****VERY IMPORTANT – Exterior Building Improvements- The Sea Dunes complex is scheduled to undergo mandatory exterior renovations beginning February 9, 2026, with work expected to last approximately 8 months (weather permitting; delays are possible). This project will impact the entire building and includes jackhammering, waterproofing, and ongoing exterior construction work. The loudest and most disruptive noise is expected during the early phase of the project, primarily through the end of February, when major demolition will occur. Following the demolition phase, the exact scope, timing, and level of disruption from remaining construction activities are not yet fully known. Guests should continue to expect some daytime construction noise, dust, workers and equipment on site, changing conditions, and the possibility of temporary access restrictions to certain areas or floors. In addition, east (ocean-side) exterior painting is currently scheduled from February 9 through June 19, weather permitting. When units are being painted, there may be no balcony access and outdoor furniture may be moved inside. While rentals are permitted during this time, construction conditions may be disruptive and are outside of our control. Rental rates reflect the uncertainty and risk associated with booking during an active construction period. If disruption experienced during a stay is significantly greater than reasonably anticipated, any additional consideration will be reviewed on a case-by-case basis.

The gorgeous living space offers stunning views of the Atlantic Ocean to the East and magnificent vistas of the Intracoastal Waterway to the West! The truly lovely living space is furnished with a sectional sofa (with queen sleeper), two swivel glider chairs and a flat screen smart TV. Sliding glass doors provide access to the private balcony which features a dining table with seating for four overlooking the white sand beach and sparkling blue waves. What a beautiful setting for al fresco dining! A powder room is conveniently located just off the living area as well.

The main level open floor plan includes the living, dining and kitchen as one great room which allows striking views to be enjoyed from every angle! Finishes in the updated gourmet kitchen include granite countertops, tile backsplash and brand-new stainless-steel appliances. Guests will find everything needed to enjoy an evening of cooking at home. The adjoining dining area has a glass topped table with seating for six.

Three bedrooms are located just up the stairs from the foyer. Wake up with the sunrise in the stunning master bedroom suite which is outfitted with a king bed and white cottage-style furniture. The artfully redesigned full bath includes a sparkling tiled walk-in shower, generously sized quartz topped double sink vanity and even more spectacular ocean views!

Bedrooms two and three have Westerly views of the Intracoastal Waterway and the lush tree canopy of Amelia Island. The second bedroom is furnished with a king bed, coastal inspired headboard with matching dresser and side tables along with a flat screen smart TV. The attached bath features a combination bathtub shower. The third bedroom is home to another king bed, a flat screen smart TV as well as an attached full bathroom with tiled walk-in shower. A laundry room with full sized washer and dryer is also on the bedroom level.

This spectacular penthouse villa is directly oceanfront and only steps from the beautiful shore! A quick 2-minute stroll leads to the huge Sea Dunes pool deck where you can bask in the sun or take a refreshing dip! While staying in this luxury vacation condo, guests can visit the Omni Amelia Island Resort Hotel to enjoy a glass of wine or a meal at one of the many restaurants on property. Visit Amelia Wheels to rent bikes for a ride through the many trails, take a stroll down to the shops and restaurants, play mini golf at Heron's Cove, or rejuvenate at the Resort spa. So many choices and no wrong answer! Guests staying in this villa also have access to double tennis courts and pickle ball courts just across the street.
