Check out this stylish family-friendly home located in the heart of Paradise Valley. This newly renovated & remodeled 4 bedroom, 2 bath, 2-car attached garage features 2,100 square feet of mid-century modern vibes. With slabs of chunky granite, stainless steel appliances, & low profile furnishings - the warm undertones from the black, brown, Carmel & cream appointments pulls everything together. The backyard features private back patio dining, a 65' inch TV, fire pit, BBQ, & plenty of seating.

* BEDROOMS *
This property features 4 bedrooms and 2 baths - one bath is located in the Master Bedroom and listed as an en suite and the other is accessible for all guests just off of the hallway. Each bedroom is equipped with an ultra plush memory foam mattress, Egyptian cotton sheets, hypoallergenic pillows, stylist headboards, throw blankets, and hand selected comforters/decorative pillows.

- The Mater Bedroom features a King size bed, a mounted 55 inch LED Samsung Smart TV, a walk-in closet, a standup glass block shower, and direct patio access from the Master slider.

- The kids room or also referred to as "The Bunk Room" is located just off of the kitchen. It features a twin over full mattress set up with a mounted 55 inch LED Samsung Smart TV, and touch sensitive lamps with built-in USB charging ports.

- The two additional Guest bedrooms - 1 of them features 2 full size memory foam beds with reinforced headboards, USB charging ports mounted to the side of each bed, a walk-in closet, full size dresser, dual nightstands, and a mounted 55 inch LED Samsung Smart TV. The last bedroom features a King size bed, USB bedside charging ports, a walk-in closet, and a mounted 55 inch LED Samsung Smart TV.

* BACKYARD *
The backyard is absolutely breathtaking. Newly remodeled with brand new synthetic grass, expanded Kool Decking, a state-of-the-art Pentair Heat Pump, and all new furniture. This backyard now features LED color changing shatterproof Bistro Lights, 6 adjustable cedar pool loungers, a propane fire pit and lounge area with a freestanding patio heater, a propane BBQ, outside covered dining for 8, and a mounted 65 inch Samsung LED Smart TV. The backyard also comes equipped with games for the whole family: Jenga, Spike Ball, Bocce Ball, Jumbo Size Connect Four and LED light up Corn Hole/Bag Toss.

* LOCATION *
This property is conveniently located in the heart of Paradise Valley near the crosstrees of Tatum Boulevard and Paradise Lane. You are centrally located and just moments away from Scottsdale's key attractions such as; Kierland Commons, Scottsdale Quarter, Waste Management Open (less than 5 minutes from the property), Gainey Ranch, endless supply of luxurious golf courses, and Scottsdale's very own Entertainment District in Old Town Scottsdale.

This home is all yours. All guests and vacationers will have complete access to the rental property. All we ask is that you please keep out of the Owners Closet located in the guest bathroom.

Paradise Valley (85254) is a suburb of Phoenix with a population just north of 14K. Paradise Valley is in Maricopa County and is voted by Phoenix Magazine as one of the best places to live in Arizona. Living in Paradise Valley offers residents a rural feel but in a lap of luxury. PV is notorious for their dense population in restaurants, coffee shops, shopping centers, recreational parks and some of the best golf courses the nation has to offer.

The rental property is centrally located in the heart of Paradise Valley with the major cross streets being Tatum and Paradise Lane. You are roughly a 15 - 20 minute Uber ride to the following hot spots & Scottsdale venues: Scottsdale Quarter, The Kierland Commons, Scottsdale Fashion Square Mall, Camelback Mountain, Scottsdale Entertainment District, Scottsdale Stadium (SF Giants Stadium), Salt River Fields, Old Town Scottsdale, Talking Stick Casino & Golf Resort, Top Golf and so much more.

* POOL HEATING FEE: The pool may be heated UPON REQUEST and PRIOR to the guests arrival in order to cover the costs to heat the pool. There will be a charge of $75 per day from October through April. We cannot heat the pool for individual or specific days during a guests reservation (it is an all or nothing). The pool will be heated to a comfortable 80 - 82 degrees.

* POOL HEATING DISCLAIMER: Electric heat pumps are designed to function efficiently when the ambient outdoor temperature is above 50 degrees. However, when the temperature drops below this threshold, the heat pumps automatically shut off to conserve energy and prevent overheating. As soon as the temperature rises above 50 degrees, the system will resume heating the pool to the desired temperature of 80-82 degrees, working continuously to maintain comfort for our guests.

* PROPANE TANK FEE: There will be an additional charge of $35 per propane tank. These tanks can be utilized for the BBQ grill, fire pit and space heater. All propane tanks will be available and accessible upon request.
 
* PET FEE: There will be an additional Pet Fee of $150 per pet. Pricing can be negotiated based on size, age and training of animal. Please be advised that this fee is PER ANIMAL and that the guest is still liable, responsible and will be held accountable for any pet accidents throughout the home for the duration of their stay (i.e., Urine or poop stains, chewed up furniture, damaged property or missing personal belongings).

* POOL & HOT TUB SAFETY WARNING: Per Arizona Revised Statutes Title 36, Chapter 16, Section 1681, please be aware that there is NO pool fence or barrier around the pool or hot tub at this property. However, for added safety, we have installed audible alarm systems on all windows, doors, sliding doors, and other access points leading to the pool area. These alarms are designed to alert you whenever a pool access point is opened.

Guests acknowledge that children and/or handicapped individuals should never be left unattended in or near the pool or hot tub area. Swimming and/or playing in or around water involves inherent risk, and by choosing to use these facilities, guests expressly assume all responsibility and liability for their own safety, as well as for the safety of any children or individuals under their supervision.

Ranallo Real Estate nor its property managers bear any responsibility or liability for ANY problems, issues, injuries, or casualties sustained on the premises. Furthermore, by agreeing to move forward with your booking reservation and accepting our House Rules & Checkout Procedures, this document serves as your agreed-upon, signed waiver.

* POOL EQUIPMENT RULES & RESPONSIBILITY
For your safety and to ensure our pool facilities remain in proper working condition, please do not touch, move, or tamper with ANY pool equipment. This includes, but is not limited to:

* Pressure Valves
* Water Features

Unauthorized interaction with pool equipment may cause damage, create safety hazards, or disrupt pool operations. Guests will be held financially responsible and liable for any repairs, damages, or service calls resulting from violation of these guidelines.

* REQUIRED STATE VERBIAGE: All Dwelling units, including Vacation Rentals and Short term rentals shall have a maximum family size of 6 adults (and their related dependent children).

HOUSE RULES & CHECKOUT PROCEDURES
 
* QUIET HOURS: The City of Phoenix impose a strict policy of quiet hours starting as early at 10 PM that are strongly enforced until 7 AM. Please be respectful of the neighbors by not having any large gatherings in the backyard past 12 AM (midnight). Any violation received by Phoenix PD, the booking AirBnB guest will be held personally responsible for paying any fines incurred.

Great house for a weekend away

This house was perfect for a group of 4 moms and daughters. We were in AZ for a horse show and had a lovely visit! Property manager was great, responsive and easy to work with. Very clean, plenty of space, well decorated, on a quiet street and looks like the pictures. The beds were comfortable. The backyard is really cute, nice pool and tvs everywhere. . Plenty of towels for the pool and bathroom. Our only complaint is the kitchen was not very well stocked with dishes or things to make cooking easier. Only 2 small skillets and one small sauce pan. You couldn't easily make a meal so we ended up getting pre-made food from Costco. They could really use some more pots and pans, mixing and serving bowls, a griddle, measuring cups and spoons, tupperwear for leftovers, foil, baggies, etc. Also the ice machine didn't work so you need to buy bags of ice. We also ran out of trash bags and the trash cans were overflowing.

Comfortable and clean!

Stayed here with 6 adult friends for 3 days. Everyone had private space and was comfortable! Enjoyed all of the amenities inside and out. Decor was beautiful, beds comfortable, and the backyard was magnificent! Only critiques I have is that the 2nd bathroom could use a private door separating toilet and shower from the sink area for more privacy, and that all of the propane tanks were empty and it took more than 24 hr to sort it out. We would DEFINITELY stay here again if we return to Phoenix!!

Nice get-away

The property was updated nicely with very comfortable beds/bedding/pillows, nice throw blankets for lounge time, and very nice outdoor activities/seating. An area for improvement would be in the kitchen... the utensils (for example: can opener, blender, no mixing bowls, limited cookware/bakeware -- these kitchen items were not good quality) For the price of the rental, the quality of the kitchen items could definitely improve. This is only an issue if your family would use the kitchen. Overall, our time here was really great.
