Coziest place in town! Wi-Fi + Work station

This is the coziest apartment in town!

A 1 bedroom basement unit with everything you need. Comfortable queen bed, 50' TV, fully stock kitchen, in-suite laundry, work station, and dining area.

Centrally located in Eagle Place which is a family friendly neighbourhood with many parks nearby.

10 mins from Brantford Hospital
5 mins from Wilfrid Laurier
15 mins from Brantford's largest employer Ferrero Canada.

When you enter you'll walk down a couple flight of stairs and enter into an area with a queen bed!

That will open up into an open space that contains the dining area, kitchen, and living room.

Kitchen is fully stocked which allows you to make home cooked meals.

The bedroom contains a queen bed with memory foam mattress, and all new linens (bed sheets and towels).

The bathroom is a great size with a toilet, nice single vanity sink, and walk in shower.

There is also a new washer and dryer that you can use!

This unit can accommodate 2 guests.

There is another self contained unit with a separate entrance located on the main floor of the home. The unit on the main floor will be occupied by other guests during your stay.

Check-in is done through secure smart lock and will be sent to you on the day of arrival.

In the South end of Brantford, Eagle Place offers loads of amenities, like community centres, parks, walking trails.

Earl Haig Family Fun Park: Family park with a splash pad, swimming pool, lazy river, batting cages, putting & picnicking. This is where you’ll want to spend your summers in Brantford!

Woodland Cultural Centre: This interesting cultural centre, open since 1972, offers 3 art galleries, a history museum & library.

Royal Chapel of the Mohawks: The oldest surviving church building in Ontario is designated a National Historic site and sits on a large, quiet park like setting.

Canadian Military Heritage Museum: This roomy museum with guided tours features artifacts relating to Canada’s military history and is definitely worth an afternoon browsing the displays.

Doug Snooks Community Centre: A friendly atmosphere with a wide variety of programs for kids and adults alike make this a popular place in Eagle Place.
Grand River: Scenic views of the Grand River can be found throughout this side of the city with walking trails and parks. Kayaking, fishing and quiet tree-lined walking/jogging trails are all benefits to having this beautiful river nearby.

Guests are responsible for their own consumables after initial reserve provided is used.

IDs of the individual booking will be needed as our policy

➀A fully refundable $250 security deposit is required. It is collected securely through our trusted property management system and covers incidents such as intentional damage to linens or lost keys/fobs.

➀Guests must provide a government-issued ID and complete a screening form through our verified property management platform.

➀Failure to complete the ID verification or security deposit process will result in a canceled reservation with no refund.

➀Note: The individual making the booking must be the one staying at the property. The credit card on file must match the booker's name. Valid government-issued ID and a signed rental agreement are required prior to check-in.
1. No shoes to be worn inside the home.

2. Quiet hours start at 10pm on week nights and 11pm on weekends.

3. No smoking indoors. Any cigarette butts are to be disposed of off the property. No Smoking of ANY KIND in the unit.

(Only permitted outside the house.)

We have a strict no-smoking policy in all our units. You will be fined $500 if you violate. If you must smoke, please do so in the back yard.

4. No pets. **Evidence of pets inside the property will result in a $150.00 fine charged to guests.**

5. No parties and/or large social gatherings. No events, birthdays, bachelor or bachelorette stays **There is a $250.00 surcharge charged to groups that are deceitful about the use of the house. Please be transparent and honest. Guests partying will be asked to vacate the property immediately without refund.**

6. Check-in and Check-out times are MANDATORY unless scheduled and confirmed at a minimum of 24 hours in advance and if we are able to accommodate without double booking. **$50.00/hour penalty will be applied if you fail to check-out by 10am or by the agreed upon check-out time. My cleaners are on tight schedules**

7. A surcharge of $100.00 per undeclared guest per night will be applied for unapproved guests. Please be honest. We must coordinate cleaners and inventory based on the number of guests that occupy the unit.

8. Please leave all shoes at the front door and do not wear them throughout the house.

9. If any personal property is damaged/lost/stolen or if the cleaning company requires additional time to clean up, you will be charged accordingly.

10. Lock all windows and doors if your are not home.

11. Turn off all lights when not in use.

12. If there is any maintenance issue, please contact me directly so I can send someone to fix it.

13. Garbage is not to be left inside the unit upon check-out. Please dispose of all garbage inside the unit to the outdoor bins.

14. Garbage, recycling, and organic wastes is to be disposed of properly and up to city regulation. **$50.00 surcharge charged to guest who fail to follow proper waste protocol. My cleaners will have to dedicate time to re-sort the garbage correctly.**

15. No Moving / Rearranging of the furniture.

(unless otherwise specified)

16. No unplugging of the electronics like TVs, cable boxes, lamps, Roku sticks, etc.

17. Guests looking to extend their stay are welcome to do so, subject to availability. Please note, we require a 48 hour notice MINIMUM prior to checkout time to extend without penalty.

All extension requests that are between 24-48 hours before checkout time are subject to an additional 50% of the cleaning fee to reschedule cleaners.

Any extension request that is less than 24 hours before checkout time will be subject to an additional cleaning fee.

Please note that all additional fees must be paid first before an extension is confirmed. Our cleaners operate on strict schedules and 100% of the fees go to our hard working cleaners to compensate them for the last minute changes.

Nice place

Nice and cozy. Perfect for what we need. I find the images on Vrbo a bit misleading though. The pictures appear to stretch the image to make it look larger than it is. But, it was a nice place and would recommend it to other.
