Paddy's Place is a beautifully refurbished ground floor apartment close to the beach. Open the patio doors and hear the waves breaking onto the pebbles. From the garden gate a few steps lead directly onto the Budleigh beach path, with direct access to the unique red cliffs and pebble beach of this special part of the Jurassic Coast and the South West Coast Path. Budleigh Salterton is a traditional Devon fishing village with a tranquil beach, ideal for swimming.
An entrance hall with doors leading off into separate rooms. A cloakroom with WC, basin, and mirror. An elegantly furnished sitting room with a Smart TV and French doors leading out into a courtyard with garden table, chairs, and parasol. A well-equipped kitchen with fridge-freezer, washing machine, dishwasher, coffee machine, microwave. A dining area with seating for up to six guests. A door from the dining area leads into the pretty enclosed rear garden courtyard, there is a further table and chairs at the top of the courtyard with views of the beach and Lyme Bay. Master bedroom with a king size bed and bedroom furniture. A further bedroom with a double bed and bedroom furniture. There is a newly refurbished shower room with a walk-in shower, WC, and hand basin.
One well behaved dog accepted.
There is 30 minutes free parking near the front entrance of the apartment (unrestricted from 18.00hrs - 09.00hrs)There are short stay car parks off the high street, the long stay car park is Lime Kiln at the end of the sea front, a weekly ticket can be purchased for £25 through East Devon District Council online or at the machine in the car park- this ticket can be used for all EDDC car parks. There is also a free car park by the Public Hall (nearer than Lime Kiln and overnight parking allowed) and also a small car park behind the grocers in Brook Road.
A perfect location for walking, swimming, golf, art, fishing, birdwatching along the River Otter, exploring the South West Coast Path or just relaxing. Few minutes' walk to local shops, cafes, and restaurants. Locations nearby include East Devon Golf Club in the town, Bicton Botanical Gardens 3 miles, Otterton Mill 3 miles, Exmouth 5 miles, Pebblebed Heaths National Nature Reserve and Woodbury Castle 5.5 miles, Sidmouth 7 miles, Exeter City Centre 14 miles, Killerton Gardens 17 miles.

DIRECTIONS: If arriving from the M5, exit at junction 30, and take the A376 to Exmouth and Budleigh Salterton. At the next roundabout, continue on the A376. Follow the dual carriageway to the next roundabout and take the first left B3179 to Woodbury. Drive through Woodbury, and after about one mile, turn right to Budleigh Salterton. Follow this road for about 1 mile and at the T junction, turn right again. This is now the B3180, but after a short distance is once again the B3179.
Continue on this road for about 3 miles to a further roundabout. Take the first exit to Budleigh Salterton and follow into the town until you arrive at the traffic lights. At the traffice lights go straight on and drive down the high street until you reach the Old Creamery on your right hand side. The entrance to the property is the small silver gate opposite The Cozy Tea Pot cafe. Go through the gate and there is a blue door saying 26A which is the entrance to Paddy's Place.
If arriving from the East on the A3052, route past Sidmouth and through Newton Poppleford. Now turn left at the mini roundabout on the B3178 to Colaton Raleigh and Budleigh Salterton. Continue for about 5 miles into Budleigh, past the cottage hospital and take a sharp left turn into Coastguard Road. Follow this round and after about mile take a sharp right bend to Coastguard Hill. Continue on this seafront route into the High Street. On your left hand side there is The Old Creamery. The entrance to the property is the small silver gate opposite The Cozy Tea Pot cafe. You will see a blue door saying 26A which is the entrance to Paddy'sPlace. You will be able to unload in front of the property but not leave your car unattended. There is also 30 minutes stay parking in front of the art gallery and beyond and free overnight.
THE KEY : Located in a key safe which is on the wall to the left of the blue front door. Open the flap, pull down the black 'clear' button, punch in the numbers 4035 and then open the key safe. Please make sure the key is put back in the safe on your departure. You can also use the keysafe throughout your stay.

LINEN: Bed linen and towels are included. For holidays of two weeks or more fresh linen can be provided. Please let us know before the start of your holiday if this is required. We ask you to strip the beds you are using and leave the linen by the front door, the clean linen will be delivered for you on the middle Friday.
CLEANING: On departure, please ensure the property is left clean and tidy as found. In the unlikely event that we are notified by the owner or caretaker that a property has not been left in a satisfactory condition, please be aware that an extra charge will be made as set out in our Terms and Conditions. Please accept our thanks for your co-operation in this matter
BREAKAGES: Please report any breakages or repairs needed before the end of the holiday.
