Welcome to Poinciana House, a brand new (December, 2024) home located in the community of Wykee Estates near Governors Harbour. Wykee Estates has a spectacular, mile-long pinkish sand beach and excellent snorkeling on its Caribbean-shore, with easy access from its private boat ramp. Wykee Estates also has a lovely community pool. This is in addition to Poinciana's private plunge pool. (Note: There is a $35 per day fuel fee if you wish to have the pool heated.)
Pascal's beachfront restaurant with its famous swim up bar is a short walk down the beach from Wykee Estates. Poinciana House comes with a golf cart! Hop on your private golf cart for easy access to Pascal's, the beach, and the Wykee Estates community.
Poinciana House is nestled in a grove of trees and elevated to create a delightful treehouse ambience in all rooms. The expansive porch has a partial ocean view and is furnished with a sofa and chairs for lounging as well as a 2-person bistro table for dining. Steps lead down to your private heated pool and outdoor shower.
Great Room
Inside, this professionally decorated home features a large open-plan great room. The bright and airy living are features a large wall-mounted TV with cable, a comfortable couch, and two side chairs for relaxation. Sliders lead to the back porch, blending indoor and outdoor living. The fully equipped island kitchen features a gas range and is luxuriously finished in quartz and stainless steel. The dining area has seating for eight, and there is additional seating at the kitchen island.
Master Bedroom
Relax in the spacious master suite featuring a king-sized bed, an ensuite bathroom, and private sliders that open to the back porch. Enjoy a wall-mounted Smart TV for evening entertainment. The closet includes a safe for your valuables.
Second Bedroom
The second bedroom is furnished with a queen-sized bed, a wall-mounted Smart TV, and a spacious closet for all your belongings. It shares the hall bathroom, which is conveniently located nearby.
Upstairs Bedroom and Entertainment Area
The upstairs sitting area is designed for fun and relaxation, featuring a couch, loveseat, two side chairs, and a large wall-mounted Smart TV. For added entertainment, enjoy the 3-in-1 game table (pool, air hockey, and table tennis) and an arcade-style video game system with favorites like PacMan and Donkey Kong. The space also includes a small fridge and microwave for snacks and drinks. Four twin beds make this area perfect for additional guests or children. A half bath adds extra convenience. There are also two twin-size trundle beds. NOTE THAT THESE BEDS ARE ONLY SUITABLE FOR CHILDREN.

Amenities include AC throughout, a six-seater golf cart for easy access to nearby attractions, whole-house back up diesel generator, Starlink super-fast internet, whole-house water filtration system, charcoal grill for outdoor dining, whole house water filtration system, high-end bed linens, and beach gear including chairs, umbrella, towels, snorkel gear, pool floats, and a beach cooler.
Car Rental Available:
A clean 2014 Nissan Serena 7-seater mini-van is available for rent for $85 per day plus tax.
Governors Harbour
The town of Governors Harbour, the main town on the island, just five minutes by car from the property, has grocery stores, restaurants, liquor stores, two banks with ATMs, a bakery, gift shops, a dive shop, and a medical clinic. It has a nice little collection of 19th century homes and churches overlooking a picturesque harbor. You can buy fresh fish and lobster every afternoon from fisherman at the town dock. Friday night Fish Fry in Governors Harbour is a street/beach party that brings together all the tourists and locals with food, drink, and dancing in the street. You won't want to miss it.
