The Space:

From the moment you pass through the gates, you'll be captivated by the elegance and warmth of this stunning home. Step inside to soaring ceilings and a spacious, open floor plan that radiates sophistication. The heart of the home is the chef’s dream kitchen, bathed in natural light that highlights the gorgeous stone wall framing the gas range, three ovens, and stainless steel side-by-side refrigerator with a bottom freezer drawer. With a chic coffee bar, cozy breakfast nook, and ample counter space, this kitchen is the perfect setting to create gourmet meals or casual snacks.

The living room, framed by stately columns and arches, is a masterpiece of design, featuring honey-colored floors and a striking limestone fireplace. This inviting space is ideal for intimate gatherings or quiet evenings by the fire. French doors open onto an expansive patio, leading you to the outdoor oasis. The luxurious master suite, just beyond a limestone archway, offers a king bed, a secluded desk workspace, and a lavish en-suite bathroom with a deep soaking tub, separate shower, and dual vanity for the ultimate in relaxation.

The downstairs includes a convenient laundry room and half bath, while upstairs you'll find a cozy loft perfect for game nights, along with three beautifully appointed bedrooms. One features a private en-suite bath, while the other two share a charming Jack-and-Jill bathroom.

The outdoor living space is the crown jewel of Watershaus Ranch. Gather around the outdoor fireplace on cool evenings, prepare meals on the smoker grill, or cool off in the sparkling pool during the day. Great news for pet lovers! This property is pet-friendly, so you can bring your furry friends along for the adventure. We want everyone to enjoy their stay, including your four-legged family members. To ensure a paw-sitive experience please be aware of the following:

Pet fees & rules:
We're delighted to welcome furry friends! This property is pet-friendly for dogs, unfortunately we can't accommodate cats at this time.
-Pet fee(s) of $155 plus tax will apply in addition to the nightly rate.
-Please check the weight limit and max number allowed for this unit.
-Please keep your pups leashed outside and clean up after them.
-A separate pet waiver must be signed.
-Any and all damages or issues caused by your pet to a unit or furnishing will be immediately charged to your credit card on file.

Guest Access:
✅ This property has special local compliance requirements which include a signed rental agreement, ID verification, and a security hold of $1000 (which is not a traditional security deposit, just a pending transaction). As an optional alternative to the security hold, you may opt in to purchase a non-refundable damage waiver provided by a third-party insurance company. The optional damage waiver is $83.74 for stays up to 10 nights, with an additional $1.5 per day for stays longer than 10 nights. Damage waiver purchases are optional.

1. Check-in instructions, house rules, and property addresses will be available via the Happy guest link.
2. Not all homes have cable; consider setting up a streaming account in advance.
3. Our team is committed to assisting you, though occasional check-in delays may occur during peak periods.
4. WiFi is available in all homes, but uninterrupted service is not guaranteed. No refunds or rate adjustments will be made for mechanical failures, or discontinued or interrupted services that occur during your stay.
5. A $500 fine will be imposed for any evidence of smoking, confetti, vomit residues, or glitter.
6. Set the A/C no lower than 72 degrees to prevent freezing and system issues; no refunds for low-temperature-related A/C problems.
7. We will provide a two-day supply of start-up sundries, including dish soap, sponge, paper towels, toilet paper, bath soap, shampoo, conditioner, and hand lotion. Guests will need to purchase additional items from a local store or bring them with them. Missing supplies must be reported to our Customer Hospitality team within one hour of arrival.
8. Pets are allowed only in designated pet-friendly units, subject to an extra fee in addition to the nightly rate. Please verify whether pets are permitted in the unit you intend to rent. In the event that a pet is discovered in a non-pet-friendly unit, the guest grants Cozi authorization to levy a minimum additional cleaning fee of $500.
9. Bugs are common in the Texas Hill Country; pest control is in place on a regular basis, but some insects are inevitable.
10. In Texas, there are periods of time without significant rainfall causing the county to place a ban on burning. Please check the current burn ban status, before using the fire pit at your vacation rental. Check the amenities to see if this rental is equipped with a fire pit.
11. Only utilize the designated on-site and off-site parking spaces at your rental.
12. For any issues during your stay, a 72-hour window after check-out is provided to file a claim. Note that refunds won't be issued for claims submitted after this period. We appreciate your cooperation.

Neglected Property

The house is beautiful, but is completely neglected and poorly maintained. The entire property was dirty. Outside patio furniture cushions and pillows were thrown on the ground and not even put on the chairs. Pool floats were thrown on the side and not even put inside a container to be kept clean. Propane tank was completely out and once the property manager showed up the hot tub still did not work properly. The outdoor propane heaters were completely empty. The outdoor fireplace was dirty from previous people who stayed. The shower upstairs would not turn on, so zero running water. The tv in the loft area did not work. One of the primary bedrooms downstairs, the bathroom was dirty with bar of soap left from previous people who stayed. The other primary bedroom had a gross and weird stain on the bed pillow. Lights in the house were going out, flickering off and on. Dead flies and bugs on the counter as you walk in. Cookie and chocolate crumbs on the sofa that needed to be cleaned off. The amount of money we paid to stay was ridiculous and we have not been compensated, which I expect half of what we paid. Absolutely terrible property management, she went out once and didn’t check the problems after we reached out 3 times and only filled the bulk propane tank that heats the pool, grilling utensils dirty and left outside, house code didn’t work. And there is a mouse running around the house. Terrible experience and such a shame to leave a property in that condition.

Hill Country Cabo

My family spent the week of Thanksgiving at this beautiful house and the said it reminded them of a house we rented in Cabo San Lucas. The house is outstanding and is close enough to Fredericksburg to be easily accessible by car but far enough away from the fray! The owners were very responsive and everything was as advertised or better! We plan to return soon.

I gave this a 5 bc the property itself was so beautiful, but there were some maintenance issues

The property management communication was next level awesome. We checked in late and they pro actively texted us entry codes/address. They were immediately responsive to issues. However, it seemed like the property had been empty or unused for some time. The master bath plumbing was backing up/shower wouldn’t drain/ toilet bubbling. WiFi went out half way through stay and the pool heater was broken and could not be repaired prior to our arrival. Full disclosure we booked on Monday and were arriving Friday, but I confirmed on Monday that the pool could be heated within the cancellation window bc we have little kids that love to swim. It would have been a deal breaker, but we didn’t find out until Thursday that we wouldn’t have a heated pool or hot tub. This property does not seem to have been built to be a rental property. It has massive walk in closets, multiple pantries and dining areas and a great outdoor living area on a lot of property. Very pretty and would be a great holiday venue. They just have some maintenance things to work out. Any property that sits w a septic system would be the same. We will return as it was such a cool property w a very impressive master wing, outdoor fireplace and tons of yard.
