Situated on a prime Balboa Peninsula block, just 6 houses from the ever-popular 38th Street beach, is our newly-constructed downstairs condo with all the desirable styling, amenities, and layout a person could want. It's the epitome of coastal living where you can hear the ocean from your front patio and walk to the water's edge in just seconds. Here's what you'll find throughout:

LIVING/DINING AREA:
- Open floor plan w/ couch, chair and desk
- Dining Table w/ seating for 4
- Patio w/ table seating for 4

KITCHEN:
- Fully stocked with dishes, utensils, cookware, bakeware
- Stainless steel appliances, including dishwasher
- Center island w/ barstools
- Guests must supply their own food, drinks (including coffee), spices, condiments, and paper goods (napkins, plastic wrap, etc.)

BEDROOM:
- King bed
- Ceiling fan and wall mounted AC unit

EXTRA SLEEPING ARRANGEMENTS: 
Queen size fold out sofa along with extra linens and pillows; best suited for children. Guests can rent rollaway twin beds in lieu of the sofa sleeper for adult sleepers if desired. Call our office to make arrangements for payment and delivery in advance of your arrival.

LINENS:
All bed/bath/kitchen/beach linens for the maximum number of guests are provided as part of the cleaning/linen fee and are attractively installed.

OUTDOOR LIVING:
Outdoor table & seating for 4; propane gas bbq grill

PARKING:
One designated parking spot in carport (left side) for small to mid size vehicle

LAUNDRY: 
Stacked washer/dryer in hallway closet. Guests must provide their own supplies.

LOCATION:
Newport Beach is the premier vacation destination in Southern California. Boasting one of the best recreational harbor and beaches the world has to offer.  Easy access to the famous boardwalk, and the nearby Newport Pier area, as well as multiple eateries, shopping, groceries, the waterfront Lido Marina Village, and many other conveniences, make this location ideal for walking and biking to all your desired destinations without ever having to get in your car!

RECREATIONAL GEAR:
Additional beach gear or recreational equipment is available for rent from the management at very reasonable rates for our guests: large ice chests, wagons; plus Pack n Play portable cribs, portable high chairs, jogger strollers, twin rollaway beds and much more! Contact us for more information.

ALSO:  
The upper 3 bedroom/3.5 bath unit can be rented simultaneously, when available, to accommodate larger family groups on the entire property. See separate listing or contact our office for more information.

CITY TAX:
A 10% Transient Occupancy Tax (TOT) is included in all booking totals, (for reservations less than 30 nights) as mandated by the City of Newport Beach.

SECURITY EQUIPMENT:
This property may use surveillance cameras and/or recording devices in outdoor spaces, and/or entrances to the property, as well as noise monitoring equipment such as decibel readers, to protect the property, guests, and ensuring compliance with local ordinances.

Would stay again! Beautiful property - very recently updated, amazing location, and easy to get around the friendly/walkable neighborhood. Access to the home is on the side: Looking at the front, walk along the path on the right side to get to the door.Spotless! This property was so incredibly clean, which is greatly appreciated. The only exception is the kitchen trash which was full when we arrived. *Note: This is an expectation upon check-out for all guests to remove trash and place in bins. So while the responsibility is with the renter, I would have expected the cleaning crew to remove prior to our arrival.Bed is extremely comfortable, and set on a tall bedframe (I like being up high, but worth taking into consideration in case you do not).Thin walls! Could easily hear all of the happenings coming from the space above this unit. Unsure if it is also a rental above, but the folks there were loud.

Beautiful Beach Home

We stayed for a long weekend and absolutely loved the location and the beach home. It was perfect size for my husband and I to stay and have room for my daughter to come visit that lives local. We will definitely book another visit soon!

We loved our getaway in this spotless and comfy main floor unit. There’s a private little patio for a morning coffee, and the beach is right at the end of the street! We enjoyed everything about this place and hope to return!

This was such a great place to stay!! So clean and perfect location. The car port was perfect so you didn’t have to worry about parking. This place is top notch. The communication with the property manager was so easy and they checked to make everything was good and if we needed anything. I would stay here over and over again. Thank you so much!

DO NOT STAY HERE

If you like to sleep/rest on your vacation do not stay here! Unfortunately, you can hear every step from the rented unit above and if they have kids, it’s absurdly obnoxious. It sounded like there was a marathon going on 24/7 and they all weighed 300lbs. We checked in late around 5pm and we’re immediately annoyed by the noise from heavy walking and a child who ran back and forth / jumped around for hours. We weren’t able to fall asleep until they did and then woke up right when they started their commotion 6am wake up call on vacation is zero fun. NONE of this was revealed prior and the property manager was not sympathetic to our lack of sleep or the disturbances we experienced. Jake, from the property team told me “they never had this complaint before” which is absolutely ridiculous and a lie. They even told me they’ll remove comments so other potential renters can’t see them which I’m sure is why I didn’t see any other complaints. There is no way they haven’t heard this issue before!! I sent 4 complaints and they contacted the upstairs units once and apologized. I asked for some sort of compensation or refund and I was just told NO. The final email they sent to me was just saying “as a bottom noise from upstairs should be expected”. They also said they reserve the right to remove any negative complaints. This is a complete joke and if the property management team were more willing to work w us or apply a free night or something, this review would be different. Ill admit the unit is super cute and remodeled nice. It would be perfect if they spent the money to replace flooring or noise proof the upstairs. I’m furious at the responses from their team and highly discourage renting this property. Additionally, the floors were filthy. Everything looks super clean but step out of the shower and walk on the flooring
your feet will be black! Plus, upon check out your expected to take out all the trash, place linens in wash, clean all dishes, empty dishwasher, and put away. What the heck is the pricey cleaning fee for then??? I’ve stayed at many rentals and this was the worst experience Ive had!!! Renters Beware!!!

My husband and I stayed only a few days while he was working in the area. This property is EXACTLY as listed, located only steps from the beach, and just perfect. Check in at management office was quite simple and friendly. The home all the amenities I needed.I especially loved the heated seat on the colder nights in the bathroom. Lots of storage and pillows galore. Rebooked during midstay for my next visit.

The apartment was beautiful and fully stocked. The location is great. The management company was responsive. However, The listing fails to clearly indicate that there is a rental upstairs. While there, all we could hear was running around, shoes slamming on the ground, etc. we couldn’t go to sleep and would be woken up by 7am by the children who were already up. Peace and quiet was not possible and we ended up leaving the night before checkout. For this reason, we wouldn’t return to this location.

The home is very comfortable and clean. Enjoyed having second TV in the bedroom for movies. Could use a cocktail shaker, shot glass, and cushions for the outdoor seating. We loved the decor and location of this house. The king sized bed was really comfortable. We watched sunset every night, just a block away. Fireplace was heavenly and used every evening. Highly recomend this house.
