Great stay, perfect location
Great hotel, great location and great service. The room was quiet although the hotel was right in the center (superb location) and the bed is very comfortable! The staff was extremely nice and very helpful. I highly recommend it and will definitely come back here for my next stay in Split.

L'emplacement de l'hôtel est idéal, en bord de mer et dans la vielle ville. Nous avions la chambre triple vue sur mer (chambre n°2). La chambre est grande avec une salle de bain petite mais fonctionnelle. Cette chambre est au rez de chaussée, près de la réception. Malheureusement on entend un peu trop les discussions des clients à la réception et les bruits du petit déjeuner. Installer une deuxième porte pour couvrir ces bruits seraient appréciable. La salle du petit déjeuner est petite mais nous y étions en septembre et nous avons toujours eu de la place sans attendre. Le buffet du petit déjeuner est très bien, le personnel est très sympathique !

Très bon hôtel
Hotel très propre et très bien situé dans la vieille ville de Split. Attention le parking le plus proche est cher ! La chambre était impec mais dommage que le 3e couchage soit un lit d'appoint. Salle d'eau toute petite mais impec également et avec douche spacieuse. Petit dej copieux et varié. Petit bémol : on entend les bruits du couloir (mais pas ceux de l'extérieur !)

I had one more night in Split after my week of sailing around the Croatian islands. This is a charming boutique hotel in the heart of the Palace. Be prepared for a 1/4 mile walk or so rolling your luggage as cars are not allowed in the city center. And be sure to wear ‘proper shoes’ as the steps up to the hotel are centuries old and polished slick! Very clean, very nice and comfortable. Also be prepared for a lot of noise until the sidewalk cafes and bars close at midnight.

The staff here could not have been friendlier or done more for us. Always on hand and asking if we needed anything. One small complaint would be the bed was too soft but seems to be normal for most hotels now to have soft mattress. Location was fabulous - 4 min walk to most places we wanted and only 10 to bus station. Would book here again.

The Staff was super friendly and very accommodating. The problem was that they did not have the facilities nor the infrastructure to work with. Firstly, we had trouble finding the entrance as it is behind the hotel in an alley way surrounded by trash cans and dead rodents. The picture in Expedia is extremely deceiving. The ocean front Split area has a disgusting sewage odor that my wife, daughter and I could barely put up with. The restaurants close around 5pm and sometimes earlier that the stated online times "if they choose to do so". The room itself was crooked. My wife and I actually propped pillows underneath ourselves as we felt as though we were going to roll out of bed. I know that sounds ridiculous and we have never encountered this before throughout visiting almost 100 countries but it is true about our room here.

Hello David,we did send you an e-mail with written location description how to find us.When you smell an unpleasant scent, which sometimes can happen during the south wind, you just keep the window closed.Comment about restaurants in the area have no place here.And not that it sound ridiculous but it is ridiculous that you ''though we were going roll out of bed'' and I'm sorry that I can not attach picture of the room floor and the bed with leveling instrument on it.Kind regards,

Not worth it
I give this place about a 2.5 star rating. I will start with the positive - the location is excellent and the staff were wonderful. I also liked the private parking space. However I could not get past several issues we experienced. The first was with the air conditioning. It was only in the upper 70s while we were there but yet the air conditioning struggled to keep the room cool. It ended up being sufficient, but never great and when we tried to turn it down more it would freeze and not really work at all. The second issue we had was we had to keep the bathroom door shut at all times to avoid the sewer smell that leaked from there at random times. It was never a constant smell, but it was unbearable when it did smell like that. The third issue was that the wifi would randomly not work. It got to the point where it was unusable for hours at a time with either an extremely poor speed or just drop entirely. Pay a little more and stay somewhere else in Old Town.

The location of the hotel is great if you want to right in the thick of it. It's also on the waterfront promenade so ideal for accessing the ferries and boat excursions by foot. Entrance is a bit shabby as it's at the back of the building but didn't really present an issue. It is a bit hard to find but if you follow the instructions provided you won't have an issue. Check in was friendly and efficient and we had help with our bags up the stairs from the street. We had a good sized room for three of us but the bathroom was the size of a postage stamp which would have been more frustrating if we were staying for more than the two nights. Our room was opposite reception which was convenient but a bit noisy at night when other guests returned. Surprisingly noise from the street wasn't an issue which was good. I wouldn't necessarily call this a "boutique" hotel, its fairly traditional but it is clean and tidy and very comfortable.

This is a nice hotel in a great location. The people are fantastic and if you're here to be right in the middle of the party then this place is for you. That being said we would use a different hotel if you're flying out early the next morning as we were just because it is a little noisy.

This property was amazing and in a great location. We came off a cruise and a 5 minute walk were t the hotel. The entrance is a bit difficult to find, but the accommodations were amazing. The air conditioning was a plus, as it was extremely hot and humid outside. Great location because of shopping and dining just a few steps away.

Bella ciudad!!
Cuando encontré el hotel, y elegí habitación, sabía que era anexo, pero no es lo que dicen las fotos (son viejas). El edificio es independiente, y mucho más lejos de la recepción…una puerta común, escalera para ir a la habitación del segundo piso y obvio no hay ascensor …. De haber sabido no lo eligiria porque no estamos para cargar maletas por la edad. De todas maneras, le hice el comentario y a la hora de irnos, vino un muchacho muy amable en el horario acordado y nos fuimos. Esta bien ubicado . Solo que como no es hotel es difícil contactar a alguien por cualquier urgencia. Igual disfrutamos la estadía en Split. Hermosa ciudad. Gracias Kastel 1700 !!!

Location Location. Right in the old town area, with our window looking out at the marina. Definitely took us a few minutes to find it as the entrance is "around back", kind of down an alley. But that was really our fault. The rooms were great. The location was great. And the staff were super helpful. Finding this was really one of the many unexpected surprises of this trip.

This is a very dated property and definitely could not be described as a boutique hotel. It felt like I had beamed back in time to the 1980s and was in a guesthouse. The location was good for both the old town and the sea front restaurants, bars and shops and whilst the external sound proofing was pretty good to block this noise (through the the extensive use of UPVC doors and windows) the internal sound proofing was not good and we could hear everything going on in other rooms - especially above us. There were two windows in the room and neither of them blocked the light well, so we were awake at 5.30am each morning when the sun came up which was annoying. We tried to put towels up but there was nothing to hang them off. Ultimately, this is not really a hotel and more of a B&B/guesthouse level. Looking back at the traveller photos on Trip Advisor (which I wish we’d done first) it appears it was a B&B until recently and they have ‘upgraded’ themselves to ‘Boutique Hotel’ and increased the prices without doing much else’s. Beware that the room photos you see are all of their premium rooms and not consistent of them all. We paid more to have a sea view which was a joke as you had to actually be standing looking through it to see the view as it wasn’t a huge window which you’d expect when selling a sea view! Ultimately this is a clean and functional place in a good location (though the entrance is difficult to find) but should be cheaper for what you get.

Excellent location, beautiful view! Well worth climbing four flights of stairs. Very unique, exudes Split old town vibe, with all the modern touches. No elevator, so four flights of stairs may be an issue for someone with mobility issues.
