resorts, it was overcrowded and there was people everywhere. A draw back to that was that you were at least a 10 minute bus ride from all the restaurants, shopping and supermarket. There was not a lot within walking distance. Also, walking was a little dangerous with the small sidewalks and fast moving cars. Miriam, was great. I would text with questions and she always responded quickly and was wonderful at check in. She took the time to walk us through the property and answer all our questions. The kids liked the TV having all the channels they are used to back at home, although we mostly spent the time in the pool or at the beach. Overall, the condo was wonderful and the views could not be beat!! Definitely would stay there again!!

A Wonderful Week
This spacious and well-appointed condo was a terrific place for my family of five to spend Christmas. The beach was beautiful with daily sand grooming and nice swimming. Bird watching on morning and evening walks was a highlight. We loved the colorful ocean views--so many shades of blue!--from the great room and upstairs bedrooms. The condo pool was clean, heated, and child-friendly with a large shallow area. We enjoyed sitting in the shade in the heat of the day. We cooked some of our own meals in the well-stocked kitchen (including 6-burner gas stove), and we ate out at restaurants (within walking distance). The condo was a convenient base for our memorable day trips to Chicken Itza, Tulum, and Xcaret. We appreciated the midweek cleaning. Miriam (the manager) was attentive and gracious. She met us at the condo when we arrived and oriented us to the features and the neighborhood. I would rent this condo again!

What an amazing property! Private beach with sweeping ocean views as well as exceptional staff!
I can’t sing enough praise about our experience! With the help of Miriam, the property manager, we had a car ready for us as soon as we touched down at the airport making a seamless transition from travel to vacation mode. As soon as we arrived we were welcomed by staff who aided us with our luggage, and Miriam who gave us all the information we needed to know regarding our vacation. The home had ocean views from every floor and offered plenty of room to accommodate a large family. The staff assisted us on a daily basis from assisting with unloading groceries to providing directions. This was our first time in Cancun and our first time spending Thanksgiving outisde of home. We are so grateful to the property owner, Lynette, who provided us such a beautiful home to stay and to the wonderful staff who provided us such a wonderful experience. We will be back and we will recommend to anyone interested in staying in a Cancun. Thank you!

If you are looking for a quiet relaxing vacation Villa 15 is the place to stay! No crowds like the big resorts! The turtles were amazing to watch! Beautiful property! The villa itself has everything you need. Nicely furnished with lots of room! We will definitely be back!

Absolutely Fantastic !!!
Everything was amazing. The location was perfect - quiet and peaceful, but if you chose,close to activities. . The villa was everything as advertised. Miriam was the best, as always. We experienced another unit managed by Miriam - just can't say enough about how great she is - she helped with transportation, a chef and many other things. We will be back for sure. Thanks for a great vacation!!

Villa Nizuc is a very special property in Cancun, unlike the large resorts, it's beautiful with each villa facing the ocean/beach and the back view the lagoon. There is not another property in Cancun with that much private space as the stopped all low density building in Cancun after Villa Nizuc. Glad to hear you will return again.
