This is a residential property in an active neighborhood. Please be respectful of neighbors and the surrounding community at all times — indoors and out.

Early check-in and late checkout may be available with advance approval — additional fees apply. Stay extensions must be requested at least 24 hours before your scheduled checkout.



🧾 BEFORE YOU LEAVE

No need to strip beds or start laundry. Please:

Bag all trash and place in the designated outdoor bin · Turn off lights, AC, and all appliances · Dispose of perishable food · Leave remotes in place · Lock up on your way out

Place used towels on the bathroom floor. If you notice any damage during your stay, please let us know — we always appreciate a heads up.



🐾 PETS

Pets are welcome with prior approval. A pet fee applies based on stay length — please inquire at booking. Do not leave pets unattended unless crated. Unauthorized pets will incur a fee of $500 per pet. We're pet-friendly when informed upfront.



📦 DELIVERIES & FEES

Food and grocery deliveries are always fine. Package deliveries require prior approval. Shipping items from the property: $50 handling fee + shipping costs. Lost and found return: $30 handling fee + shipping costs. Unclaimed items will be held for 14 days.



🔐 SECURITY

Exterior cameras are in place at entry and parking areas. A noise monitoring device may be in use indoors — decibel level only, no audio recording.



🚗 PARKING

Follow all parking instructions provided for your specific unit. Do not block driveways or other vehicles. Unauthorized or improperly parked vehicles may be towed at the guest's expense.



⚠️ FEES & VIOLATIONS

· Late checkout after 1:00 PM: $50/hr

· Unauthorized guests: $75/person

· Smoking: $600+

· Parties or events: $1,000+

· Excessive cleaning: $250+

· Unauthorized pets: $500/pet



Violations may result in additional charges or removal. Full terms are outlined in your signed Guest Agreement.



🏠 EXTENDED STAYS (7+ NIGHTS)

Guests are expected to maintain the property in good condition throughout the stay. Starter supplies are provided at check-in — replenishment is the guest's responsibility. Mid-stay cleaning or inspections may be scheduled with advance notice. Full terms are in the Extended Stay Addendum.

Five-star guests may qualify for return discounts. Guests with a poor review history may not be accepted.
