Thank you! 1. Golden rule: Treat our property how youâd like yours to be treated, and treat your neighbors how youâd like to be treated. - Our floors and carpets are super clean. PLEASE REMOVE YOUR SHOES. - Please be mindful when eating in the living room or bedroom. Clean up any spills and donât leave food or dirty dishes out for long periods, to help keep our property pest free. - Quiet Hours are from 10pm â 8am.
2. You must be 25 years or older to book the apartment. As a part of this booking we are required to get the photo ID of each guest in this building. Children are welcome! Children must always be under the supervision of an adult (18+).
3. NO SMOKING OR VAPING anywhere in the apartment or on complex property. NO ILLEGAL SUBSTANCES OR ACTIVITY on the premises. There is a minimum fine of $500 per occurrence.
4. NO PETS, unless explicitly agreed upon. Minimum $200 fine.
5. Please follow our Check-In time of 4pm and Check-Out time of 10am. Guests that do not check-out on time may be charged $50 in hourly increments, at the discretion of Grand Road. - You can apply for early check-in or late check-out; if granted, the fee is $30 dollars.
6. Damage / Loss: If you damage or lose anything, please let us know so we can repair or replace it. - LOST KEY FOB is $150. - LOST PARKING PASS IS $250. - If we need to replace linens or towels due to damage, there is a minimum fee of $30. - Damage due to bodily waste has a $100 minimum additional cleaning charge.
7. You are welcome to entertain up to 2 guests per apartment, but please respect your neighbors. - NO PARTIES. If you want to have more guests, contact Grand Road to rent a common area for entertainment and hosting of a larger group. - If you have an unapproved party, there is a minimum fine of $1000. You also agree to pay any additional fines associated with the party, that may be levied on Grand Road by the apartment management and/or other authorities.
8. All overnight guests must be included in the booking. If you have an additional guest, contact us, or make an alteration request and weâll be happy to include them for the platform prices. - If any unregistered guest(s) stay overnight in the apartment there will be a $100 fine PER PERSON.
9. Resident amenities such as the pool, gym, conference & common areas, etc., may be unavailable due to maintenance, repair, or other reasons at the sole discretion of apartment management. All guests acknowledge that Grand Road does not control the availability of the complexâs amenities and guests are not entitled to refunds or discounts based on availability of amenities.
10. Grand Road or the apartment management may enter the property in cases where it is urgently necessary to maintain/repair the property, address a safety issue, or comply with local, state, or federal law. Otherwise, Grand Road and apartment maintenance will seek & receive permission from the guest before entering.
11. DO NOT CONTACT THE APARTMENT COMPLEX MANAGEMENT FOR ANY REASON, they will only work with us.

We stayed here as we were late to find a hotel reservation near the convention center. It was a good straight walk each day. There are 3 good grocery stores nearby as well as good places to eat in walking distance. Very walkable. The unit was clean and had all that we needed. The gym was a nice to have access to as well.
The property has a downtown vibe. Very functional with great amenities. Hot tub is large and the pool was heated. Golf simulator is a plus. The location was about equidistant between Deer Valley and the Cottonwood canyon ski areas. We would have liked to have a couple more pots and pans available. Only two skillets and a sauce pan but we made it work.
I admit, I did not look at the check-in process until I was driving to the apartment. I had both a message in my inbox and also a pdf that was several pages of instructions WITH PHOTOS. I only was reading the message and not looking at photos. Do yourself a favor and read over the instructions with the photos before you check in! The process is laid out very smoothly. However, when I failed to do that, the property management was so super accommodating with messaging back quickly, and even calling when I was having trouble. I really really appre Your responsiveness. Thank you so so much.
Once in, the apartment was comfortable. It claims luxury, and while very nice, I wouldn't claim this is an absolute luxury place. The shower is vinyl with cheap but easy-to-use showerhead/faucet. The bed looked nice enough but the frame was noisy. The sheets were also put on upside down and had a tag sticking out by the pillows. Doors were squeaky. However those were my complaints. The pillows were nice and i enjoyed the couch in the living room and bedroom. Good space. Nice kitchen. Loved the tv was easy to work. Pool and hottub were decent. Not too hot but there were dead mosquitoes on the hottub (Iâve seen worse!). Closed at 10 but I thought it was 11. Stayed until 1030 but then the main door in through the clubhouse no longer worked. You have to exit through the EXIT doors on either side of the pool patio.
