Welcome to your stylish and comfortable London retreat in Arlington House! This charming 2-bedroom flat offers the perfect blend of convenience and relaxation, making it an ideal base for families or groups of up to six.

The flat features a thoughtfully designed layout to ensure a comfortable stay. The master bedroom boasts a spacious king-size bed, while the second bedroom offers a cozy queen-size bed. An additional sofa that turns into a double bed in the living room provides extra sleeping space, making it perfect for larger groups. The spacious living area invites you to relax after a day of sightseeing, with a plush sofa and smart TV for entertainment.

You will love the mix of lively and peaceful vibes; weekdays are typically calm, perfect for exploring nearby attractions, while weekends bring a more energetic buzz with locals and visitors enjoying the area.

The neighborhood offers easy access to fantastic dining options, from quaint cafes to diverse restaurants, with Exmouth Market just a short stroll away, bustling with street food vendors and boutique shops. Pubs and bars in the area provide a warm and welcoming atmosphere to unwind in the evenings. Grocery stores, including Tesco and Waitrose, are conveniently located nearby for all your essentials.

The property is located steps away from handy local transporation from buses, to trains, and taxis.

There is no parking with the property. The are many cost efficient ways to find a parking space online or with the app:

The two suggested below, residents in the neighbourhood advertise their parking spaces at a reduced rate compared to most car parks

PLEASE NOTE, if hiring a Zip Car, parking is not included and must also be purchased with use of the car.

➀ Laundry facilities:
There is a washing machine in the property. The closest recommended launderette with industrial tumble dryers is 264 St John Street Laundere

➀ Trash:
There are trash bins inside and you can place them on a bigger bin outside in the rear garden.
Please remember that the rear building door can be set to "self-lock" and it is essential to keep the keys with you when you use the rear garden or take out the rubbish because the door locks once it is closed.

Our home is in a residential area, and maintaining a positive relationship with our community is important to us. I hope you understand.

1. Cancellation Policy for Direct Booking Long-Term Reservations (30 days or more):
● For reservations of 30 days or longer, a separate cancellation policy applies:
● Guests will receive a full refund if they cancel at least 30 days before the scheduled check-in date.
● A 50% refund will be issued for cancellations made between 14 and 29 days prior to the scheduled check-in date.
● No refund will be provided for cancellations made 13 days or fewer before the scheduled check-in date.

2. If you are local and / or under the age of 23 please notify us before making your reservation

3. Guests acknowledge that they will keep their noise level to a minimum after 10:00 pm; sound will travel through the walls if too loud.

4. No parties or events allowed

5. No pets allowed

6. Guest must provide us with a valid working phone number & guests listed on the reservation must report to us within 2 hours from the time of arrival if anything in regards to cleanliness does not meet their standards so we can help address the situation as soon as possible

7. We will place a small deposit hold on your credit card 2 days before your arrival to cover any accidental property damage that may occur and it will be released after your check out. If we fail to capture your security deposit, your reservation will automatically be cancelled

8. We would like to inform you that for direct bookings, a 4% credit card fee will be applied to any cancellations and refunds and we will follow the platform's cancellation policy

9. NO SMOKING or use of fire permitted in the rental; guest acknowledges that no "smoking" includes the use of vape pens and marijuana and "use of fire" includes the lighting of candles, incense, or sage. There will be a ÂŁ200 charge per day of reservation if this rule is not followed

10. Keys: A ÂŁ140 fee is charged for call out if you forget the keys and lost keys are charged at ÂŁ170 for replacement. Please be careful with them.

11. There can not be any more than the allowed number of guests in or on the property at any one time, violation could lead to the immediate removal of all guests without a refund. No extra guests are allowed in the property at any time without prior permission and no parties/loud music allowed. We are very conscious of being in a residential area and any violation of either rule will incur a ÂŁ250 fine.

12. Late check-out fee of ÂŁ50 for every extra hour (if not authorized) applies for check-outs after 11:00 am. We're sorry we have to charge this but we pay our housekeepers based on the agreed-upon checkout time and if they are unable to clean we still have to pay them

13. Guests who make reservations for over 30 days must sign our standard lease agreement and agree to a background check before check-in (it will be provided before check-in)

14. As part of our commitment to maintaining a clean and comfortable environment for all guests, we require a midterm cleaning for reservations lasting 30 days or longer. The midterm cleaning will take place on the 15th day of your reservation. This cleaning is mandatory and is designed to ensure the continued cleanliness and hygiene of the property

15. The cleaning fee for the mandatory mid-stay clean will be deducted from your security deposit

16. Excessively dirty units will incur an additional cleaning fee and will be evidenced with photos

17. Please remember to take all of your belongings with you upon checkout. Any items left behind will incur ÂŁ50 per item + shipping costs

18. If not following any of our rules forces us to refund or discount an upcoming or existing guest you will be liable for the costs

19. If you were a previous/current guest and did not respect our house rules and our property, we have the right to decline your next reservation. Thank you for understanding
