• Smoking, of any kind, is strictly forbidden on the entire property- inside & outside.

• We will email you a Rental Release Agreement after booking. This agreement must be signed within 48 hours of booking. Reservations may be canceled if the agreement is not signed. This correspondence will occur through our Channel Manager Hostfully.

• A Security Deposit, of $300, must be paid for prior to check-in and are refunded within 7 days of check-out, provided there are no damages to the property. Security deposit & rental agreement will be sent after the booking is confirmed.

• We can host a maximum of 12 guests (including all adults, children & infants)- for safety (fire & insurance) reasons, we cannot hold any additional guests.

• All amenities including outdoor furniture,, wifi, etc are fully inspected prior to every check-in, however, we cannot guarantee their working condition during stays.

• We look forward to hosting all our upcoming guests Our cleaning team is going above and beyond to provide top-notch services, giving special attention to high-touch areas, using commercial grade anti-microbial agents, and having bed sheets and bath towels professionally laundered between each guest stay. However, no guarantee will be made that our properties are "completely sterile" or "COVID-free", just as no other business can reasonably make that claim. Guests are advised to travel and stay with us at their own discretion.

• We do not offer rescheduled stays or refunds on cancellations outside of Airbnb's extenuating circumstances policy. We strongly encourage you to purchase travel insurance at the time of booking if you are concerned about the possibility of canceling your trip last minute. Travel insurance is inexpensive and a great way to protect your funds in the event of an unforeseeable cancellation. We understand that last-minute cancellations for guests who choose to not purchase travel insurance can be a burden, however, we are required to uphold our owners' cancellation policies in order to protect their only sources of income and keep their properties in the business. Please book responsibly and we appreciate your understanding.

The condo was perfect for our family of 4 with an outstanding location near downtown shopping areas, close to I-35 and with a view over the lake. Would definitely stay here again in the future.

Austin was amazing!! The place was nice but wasn’t super clean. Surface clean but hasn’t been deep cleaned in a long time. The waterfront was full of garbage and smelt bad as you got close to it. We asked for early checkin and late check out. They wanted 25 an hour to do so. I’ve never had a property try to upsell me for an early check in. In the end they weren’t able to accommodate either. This was frustrating because we couldn’t be in until 4 pm and had to be put by 10 am. That is way too early. The communication seemed like it was with AI or a call center across the world. Not personal.

Overall we had a really good stay. Location was really good and it was easy to get to places. Really enjoyed the views and the walking trails around the area. Property had all the needed amenities. Only complaint was that there were lots of mosquitos and the pool didn't have a skimmer to clean the bugs. The property manager however was very nice and tried his best to clean it for us. Property could also use an update but overall we were happy with our stay and would recommend staying here for anyone visiting Austin. My daughter also really loved the ducks that visited the back door every day!

Condo location is fantastic, right on Lady Bird Lake with outstanding views of downtown Austin and parks. Also direct access to Lady Bird Trail. Just a short drive to many wonderful restaurants, entertainment venues, grocery stores and downtown attractions. We stayed for three weeks but condo seemed more geared for shorter term rentals, particulary the kitchen.

This property provides a great location and view with Lady Bird Lake and trail right in front.The beds were comfortable and most necessities were provided. Two issues detracted somewhat from the experience. The exhaust fan in one bathroom squawked loudly when the bathroom light was turned on. A service person came out fairly promptly and disconnected the fan after we called about it. The washing machine however had an out-of-order sign on it and was not usable during our stay even after asking about it. Overall though this is a good property.

We enjoyed our stay at Lady Bird lake . The location was wonderful and the condo was well stocked and maintained. We had wonderful views of the lake and access to the river walk. Beds were comfortable and kitchen had all we needed.

Was in town for the Formula One race and the location was great, not too long of a ride to the track and a short ride to the downtown area. Nice views of the river and downtown. Was just as described, was very clean, great communication with the host, could not ask for a better stay.

This place was in such a great location, the unit was super clean and great for 2-4 people. A block away was Rosita’s which was a super yummy late night taco truck and uber rides averaged around 10-$15 to get anywhere we needed in the city. It was also great being so close to a walking/biking path and close to a Metrobike stand. Definitely recommend renting bikes to see parts of the city and ride along the river. The host was easy and quick for any communication needed. There is a limited supply of amenities such as toilet paper, garbage bags, etc so depending on the amount of people and length of day you may need pick up extra. Would definitely book again!

We loved the location which was right on the lake so you could walk the boardwalk and & use the property's kayaks where you can put in direct from the property. Kitchen fully stocked & the complimentary bottle of wine and snacks was a welcome surpirse. Loved that each bedroom had it's own bathroom and a community pool (which we didn't use because we were on the go) On.ly 15 minutes from airport and within a 5 to 10 minute drive of everything happening. Highly recommend the short hike up Mt. Bonnell for views of the lake Austin, walking the trails of Zilker Park and swimming in Barton Springs (skip the line where you have to pay- simply walk to the area adjacent to pay area and swim for free - lots of dogs off leash here though. Took the 90 minute tour with AO Tours to familiarize ourselves with area on the first day which was great! Parking tip -park in Trader Joes lot free for up to 90 minutes & shop in area, then walk over to Sammies Italian for a delicious dinner (reservations a must). TJ's wine selection is outstanding! Highly recommend LBJ Presidential library (give yourself at least 2-3 hours), LBJ Wildlife Center (enjoyed lunch here), self tour of the Capitol Building (free). Donation based yoga classes at Practice Yoga Austin were awesome as was massage at Milk & Honey. Loved Juliet's & Sweedish Hill Bakery. Blanton Museum was so-so. Highly recommend this property and can't wait to return to Austin.
