Located just north of Thomas Road on E. Catalina Drive, this rental property is in Old Town Scottsdale's desirable 85251 district, where the average age ranges from 20 to 40 years old. The area offers a vibrant lifestyle with beautiful views, high-end shopping, exquisite dining, and world-class golf courses. Outdoor enthusiasts will love the nearby mountains and lakes, while art galleries, cultural events, and parks provide endless activities. With friendly locals and nearly year-round sunshine, living in Scottsdale is a unique and exciting experience.

Your rental property is centrally located roughly half a mile due west just off of the Loop 101 & Thomas Road. You are roughly a 5 minute Uber ride to the following hot spots: Scottsdale Fashion Square Mall, Camelback Mountain, Scottsdale's Entertainment District, Scottsdale Stadium (SF Giants Stadium), Old Town, Talking Stick Casino & Golf Resort and much much more. A rental car is not required nor is it necessary.

* POOL HEATING FEE: The pool may be heated UPON REQUEST and PRIOR to the guests arrival in order to cover the costs to heat the pool. There will be a charge of $75 per day from October through April. We cannot heat the pool for individual or specific days during a guests reservation (it is an all or nothing). The pool will be heated to a comfortable 80 - 82 degrees.

* POOL HEATING DISCLAIMER: Electric heat pumps are designed to function efficiently when the ambient outdoor temperature is above 50 degrees. However, when the temperature drops below this threshold, the heat pumps automatically shut off to conserve energy and prevent overheating. As soon as the temperature rises above 50 degrees, the system will resume heating the pool to the desired temperature of 80-82 degrees, working continuously to maintain comfort for our guests.

* NATURAL GAS FEE: There will be an additional flat rate charge of $50 per reservation for use of the Natural Gas for the Fire Pit. Additional propane tanks for the BBQ will be available and accessible upon request.
 
* PET FEE: There will be an additional Pet Fee of $150 per pet. Pricing can be negotiated based on size, age and training of animal. Please be advised that this fee is PER ANIMAL and that the guest is still liable, responsible and will be held accountable for any pet accidents throughout the home for the duration of their stay (i.e., Urine or poop stains, chewed up furniture, damaged property or missing personal belongings).

* POOL & HOT TUB SAFETY
WARNING: Per Arizona Revised Statutes Title 36, Chapter 16, Section 1681, please be aware that there is NO pool fence or barrier around the pool or hot tub at this property. However, for added safety, we have installed audible alarm systems on all windows, doors, sliding doors, and other access points leading to the pool area. These alarms are designed to alert you whenever a pool access point is opened.

Guests acknowledge that children and/or handicapped individuals should never be left unattended in or near the pool or hot tub area. Swimming and/or playing in or around water involves inherent risk, and by choosing to use these facilities, guests expressly assume all responsibility and liability for their own safety, as well as for the safety of any children or individuals under their supervision.

Ranallo Real Estate nor its property managers bear any responsibility or liability for ANY problems, issues, injuries, or casualties sustained on the premises. Furthermore, by agreeing to move forward with your booking reservation and accepting our House Rules & Checkout Procedures, this document serves as your agreed-upon, signed waiver.

* POOL EQUIPMENT RULES & RESPONSIBILITY: For your safety and to ensure our pool facilities remain in proper working condition, please do not touch, move, or tamper with ANY pool equipment. This includes, but is not limited to:

Unauthorized interaction with pool equipment may cause damage, create safety hazards, or disrupt pool operations. Guests will be held financially responsible and liable for any repairs, damages, or service calls resulting from violation of these guidelines.

* REQUIRED STATE VERBIAGE: All Dwelling units, including Vacation Rentals and Short term rentals shall have a maximum family size of 6 adults (and their related dependent children).

QUIET HOURS:
* The City of Scottsdale enforces strict quiet hours from 10:00 PM to 9:00 AM. We kindly ask you to respect our neighbors by refraining from any gatherings in the backyard after 12:00 AM (midnight). Please note that any violations resulting in a fine from the Scottsdale Police Department will be the responsibility of the booking party leader/guest. Any violations resulting in a citation from the Scottsdale Police Department will be the personal responsibility of the booking party leader/guest, including payment of any fines incurred.

PICKLEBALL HOURS OF OPERATION:
* Per the City of Scottsdale regulations, playing pickleball and using the stadium lights is strongly prohibited between the hours of 10:00 PM and 9:00 AM. Any violations resulting in a citation from the Scottsdale Police Department will be the personal responsibility of the booking party leader/guest, including payment of any fines incurred.
