The Space:
Welcome to our luxurious, family-friendly retreat featuring an outdoor paradise with abundant activities, games, and amenities! This spacious property accommodates up to 26 guests with 14 beds, offering an ideal backdrop for a relaxing or adventurous getaway in Arizona. Nestled near shopping, restaurants, and sports facilities, yet providing an outdoor oasis for enjoying amenities and creating cherished memories, the Desert Rose Family Villa combines convenience with leisure!

The main level features a master bedroom with en-suite bathroom and walk-in closet, along with three additional bedrooms and a full guest bathroom conveniently located in the hallway. Downstairs; discover two more bedrooms, another full guest bathroom, a laundry room, wet bar, fireplace, and a spacious recreation room complete with a pool table, foosball, a poker table, and arcade games. Privacy screens available to create additional sleeping area(s).

Outdoor Oasis:
Step into the outdoor gathering oasis, a beautifully landscaped haven that includes a custom mural, heated pool, spa, and various games and activities. This inviting space is ideal for continuing gatherings under the sun or stars, enhancing your stay with relaxation and fun. Lush green landscaping adorns both the front and back of the property, offering ample yard space for games like cornhole, yard pong, soccer, or frisbee. An 18' custom RV gate leads to a cement basketball court. The fenced pool area features a soothing waterfall spa, poolside lounge chairs, umbrellas, and a BBQ entertainment center for outdoor dining. A covered patio with a mounted TV, outdoor living room, fans, a firepit, and dining table completes the perfect Arizona indoor-outdoor experience.

COMMUNICATIONS: We are readily available to help with any aspect of your stay whether its before or during or even after.

HOUSE RULES: Please read the following House Rules and you are asked to please not book our home if you are not comfortable with any of the following house rules.

Arizona state law enables cities and HOA's to require that we obtain information about your group composition and vehicle data.

* PARKING: The home includes plenty of parking; however, overnight parking is limited and on-street parking is discouraged. There are 6 parking spots in the front driveway and a garage spot as well.

* The primary renter must be 25 or older.

* No parties, no events, (NO EXCEPTIONS)

* No pets are allowed.

* Quiet hours after 10 p.m. are strictly enforced to ensure that neighbors are able to enjoy their homes without disturbance.

* No Smoking allowed inside the property at any time including cigarettes, cigars, marijuana, vaping etc. If anyone in your group violates the no smoking policy the host reserves the right to charge your account for $500 minimum to engage smoke remediation processes.

* Sporting equipment is provided for all of the amenities at the property, (except for the swimming pool – see the specific note on pool toys below). Just bring your suitcase, your family and friends and enjoy all of the property amenities, the equipment is provided.

* Pool toys and floaties are NOT considered sporting equipment and they are NOT provided as part of the rental agreement. Pool toys and floaties are oftentimes left behind by travelers. Any pool toys or floaties that are left by occupants will be made available for the use and enjoyment of subsequent travelers.

* Towels: The property towels are not to be used to clean footwear, other personal property, or to remove facial makeup. Any improper use of the home's towel inventory may incur a payment request being initiated for any damage caused by the improper use of the home's towel inventory.

√ - Pool heat is only available October through May annually to a comfortable 81 degrees. There is NO additional heating charge!

* Arrival and Departure: Initial Arrival Instructions will be sent 2-3 days prior to arrival.

* All requests for early arrival and late departure must be requested in advance and may not be possible based on cleaning and maintenance schedules. If authorized, all early arrivals and late departures will be subject to an additional fee equal to $25 per hour. To check on the likelihood of early arrival and/or late departure please contact the owner.

* Safety & Security Violation Fee: Our arrival protocols and system are designed to prioritize your health and safety by protecting against arrivals to our home before the property has been fully cleaned, sanitized, inspected and authorized for occupancy. The host reserves the right to cancel your booking if anyone in your group violates the established Safety and Security protocols by arriving in advance of receiving authorization to occupy the property.

* Trash and Recycle Responsibilities: Trash collections are Thursday. Please place the trash cans on the curb on Wednesday afternoon.

√ - Recycle Day: THURSDAY

√ - It is very important to remember that the trash and recycle containers must wheeled to the street for pick-up the night before (Wednesday night) the scheduled pickup day (Thursday).

√ - It is important to keep multiple trash and recycle containers at least three (3) feet apart from each other.

* Standard rates include up to 16 people 2 years of age and older. Occupancy levels above 16 persons will incur an additional occupancy charge of $30 per person, per night.

* Please inform us if the propane tank is empty so we can get a new one placed and the old one filled.

* Home comes stocked with a starter supply of toiletries and perishables including hand soap, shampoo, conditioner, laundry detergent, fabric softener, dish soap and dishwasher detergent. Household supplies including toilet paper, paper towels, napkins, coffee filters and trash bags and general assortment of kitchen spices.

√ - Perishable items that require refrigeration after opening (ketchup, mustard, etc.) are NOT provided. Travelers are asked to plan accordingly.

* Cancelation & Refund Policy: NO exceptions will be made to the published.

* Health, Safety, & Security Protocols: Our arrival processes and systems are designed to prioritize your health and safety by protecting against arrivals to the home before the property has been fully cleaned, sanitized, inspected, and authorized for occupancy. In all instances, anyone arriving to the property before receiving explicit arrival authorization, or overstaying your authorized departure time, will incur a $250 fee for violating your Host's Arrival and Departure House Rules Policy

IMPORTANT NOTICE: Using this property for following purposes is prohibited:

1. Any nonresidential use; 2. Holding a special event that requires a permit or license pursuant to a city or town ordinance or state law or rule; 3. Operating a retail business, restaurant, event center, banquet hall or similar use;4. Housing sex offenders; 5. Operating or maintaining a sober living home; 6. Selling liquor, illegal drugs or pornography; 7. Operating a nude or topless dancing; 8. Obscenity; 9. Adult-oriented business; or 10. Other uses prohibited by A.R.S.

Personal Safety and Health: By booking our property, you acknowledge that you are responsible for your own safety and health during your stay. We have taken measures to maintain a clean and safe environment, but we are not liable for any accidents, injuries, or health issues that may arise while on the premises.

Property Use: You agree to use the property and its amenities responsibly. We are not liable for any damages or losses related to the use of the property, including but not limited to accidents, theft, or personal property damage.

Guest Conduct: You are responsible for the conduct of all guests staying with you. We are not liable for any behavior-related issues or conflicts that may arise during your stay.

Damage and Loss: You are responsible for any damage to the property or loss of its contents that occurs during your stay. We reserve the right to charge you for repairs or replacement of damaged or missing items.

Force Majeure: We are not liable for any failure or delay in providing the property due to circumstances beyond our control, such as natural disasters, pandemics, or other unforeseen events.

Insurance: We recommend that you have adequate travel insurance to cover any personal liabilities, accidents, or cancellations that might occur.
