-After booking you must sign a contract and send a copy of your ID. YOU HAVE TO SEND IT WITHIN THE FIRST 24 HRS.

Note: Pool heaters run from Nov 1-April 1 (if pool is not reaching 80 degrees earlier then Nov 1, then we will turn the heater on for your stay, otherwise if the temp is 80 or above we will keep it off. Pool heaters do not run 24 hours a day. Pool pumps run 8-12 hours a day and that is when the pool heaters work. Additionally, pool heaters may not reach temp if when temps drop into the 50s or lower.

Please be advised: Due to our property management account with VRBO, we collect the remaining balance if you are outside the 60-day window after your check-in date and after your down payment has been made. Payment can be made via PayPal with a 4% convenience fee, Zelle with no fee, Venmo with no fee if sent as friends and family, check with no fee, or credit card with a 4% convenience fee. (only for the balance and not the initial down payment)

-Down payments are either $1000 or 10% of your total (whatever is greater-than)

The house is very good. It was clean, spacious, and the location is great. There was more than enough room for our party of 8. The walk to the beach is easy and there are restaurants within walking distance along with a great ice cream shop.The issue, however, is with the management company. When we arrived at the house, the pool was extremely cold and the water coming out of the jets was cold. I texted the management company and they asked me to check a few things and text them back, which I did. They sent someone out while we were out to dinner and when I checked the next morning, the water coming from the jets was warm. They told me the issue was that the filter was clogged but it was now fixed.However, the next day the pool was back to being cold and the jets were cold as well. I texted again and was asked to help troubleshoot again. However, we were out for the day which made it impossible. No one came out and the pool remained cold. Ultimately, we never got a warm pool.The other issue was with the BBQ. The built-in BBQ was being repaired so there was a standard, stand-alone grill, which was fine. However, when we tried to use it on New Year’s Eve, it was woefully inadequate. We ended up having to use the oven. We paid over 6k to stay at this house for 5 days. It’s shocking that the management company was so inadequate. To put the burden of helping fix issues on vacationers instead of taking ownership and fixing them ASAP is not the way to run a high-end rental.

Stayed at this lovely home for thanksgiving. Had everything we needed, close to restaurants, beach, bars, couldn’t have worked out better!! The beach was wonderful as well. Very walkable to house. My daughter goes to University of Tampa and the drive was very easy for her to join us and to go into Tampa for the day to explore.

Had a great time at this property! Plenty of room for 11 of us. Easy walk to the beach and restaurants. Communication with the owner/ property manager was excellent. We had an issue with the coffee maker, and a new one arrived in no time at all. We would definitely stay here again!!

The host’s communication was exceptional. The properties outdoor kitchen could use an update. The pool was great and the short walk to Indian Rocks Beach was a real bonus. All in all, the family was very pleased with our stay.

We had an amazing stay at this property! The house was big, beautiful, and spotless when we arrived. Check-in was smooth and easy, and Alan was a wonderful, responsive host who made sure we had everything we needed. Plenty of space for everyone to relax and enjoy. Would absolutely stay here again!

Outdoor area needs TLC

This home was selected for our short staycation before schools started because of the outdoor set up. The pool area was green with algae under the stairs, weeds between pavers, the outdoor kitchen area was dirty, the grill hasn’t been cleaned for a while, so therefore not a very inviting area.

Good experience

The property had some small issues of items not working. However, the property manager was very accommodating, and communicated well to ease any issues. He also allowed early check in which was appreciated. Overall location was very good as it is only a five minute walk to Indian Rocks Beach. The beach is very private and and very picture es que. Truly one of the best beach experiences I have had. The town had plenty of accommodations and would highly recommend heading over to John’s Pass. Good experience and would visit again.
