Phoenix 51 is in a friendly, quiet neighborhood. You’ll see lots of people going on walks throughout the day. Quick access to the freeway, grocery stores, gas stations, pharmacies & more.

We’re centrally located. Only 10 minutes from the Biltmore & Arcadia Lite area. Close to Spring Training, (W)NBA, MLB and NHL games.

WALKABLE: Dutch Bro’s Coffee, Sprouts, Walgreens, Luci’s at the Orchard, Starbucks, Bluewater Grill and several other restaurants and shops are walkable.

HIKING: For nearby hikes we recommend downloading the “All Trails” app. There are about 90 trails in the Phoenix Mountains Preserve within about 10 minutes. Camelback Mountain (2.6 mile point to point trail) is about 15 minutes away.

GOLF: The Arizona Biltmore Golf Course is 9 minutes away and offers two 18-hole courses. Palo Verde Golf Course is 8 minutes away and offers a 9-hole course.

SHOPPING:
- The Fred (Frederick), boutique shopping, 4 min away
- Biltmore Fashion Park, high end mall, 8 min away
- Melrose District, antique & vintage shopping, 10 min away
- Camelback Colonnade, strip mall, 8 min away
- Old Town Scottsdale, boutiques, high end mall, restaurants, nightlife, 20 min away

FOOD:
- Hash Kitchen, open for breakfast and brunch, they serve large portions, have a DIY Bloody Mary station and have a DJ on the weekend
- Luci’s at the Orchard, walkable, great for breakfast or lunch, with coffee and drinks for the adults and a splash pad for kids!
- Dick’s Hideaway, a few minutes away, tucked away without a sign out front. Upscale yet rustic vibes with excellent service and New Mexican cuisine.
- Bluewater Grill, fantastic seafood restaurant for dinner, about 5 minutes away. Must try the Misoyaki Butterfish!

Guests will have private access to the home, carport, driveway & private, fully fenced backyard. 3 cars will fit in the carport & driveway.

Any locked areas (closets, sheds, etc.) are meant to be locked & are inaccessible to guests.

Check-in is anytime after 3pm & check-out is by 10am unless explicitly agreed to otherwise. Both are keyless and contactless.

We kindly ask that you adhere to these times as best as possible so our Cleaning Team has adequate time for our next reservation.

Please let us know if you have scheduling requests outside of these hours & we will do our best to accommodate when possible. Fees may apply.

Parking is available in the carport, driveway and street. 3 cars will fit in the carport/driveway.

This is an easy area to use Uber/Lyft. A rental car is recommended. There are also several restaurants and shops within walking distance.

1. OUTDOOR CAMERAS: Exterior cameras are located on the property for security & are on, recording and streaming. There are no interior cameras.

2. NOISE MONITORS: Noise monitors are located inside and outside of the home to ensure quiet hours of 10pm-9am are followed. These measure decibel levels only. No sound is transmitted or recorded. Regular conversation will not trigger any alerts.

3. THERMOSTAT: Phoenix experiences extreme heat. AC units are rated to keep homes 20-30 degrees cooler than outside temperatures. AC must stay between 69-81. An automated schedule is set. You will have override capabilities between 69-81.

4. FIRE PIT RESTRICTIONS: Maricopa County restricts all wood and coal burning from May 1 to September 30. Additional "no burn days" or "fire bans" may be applicable on other days. By agreeing to stay in our property, you are agreeing to comply with these restrictions. "Fines for improper burning . . . range from $50-$250 depending on the number of violations issued to the individual." Fines may vary according to Maricopa County regulations. Any fines imposed for improper burning will be passed to the guest and will be grounds for immediate removal from the property with no refund. For full details, do an internet search of "no burn days Phoenix" for the official Maricopa County Parks website.

5. IRRIGATION: Our lawn (front and back) is watered by flood irritation. When this occurs, it looks like the yard is flooded. No pipes have burst, this is intentional. This will often happen in the middle of the night, though the exact time varies each time it runs. It will seep into the ground within several hours and you will be able to walk on the lawn and use the yard within 12-24 hours. You may walk on it earlier but it might be muddy. You do not need to do anything. Irrigation runs every other week during the summer, every 3 weeks in the fall and does NOT run in the winter. In the spring it runs once or twice a month. Most of the grass will die in the winter. In the backyard, the screened in porch, hot tub/BBQ, putting green and fire-pit areas are all raised above the level of the lawn and will NOT get flooded. However, you will need to walk across the lawn to get to the putting green and fire-pit. If you have any questions, please feel free to ask.

6. ADDITIONAL FEES: Additional fees may apply for luggage drop-off, concierge services, excessive cleaning, damages, pets & early/late check-in, etc.

7. MONTH TO MONTH STAYS: If you are staying for 30 days or more, you may be asked to sign a lease before your stay begins.

*We have WIFI, a Smart lock, security cameras & noise monitors for your safety and for ours. If you attempt to disable or remove them in any manner, we reserve the right to immediately cancel the remainder of your reservation without refund.

While we strive to ensure a comfortable and seamless experience for all our guests, please note that certain circumstances beyond our control, such as power outages, internet interruptions, and other utility disruptions, may occasionally occur. Additionally, Arizona's unique desert environment means that the presence of insects and wildlife is common in the region. Although we have not encountered issues with these in the past, we want to inform guests that we do not issue refunds or honor cancellations due to such incidents.
