**PROPERTY DETAILS

This large, 5500 sq foot, quiet, centrally located property is great for groups or families, with five bedrooms, six bathrooms over two floors giving guests huge amounts of space. The property is located on a private road with secure gated entrance, 100 metres from the entrance to Hyde Park. The house is open plan and modern organic in style with 4 interconnected living spaces (terrace, reception, kitchen dining and games area), providing over 2000 sq feet of open plan living space inside and a further 800+ sq feet terrace for outdoor dining and enjoyment. This stylish house is filled with modern furniture, extensive internal planting and an eclectic mix of art, carpets and objects the family have collected through their travels.

-Entrance to property - through secure coded gate to private grounds. Enter home through separate gate to first floor terrace. Enter house into open plan reception room, kitchen and dining area and games area.

-Terrace - covered with mix of astroturf and wooden decking, perimeter planted with large bamboo trees blocking views into the terrace from adjacent buildings. Large oak outdoor dining table, charcoal BBQ, with bench seating up to 12 plus outdoor seating area (sofa, chairs, tables).

Two large counters, stone flooring, TV, wine fridges. The kitchen is extremely well equipped as the family likes to entertain.

-Games area – the kitchen and dining area is connected to the games area which includes a desk/working area, and a combined pool table/ping pong table, library, cupboards, printer. This area has wooden floors and extensive planting, and is very bright as it is covered by a raised glass conservatory style roof. Off the games area there is access to the boiler room, a laundry room, a double bedroom, and a stairwell that takes you down to an external door leading to a back alley. Hallway from the games area takes you down to TV room, large family and guest bathroom, office/exercise room and Bedroom 2.

-Laundry room – second storage fridge/freezer, washing machine, dryer, sink and area for hanging clothes to dry.

It offers the best of the both worlds as the property is both right at the heart of the city, but quiet and tucked away in a secure private estate.

The property has two entrances. The main entrance is from the grounds of the gated estate across from Hyde Park. The second entrance is more of a service entrance and leads onto a shared alley with a secure entrance to a commercial road. The back of the property (Bedroom 2 and the office/exercise room) overlook this commercial road and sits above commercial premises. The floor is insulated and the windows are double glazed to ensure that there is minimal sound heard from the street which is a small road with single lane traffic only. By contrast, the other side of the house – the main entrance – is only accessed by a private road.

Our property is an apartment, but we refer to it as a house, because it feels more like a house than an apartment as it is detached and standalone, with the exception of the premises below that is accessed from a separate street. The majority of the house is on the 1st floor, and is accessed by one set of stairs. With the predominantly lateral nature of the space, it is quite accommodating for people with some mobility problems but it is not wheelchair accessible.
