All guests’ full names must be registered at the main guard entrance off Avenue 44 prior to arrival. You must show valid photo ID over the age of 18 upon entry into Terra Lago HOA. If guests do have valid ID, they will be turned away. This is to ensure the safety of the community.

There is a security gate that will let you in as a guest. There is a keyless entry for the front door.

THE AREA: A perfect destination for your sun filled vacation. Coachella Valley hiking, festivals, shops, restaurants, and casinos. There are over 200 Golf courses in the area
making it one of premier golf destinations in the world.

The Terra Lago community is a beautiful and serene private gated community that features a 20-acre lake. Come golf and dine at the Terra Lago golf club just adjacent to the complex and later enjoy World Class entertainment at Fantasy Springs Resort and Casino, Agua Caliente Resort Spa Casino, and Spotlight 29 Casino. Terra Lago is the ideal location to be for the many events that are hosted in the Palm Springs area. The community is conveniently close to the Casino nightlife, HITS Horse Show, Polo horse activities, dog shows, Coachella, Stagecoach, and minutes away from the Tennis Gardens in La Quinta. The Golf Club at Terra Lago presents 36 challenging holes, along with stunning views and a clubhouse for dining. La Quinta and Indio offer Arts Festivals, and minutes away from the Tennis Gardens in La Quinta. Enjoy shopping and dining at The Gardens on beautiful El Paseo. For outdoor enthusiasts, there are many hiking trails and horseback riding facilities located in the area. Come and enjoy the entire season or just stay a month, a week, or a weekend, we would love to have you!

BEING A GOOD VACATION RENTER: This vacation rental home is in a peaceful residential neighborhood. In order to maintain this environment, we ask that you be respectful and mindful of the fulltime neighbors while you are on vacation. We ask all guests adhere to the City of Indio and our house rules. The city prohibits music and loud noises. The city strictly enforces these rules and prohibits parties, events, music, street parking, and disruptive guests. Quiet hours are between 9PM and 10AM. Guests are asked to be inside and mindful of neighbors. Overnight guests should not exceed properties posted occupancy. This is a patrolled quiet HOA community. Any noise complaint by neighbors and HOA patrol may result in guests receiving a citation by the HOA patrol and / or Indio police department, and fines are large. These fines will be submitted to Aircover for reimbursement from guest’s account. Thank you for your kind consideration of our home and neighbors.


DESTINATIONS:

· 2 MINUTES: The Golf Club at Terra Lago

· 5 MINUTES: Fantasy Springs Casino and fine dining

· 5 MINUTES: Local shopping and restaurants

· 14 MINUTES: To the Empire Polo Club that hosts Coachella and Stagecoach music festivals, Tennis Venue, Arts Festival, etc.

· 20 MINUTES: Drive to Acrisure Arena, the Gardens at El Paseo, The Living Desert Zoo

· 25 MINUTES: Drive to downtown Palm Springs and Joshua Tree National Park


POOL RULES: There will be no lifeguard or pool monitoring of any kind. Use pool at your own risk and supervise all guests at all times. No diving anywhere in the pool area. The pool water too shallow for diving or jumping. No running or horseplay around the pool. No glassware around pool. The pool is not heated.

PARKING: There is no street parking allowed. There is parking for about 5 cars in total. There is a two-car garage plus a driveway for about 3 cars. Fines start at $750 per vehicle per day for anyone who parks on the street with no approval. There is NO COMMERCIAL / WORK VEHICLES allowed in the complex after 6pm. They must fit in the garage OR park on Avenue 44.

WEATHER CONDITIONS: We do not refund due to weather conditions, road closures, driver's abilities, or vehicle limitations. We do our best to keep the home in the best condition. There are elements outside of our control. High winds and dust storms can cause damage. Please close all umbrellas after use. Excessive heat maybe present during summer months.

LAKE RULES: No swimming in the lake, you will forfeit your stay if you do, and you will not be refunded the amount of funds already paid for your stay and you will be asked to leave.

PET(S) POLICY: $50 per pet with approval only for a max of 2 pets. If you are found out that you brought a pet without approval or payment, your stay will be terminated, and you will be asked to leave immediately with no refunds. It is solely your responsibility to inform any guest(s) visiting you at this property or staying with you of the pet rules before they arrive. If we find out after the fact, that you had a pet during your stay without approval you will be charged $400 per animal per day and an extra $400 cleaning fee per animal on top of other fees. You will be responsible for any damages the service animal/pet does during the duration of the stay. This also goes for any guests that you may have over that brings a service animal or pet. Penal code 367.5 will be enforced.

NO SMOKING POLICY: All our properties are non-smoking. There will be an extra cleaning fee added if this rule is broken up to $2500. Smoking is permitted outside only with the kitchen doors, and windows all closed. You must be 10 feet from the house.

OTHER NOTES:

· To secure the premises, we installed active outdoor cameras in the driveway and backyard, one doorbell camera, and outside noise monitoring devises. The neighborhood is very safe, but this helps us keep an eye on the property. Any attempt at disabling or obstructing the cameras is prohibited and may result in the guest being evicted without refund.

· Service providers such as pool cleaners and landscapers are scheduled regularly for service while you are staying with us. They let themselves in the back without notice. Our pool service is on Monday and Thursday.

RELEASE & WAIVER OF LIABILITY AND INDEMNIFICATION AGREEMENT: Renter shall indemnify, defend and hold harmless the property owner, its respective affiliates, and partners from and against all demands, suits, judgments, settlements, claims, damages to persons and/or property, fines, liens, losses, and other liabilities, including attorneys' fees arising out of or in any way related to your stay in our property and its surrounding land including claims for loss or damage to any property or for death or injury to any individual. All the homes are privately owned; the owners are not responsible for any accidents, injuries, or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. If you leave any items behind, we will not be responsible for the item(s) and we will not responsible to ship them to you. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to the property.

Please read the house rules carefully, as the City of Indio has set forth clear ordinances that apply to all short-term rentals in the City of Indio. They are intended to help create peaceful neighborhoods in which rentals exist. We are committed to complying with these rules and ask all of our guest to consider when booking. OPERATIONAL REQUIREMENTS AND PERFORMANCE STANDARDS ESTABLISHED: It is required that the primary overnight and daytime occupant of the short -term vacation rental must be an adult 21 years of age or older.

April 2025 Stay

We stayed at Kim's house with 12 adults and had a wonderful time! Kim's property was clean, exactly how it was described, and Kim was responsive and helpful. It was also good to know that security was very tight so we were not worried about leaving our luggage in the house as we left for the day. There were a few minor issues that pulled us back from giving this a 5 star review, however.1) There was not enough toilet paper in the house for our 4 night stay. We ran out by the third night and had to go pickup some at a nearby Walmart.2) The levers for the toilets in the guest bedrooms malfunctioned throughout the stay. We had to constantly re-hook the chain to the lever or pull the chain by hand by dipping our hand into the back tank of the toilet.3) The shampoo for the main restroom ran out fairly quickly. It looked like it was not filled prior to our stay. We ended up taking some shampoo from the other bathrooms.While our issues were minor we felt they should be noted so the host can make proper amendments in the future. Overall we had a fantastic stay at Kim's residence and I would recommend booking the stay.

Beautiful place!

Kim the owner was super at responding to me. Helpful in every way. Nice greenway on side of house for kids and dogs. Pool was clean and kids had a great time. The poker table was a hit with adults and kids alike. Well equipped. Comfortable beds. Sunshine was good too.

This Place Has it All

This property had everything. Plenty of sleeping space, spacious bathrooms, fully equipped kitchen, coffee bar (drip & k-cup), great gathering area, beautiful pool and patio, tech charging ports in almost every room. Property was very clean, linens (sheets/towels) were provided. The location was perfect. Close enough to shopping and restaurants, but isolated enough to feel like we were away from it all. Owner was friendly, responsive and helpful.

Tranquil Terra Lago

This was my first experience with VRBO and i could not be more satisfied with the property. Everything was in excellent shape and exactly as described in the listing. this place would be great for large groups and multi-families. plenty of room to spread out and have multiple groups doing different things. the kitchen was well stocked with everything you needed to cook and eat with. the double oven would be a plus for any meal prep. I would recommend staying here every day of the week and twice on Sunday.
