VILLA EAMA - HOUSE AND COTTAGE - FLORENCE AREA

Located just 30 minutes from Florence, Villa Eama is one of eight villas on the Tenuta Rinaldi estate, dating back the 16th century. With a splendid garden and private swimming pool, the villa is in the perfect base for exploring the delights of Tuscany. On the estate you will find a reception (for information and advice) and a café/tavern (The Tuscan Bistro). The towns of Vaggio and Matassino are just 3 km away, where you can find shops and restaurants, and for day trips, many of Tuscany’s must-see cities are within easy reach by car – including Florence, Arezzo, and Siena.

The villa consists of a 270 square metre main house, which develops over two floors and a 165 square metre cottage that develops over two floors.

MAIN HOUSE:
A stone staircase leads you from the garden to the entrance on the ground floor. From here you will find a large living room (with sofas, armchairs, and a fireplace) with a library area (with a desk), a sitting room and elegant dining room (with table seating 6). You will also find a well-equipped kitchen with a breakfast room (with table seating 6) and a guest bathroom (with toilet). There is one double bedroom with en-suite bathroom.

On the first floor you will find an entrance hall (with stone fireplace), three bedrooms and three bathrooms:

- One double bedroom (with double bed) with ensuite bathroom (with bath and shower)
- One double bedroom (with double bed) with dressing room and ensuite bathroom (with bath and shower)
- One twin bedroom (with two single beds) with ensuite bathroom (with shower).

COTTAGE:
In the cottage you will find one double bedroom (with double bed) with ensuite bathroom (with bath and shower), one double bedroom (with double bed) with a joined single bedroom (with single sofa bed) which share a bathroom (with bath and shower).

Outside, the villa is part of a large estate with a garden and a private swimming pool (6 m x 12 m; depth 1.4 m; open all year round; not heated). The swimming pool is bordered by a hedge and has a grassy sunbathing area (with sun loungers) and a dining area (with table and chairs).
