Primary booking guest is required to be over 30 with ID sent within 3 days of booking due to the caliber of the estate - neighborhood.

Absolutely No Parties with outside groups or individuals. City of Phoenix Ordinance G-5444, Chapter 2, Article 1, Division 5, Section 2-22 Police Responses to Loud Parties, Gatherings and Events. There is no "allowable" times during the day or night. If the party, gathering or event is considered a threat to the peace, health, safety and general welfare of the public, anytime during the night or day, the responsible party will be evicted immediately with no refund and security deposit will be forfeited.

Guests will have access to the entire estate property. When you book your stay please let us know upfront how many guests are expected? The lowest nightly rate is for our preferred group size of up to 8 guests. That means if you have friends, coworkers, or anyone else that is coming into the house, they are considered a guest (over age of 2).

We allow larger groups but charge a nominal fee of $40/night per guest over 8 guests to cover our additional costs. This is automatically priced into your quote if you have entered the correct amount of guests staying.

WHY SO REASONABLE?

You are renting from a local owner direct. You also get the best service during your stay as we have the only full time service staff, gardeners and the best pool technicians.

WHAT TIME IS CHECK-IN AND CHECK OUT?

Check in is after 4PM local time, and check out is no later than 10AM. Early check in (8 AM) and late check out (8 PM) may be available for as little as $400 for your reservation. Please inquire if interested.

WILL I NEED TO MEET THE PROPERTY MANAGER TO GET A KEY?

All of our properties have keyless locks. This keyless system allows entry into the vacation rental through the issue of a “code” rather than a physical key. The code changes for every reservation so it is an incredibly safe alternative. By issuing the code prior to arrival, the check-in process is much easier.

ARE YOU HOMES CLEANED

You will be charged a basic cleaning fee which includes the gardener and pool maintenance. You can choose to have the estate deep cleaned for an extra $200/tax if requested (perfect for clean freaks). Would include windows, carper, ceiling fans, baseboards, cupboards, etc.

DO YOU PROVIDE DAILY CLEANING SERVICE?

We provide a departure clean on all stays. A mid-week or mid-stay clean can be provided for an additional fee.

CAN WE HAVE THE POOL HEATED?

Yes, the large pool will be whatever the night time temperature as it is underground. If you would like the pool to be heated to a comfy 85* it is a gas utility fee of $200/night plus tax. Please let your us know at least one week in advance of your arrival if you would like pool heat added to your reservation.

DO YOUR HOMES HAVE OUTDOOR MUSIC SYSTEMS?

This property has an outdoor music system. However, the volume is limited due to local noise ordinances.

DO YOU ALLOW PETS?
Pets must be approved in advance and $150 non refundable per pet fee.

DO YOU ALLOW PARTIES?
Parties, events, or excessive noise are not allowed. Please be respectful of our neighbors and observe quiet hours from 9PM-9AM. Violations after our initial warning may result in your removal from the property without a refund. We are located in a residential community and, although this is a vacation destination, it's home to many people. As such we ask that you respect their privacy and peaceful environment. Local fines up to $10,000 may be assessed if breaking this policy.

IMPORTANT: This property fully complies with the city of Scottsdale rules, regulations, and ordinances regarding short-term vacation rentals. Pursuant to Arizona state law §33-1806.01 / §33-1260.01.

* Pool and Spa Indemnification. (REQUIRED) All renters must provide an email address and email us back a signed Pool & Spa Safety Indemnification Notice before occupancy. VERY IMPORTANT: Our home does not have a lifeguard or a pool fence.

GUEST SWIM IN POOL AT THEIR OWN RISK WAIVER OF LIABILITY: You understand that you using the swimming pool/hot tub at your own risk and that special risks may be involved in using the swimming pool/hot tub. You accept full responsibility for any bodily injury arising from use of the swimming pool/hot tub and hold owner harmless. You understand there are potential dangers that the swimming pool/hot tub may present to children who are not carefully supervised, as well as the danger to any person using the swimming pool/hot tub, or if a person has health risks, or if a person uses the swimming pool/hot tub while intoxicated or using any kind of drugs or medication, or uses the swimming pool/hot tub if pregnant. You agree to explain the risks of using the swimming pool/hot tub to any guests you may have at the property and to be fully and solely responsible for any accidents your guests may incur. You understand the risks discussed above and agree that you will assume all responsibility for yourself and your guest for the consequences of those risks. You agree to waive any claim whatsoever against owner for accidents or claims arising from your guests’ use of swimming pool/hot tub.
