This 3/2 duplex/villa is fully furnished and is located within walking distance to Plant St, Downtown Winter Garden, 1 mile from the bike trails, 2 miles from shopping and restaurants at Winter Garden Village, 12 miles to Disney, and 15 miles to downtown Orlando, Universal Studios, and Lakeside Winery & Vineyard. (Surrounding areas to Winter Garden are Metrowest, Ocoee, Gotha, Windermere, Oakland, and Clermont)
Explore historic downtown Winter Garden which is minutes away by foot or bike, with several amazing restaurants nearby and its own family friendly market and brewery. Enjoy the farmers market and community events happening year round for kids and adults, or venture out to nature at nearby parks hiking, biking, fishing, or kayaking.
When you're done with your day your backyard is an oasis to enjoy with family and friends, enjoying the fire pit, lighting, pool table, dartboard, and yard games in our enchanted Winter Garden home.
*HOUSE RULES & PET POLICY*
***AIR CONDITIONER***
Keep all outside doors & windows closed at ALL times to avoid overworking/ freezing up the A/C. To avoid unit from freezing set temperature at 69 or higher (fees will apply if technician needs to service during or after your stay)
***BACKYARD/ PATIO LIGHTS***
Keep backyard/patio lights OFF in the daytime and when not in use (there’s switches by the front & back door that control all outside lights) Check on them before going to bed. They easily shine bright through the master bedroom window.
***CLEANING***
Cleaning crew covers routine house cleaning & sanitation. Any additional deep cleaning with stains anywhere (including but not limited to make-up on towels, sheets, and/or on furniture, or if dirty dishes outside dishwasher then extra cleaning fees will apply (hourly rate $75). Before checking out, load the dishwasher with used items, place used towels in the hamper, place the used bedsheet on the bedroom floor, and clean up after yourself. *** For MONTH -to- MONTH STAYS, a $175 cleaning fee will be added each month to have the home professionally cleaned and sanitized (required).
***MISSING and/or DAMAGED ITEMS***
Any damaged house items must be mentioned to Shawn or Jenny and/or replaced within 48 hours from checking out. Failure to do so will be charged an inconvenience fee of $75 + replacement costs. Most house items can easily be purchased on Amazon.com
***PARKING***
Do not block the neighbors cars. It's a large driveway that's shared with other side of duplex. This parking lot can accommodate up to 12 cars They only need (2) spaces. You're responsible for your guests to respect these parking rules. If you have more than 2 cars please park close to fence and then right behind each other to maximize parking space. **Vehicles that leak oil are NOT ALLOWED on the driveway (MUST park on curb or cleaning fees up to $300 will apply).
***PET POLICY & RULES***
Must disclose you're traveling with pet(s). Disclose breeds & weight. Cage is Required and must be left in cage if left home alone. No pets are allowed on any of the furniture (No Cats allowed) and all pet waste inside/outside house must be picked up or additional cleaning fees will apply. - Up to 2 Pets are allowed per stay, more flexibility if your fur babies are hypoallergenic breeds. PET FEE Is $75 per night, $250 per week total for 1 pet, or $350 per week for 2 pets. When needed, pet boarding & pet day care are located only a few blocks away. Your pet breaks or damages ANYTHING then you will need to replace and/or repair.
***EVENTS/GATHERINGS***
Deposit is 100% refundable when property is returned in original condition with no damages, no missing items, no confetti mess, no stains, no holes on walls, and no additional cleaning services are needed. Additional cleaning & damages may cost up to $3000. Please respect our house rules to avoid any additional costs.
No smoking in home - STRICTLY ENFORCED
BBQ grill available - Use at own risk and must be left clean
Also note:
Any harsh smells that need extra cleaning attention (smoke, foods/spices, burn) will be charged $50. Please don't use white towels/linens to clean anything. If linens/towels are stained with tanned body spray, make-up, or anything that would be difficult for cleaning crew to remove then it would need to be replaced. Replacement costs for towel is $10 each, bed sheet $50 each, duvet is $50 each. You're welcome to bring your own linens if wearing body sprays & makeup.
Be sure all dirty dishes are washed and put away. Any dirty dishes, utensils, cookware left in sink or counters will incur an additional cleaning fees
