The Space:

Three floors. Five private king bedrooms. 3.5 bathrooms. Room for twelve without anyone feeling cramped.



The ground floor is where the group lives. An open kitchen, dining table, and living area all flow together, designed for cooking as a group, sharing a meal, and ending the night on the sectional without having to split up. The kitchen is fully stocked: stove, oven, refrigerator, freezer, dishwasher, coffee maker, kettle, toaster, and everything needed for a real home-cooked meal. Wine glasses included.



🛌Bedrooms



Bedrooms are spread across the second and third floors, giving everyone privacy while keeping the group connected.

Every bedroom has been thoughtfully furnished. Exposed brick in the primary, warm hardwood floors throughout, and natural light on the upper floors give the house genuine character.

The kitchen is built for group cooking, not just coffee and takeout. Full cookware, baking sheets, dishes, silverware, and wine glasses are stocked and ready. The dining table seats the whole group comfortably.



🧺 Laundry & Extras



Washer and dryer in the basement. Iron, hangers, and cleaning products provided. Pack & Play and high chair available for families with young children. Hair dryer included.



The house has central air conditioning and heating, high-speed Wi-Fi throughout, and a private entrance with smart lock access for a seamless, contact-free arrival.



Guest Access:

The entire home is yours, all five bedrooms, all bathrooms, the full kitchen, living and dining areas, laundry, back porch, and parking.



Self check-in via smart lock. Your unique door code will be sent before arrival. No shared spaces. No host interaction required. Total privacy for your group from the moment you arrive.

Carnegie Museum of Art, Carnegie Museum of Natural History, and Phipps Conservatory are all within a short drive through neighboring Oakland. Carnegie Mellon University and the University of Pittsburgh are nearby, making Lloyd House a natural base for visiting families, graduation weekends, and academic travelers.

Getting Around:

Free street parking is available directly in front of the house, typically easy to find. A small parking pad behind the house is accessible via Gibbs Way and is an option during summer months. Please do not use the driveway beside the house, which belongs to the neighbor.



🚕 Rideshare



Uber and Lyft are consistently available in Point Breeze.

Typical pickup time is under 5 minutes.



🚌 Public Transit



Port Authority bus routes run along Penn Ave and Fifth Ave, with direct service downtown and toward Oakland. The bus stop is a short walk from the house.



✈️ From the Airport



Pittsburgh International Airport (PIT) is approximately 30–35 minutes by car or rideshare depending on traffic. Rideshare is the most convenient option directly to the house.

Outdoor security cameras are installed for safety and monitoring.



Tampering with cameras is strictly prohibited and will result in immediate cancellation, removal without refund, and forfeiture of any deposit.

📜 7. Rental Rules Compliance



All rental rules must be followed throughout the stay.



Any violation may result in cancellation, eviction, and loss of deposit.



👞 8. No Shoes Indoors



Shoes are not permitted inside the property to maintain cleanliness.



Wearing shoes indoors will result in forfeiture of the damage deposit.

🎉 9. Parties & Gatherings



Large gatherings are allowed only if declared and approved in advance.



Hosting a party or gathering that causes disturbance, damage, or excessive cleaning will result in immediate cancellation, eviction, deposit forfeiture, and additional penalties.

🛠 10. Appliance Use



All appliances must be used only as intended.



Misuse resulting in damage will be charged to the guest.

Any damage, loss, or theft will be charged at full replacement cost plus a 20% service fee.

Do not remove linens, towels, or any provided supplies from the unit.



🔌 14. Plugs & Outlets



Do not unplug cables or devices, especially LED lighting.



If unplugged, all items must be reconnected before checkout.



⏳ 15. Early & Late Checkout



Early or late checkout is available upon request for a $50 fee, subject to availability.

Full-day charge if exceeding one hour

Rinse dishes and load the dishwasher before departure.



Dispose of trash in the designated bins.



Lock all doors and turn off lights (except LED lights).

Absolutely no smoking inside the unit.

🐾 Pet Policy:



✔️ Maximum of 2 pets allowed

✔️ Pets are welcome with prior approval

✔️ $25 pet fee per pet, per night

✔️ Pets must be leashed at all times in common areas and outside the unit

✔️ Do not leave pets unattended inside the unit unless crated

✔️ Pets are not allowed on beds or furniture

✔️ Excessive noise, barking, or disturbances must be avoided

✔️ Any damage, odors, or pet-related mess requiring excessive cleaning will result in an additional $350 deep cleaning fee
