Our Home: A Cozy 3-Bedroom House

-1 dedicated parking space in a private garage, with additional parking space on the entrance way.

-3 comfortable bedrooms, with a king and 2 queens bed, perfect for a family of six. All Linens provided. All our linens are provided by 5 star hotel bedding providers and it is changed per guest.

-The well-maintained bathroom features a shower and bathtub, with all towels and toiletries provided for your convenience.

-Fully equipped kitchen with a refrigerator, stove, oven, microwave, coffee maker, and toaster, as well as cookware, dinnerware, and utensils. Ideal for preparing meals with your loved ones. Cooking basics (oil, sugar, salt and pepper etc.)

-Cozy living room with comfortable seating and a flat-screen TV. Private backyard with outdoor seating, perfect for enjoying a morning coffee. Air conditioning in master bedroom and living room. The other rooms are all equipped with ceiling fans. Free Wi-Fi access throughout the house.

- Separately air conditioned living, master bedroom.

- In unit laundry chute with a washing machine. Washing powder provided.

Thank you for choosing my property for your trip! I hope you’ll make the most of this cozy home, its amenities, and your opportunity to relax and visit the surrounding areas.

Before anything else, I would appreciate it if you took a moment to read these house rules at the beginning of your stay and follow them. If anything is unclear, please contact me so I can explain in further detail to avoid any misunderstandings.

RULE 1: Please respect check in and out times.
❑ The standard check-out time is 10am. There are absolutely no exceptions unless arrangements have been made at the time of booking. For any unauthorized late check-out, a $50/hr late check-out fee will apply.
❑ Under no circumstances can check-outs be later than noon (12pm), as other guests are arriving and the space must be cleaned — Any unauthorized late check-out beyond this time will result to a fee equivalent to a day’s base rate without discounts (NOTE: This fee will not mean possession of the property for the day, this is the fee for over-staying for more than 2 hours without permission)

RULE 2: No parties or events allowed
❑ Strictly no parties allowed. Infringement on this rule will result in eviction without refund.

RULE 3: No smoking allowed.
❑ Smoking inside the property is prohibited and will result an additional charge of over $250. This is as the smell will need to be treated professionally and the room deodorized.

RULE 4: No pets allowed.
❑ Strictly no pets allowed. We absolutely love pets but due to hygienic and health reason/s, we are unable to accommodate them in my property. Violation of this rule will result an additional cleaning fee equivalent to the cleaning fee in your booking as the housekeepers will need to do extra work.

RULE 5: Please respect the noise curfew.
❑ Quiet hours are between 10pm – 8am seven days a week. A noise complaint during these hours will result in eviction without refund.

RULE 6: Please report damages or left behind items.
❑ If there is any damage to the property please inform the host ASAP. We will need to replace them and additional charges may apply.
❑ If you leave any items behind by accident, we are happy to post them back to you. However, we will need to compensate our housekeepers or managers for the postage fee and their time. This will be $30 + the postage cost.

RULE 7: Please take extra care of your keys. Lost keys incur a replacement fee.
❑ If you are locked out and require us to visit the property, a $50 fee will be charged. This fee increases to $150 after 5:30pm daily or before 9:30am and all day on weekends. This can be paid either through our booking platform or cash to the delivery person. Arrangements will only be made once payment is received.
❑ Lost keys or access swipes are subject to a $500 replacement charge. This is as the locks will need to be changed.
❑ We usually provide one set of keys to our studio, one bedroom and two bedroom apartments. Two sets of keys are usually provided to our three bedroom plus apartments and houses. If you have requested an extra set of keys, a deposit of $100 will be required. This deposit will be returned to you once you have returned all keys. Extra key requests can only be arranged a day before your check in time free of charge. Extra key requests placed on or after your check in will incur a delivery charge which is the same as section one Rule 7.

RULE 8: No unregistered guests allowed.
❑ No unauthorized guests. Our home is prepared to accommodate ONLY the guests on the reservation. Each additional unauthorized guest will accrue a $100 fine and your booking will be cancelled immediately without refund.

RULE 9: Treat my property with love. This is your home too.
❑ Take care of the property and avoid making a mess within the premises. Leaving dishes unwashed or having food items out in the open tend to attract pests and insects that may require pest control.
❑ We ask you to try and return the property to how you first entered. Our cleaning fee includes the time taken to clean the house without any extra mess. Any extra time spent cleaning as a result of your stay will be charged to you.

RULE 10: No illegal substances allowed on the premises.
❑ We strictly do not allow storing or consuming illegal substances in our property. Infringement on this rule will result in eviction without refund.


★ Portacots and Highchairs are available on request only. Please let us know ASAP to ensure availability. A set up fee of $40 (exclude GST) applies. (for portacot or high chair separately)
★ We provide toiletries and other household items that should last for around 3 days. If additional supplies are needed, we are able to replenish for a fee if stocks are available. Feel free to visit the nearest grocery store should you wish to restock for yourself.
★ Please communicate via the the booking portal wherever possible. This allows us to instantly identify your booking. Our average response time is less than 10 minutes. Note that text messages to my phone number won’t be received as we use an online phone system.

A really cute little home in a beautiful leafy area. Very comfortable. Close to transport, shops, and some great little cafes and restaurants. Host was excellent with communication.

Property was a neat and very compact, old renovated fibro cottage. Very noisy being at the intersection of a main road and freeway- traffic goes all night and the windows are single glazed. Very limited hanging space in wardrobes. The property charges $190 for a clean at the end of your stay. So I would have expected it to be spotless on arrival. Instead the surfaces were dusty and underneath the beds were filthy, including broken glass from previous visitors obviously trying to hide accidents! Beds were comfortable. Kitchen has everything needed. Bathroom neat but only a shower curtain around the shower/bath which means water all over the floor after every shower! Make sure you have plenty of towels to sop up the water. The booking process was not appealing. Once you reserve your stay you then need to go through a property manager who takes your details again including credit cards and an online identity verification process which requires you to upload various documents, photographs, signatures and personal information. It felt like I was applying for a bank loan! Then at the end they slip in a credit/debit card surcharge payment that is mandatory to accept to continue. Needless to say, it was very invasive and I have never experienced this in rentals before. I don’t recommend this property.

The home and entire property met our needs for privacy and easy access to motorway and stores. Property Manager was very friendly and helpful with our stay throughout the entire week. Will no doubt rent home if i was to return to Brisbane for holiday. Thank you, Jason.
