Historic Home: This is a historic tree house with distinctive character. We ask guests to treat the property thoughtfully and with the same care they would give their own home.

Air Conditioning: As part of the character of this historic property, the home is cooled with window AC units.

The home is located on a lively college road near UT. Many guests enjoy the energy and convenience of the area, but light sleepers may notice street and university-area noise, particularly during busy hours, football weekends, and major events. We have added a white noise machine in each bedroom to help with this.

Parking: Private guest parking is available directly in front of the house.

Rental Agreement & Security Deposit: To help ensure a smooth and enjoyable stay for everyone, all confirmed guests are asked to sign a short rental agreement after booking. A $300 security deposit hold will be placed and automatically released 7 days after checkout if no damages are reported.

Smoking: No smoking, weed, or vaping of any kind is permitted at the property. This includes preventing smoke from entering the home when smoking outside. Guests may be charged if a smoke odor is detected inside after checkout.

Pet Policy: Bringing a pet? Please add your pet to the reservation or notify us before arrival. The applicable pet fee will be added to your booking.

Same-Day Bookings: Check-in may be delayed while our team prepares the home. Please confirm your expected arrival time with us before making a same-day reservation.

Seasonal Landscaping Note: Please note that outdoor landscaping, grass, and plants may naturally change in appearance depending on the season, especially during peak Texas summer heat. Drought conditions and local water-use restrictions may also limit watering, so lawns and landscaping may appear drier or less green than pictured.
