"STUNNING beach front with the best ocean view I’ve ever had. The design and amenities are so well thought out and our kids loved the beach toys. It was also great having access to beach chairs and umbrellas. We didn’t have to pack our own. It’s about a 10 minute drive to Pier Park, so close enough to area attractions but far enough to avoid noisy crowds. Every room had its own bathroom and the two primary suites were identical, making it easy to split them without someone feeling they didn’t get the “nicer” suite. Our Gulf-Front 3-story townhouse is in the sought-after west end of Panama City Beach. Amazing views, spacious layout, pool, and only steps down the stairs to the sugar white sand and Emerald Blue waters of the Gulf of Mexico.

Stay ON the beach and enjoy a spacious, comfortable, updated home. 1st floor offers a living area, kitchen, dining, and a wet bar with a wine cooler. The living area and 2 primary king bedrooms (second and third floor) open to captivating views of the Gulf. Walk down the 1st-floor balcony stairs to our private beach access. A pool shared by only 5 units is steps away.

Our 3-story 4-bedroom, 4.5 bath townhome is directly on the Gulf of Mexico and the magnificent beaches of the Emerald Coast. SplashPadPCB sleeps 14 with over 2,500 square feet and two (2) reserved parking spaces. All 4 bedrooms have ensuite baths with a half guest bath on the first floor. Both primary baths offer showers, double vanities, and soaking tubs with views of the Gulf. Hardwood and LVP floors throughout the house with 3 balconies and endless views of sunsets, beach, and emerald waters, our coast is famous for.

| First Floor |
-Kitchen. We provide all the basics and then some. Refrigerator, freezer, ice maker, double sink, induction stove top, oven, microwave, and island with seating for 5.
-Dining Area. Opens to the kitchen and living space. Seating for 8.
-Wet Bar. With a wine cooler and a Keurig & drip coffee station. Grab your morning coffee or sunset cocktail before heading to the balcony, pool, or beach.
-Living Area. A cozy overstuffed sofa, loveseat, chaise, chairs, and an extra-large smart TV. Books and games for all ages.
-Balcony. Table and chair seating plus high-top table with polywood Adirondack chairs. The community charcoal BBQ is at the bottom of the stairs.
-Beach & Other Supplies. The 1st-floor closet provides 4-6 beach chairs, a corn hole, beach games, beach towels, toys, body boards, and a beach umbrella. Also, a pack n play and a baby chair that attaches to the table.

-Primary king bedroom with ensuite bath, walk-in closet, smart TV, charging stations, and balcony with seating to enjoy captivating views. The bath has a shower, double vanity, and soaking tub at the window with Gulf views.
The guest bedroom is a large, spacious room with a king bed, queen sleeper sofa, smart TV, and an ensuite bath with a shower.

| Third Floor |
-A second primary king bedroom with an ensuite bath, walk-in closet, smart TV, charging stations, and a balcony with seating to enjoy the same but higher captivating views. The bath also has a shower, double vanity, and soaking tub at the window with Gulf views.
-Guest bedroom with two sets of queen beds, both with twin bunks placed horizontally. Equipped with a smart TV and an en-suite bath with a shower. Perfect for kids, teens, or adults.

Free robust Wi-Fi, over 100 TV channels, plus smart TV streaming on your private accounts.
Minimum primary guest age of 25 years old, and one 25+ year for every three guests ages 14-20. We conduct background screening, reserve the right to check IDs, require ID verification, and digitally sign rental agreements. We include accidental damage protection up to $1,500.

Essentials are provided to get you through the first 1-2 days of your stay: coffee, paper towels, dishwasher soap, laundry soap, trash bags, toilet paper, and bath toiletries. Please plan to purchase or bring these items for the duration of your stay. Only 2 vehicles for the 2 reserved spots onsite; no off-site parking at this time. The home does have inside noise/crowd-gathering sensors. 25+ age minimum with an adult-to-teen ratio in place.
General Terms & Conditions-Rental Agreement supersedes this summary
Guest Screening: For the protection of you and others. Guest is required to give host permission to use a third party to verify their identity and check criminal databases prior to final confirmation of the reservation. Complete terms regarding the guest verification can be provided by the host.
-All bookings include $1,500 of Accidental Damage Protection. Guest agrees to pay for all damage and missing items not otherwise paid for by Accidental Damage Coverage, security deposit, or other form of payment.
-Cancellation. Your booking source payment and cancellation terms prevail. See your guest portal or contact the host to confirm. We are unable to issue refunds once a reservation is non-refundable.
We strongly recommend the purchase of Vacation Travel Insurance. For details contact host.
-Minimum age 25 years old. 1 adult 25+ years old for every 3 minors. Due to restrictions, insurance, and/or local ordinances, we are unable to rent to (i) guests under the age of 25, or (ii) student/college groups. A full guest list is required at the time of booking and the primary renter must be present at check-in and during the entirety of the reservation. ID's will be checked upon booking and verified onsite at check-in and throughout the stay. We reserve the right to refuse entry as well as evict guests found to be underage or in violation of this or other Rental Agreement provisions. No refunds upon eviction.
-No Pets.
-No Smoking.
-Primary guests must be 25 years or older and provide a government-issued photo ID. All guests on the property must be registered.
-No events or parties allowed. The property has noise monitoring in place.
-Our City and/or County regulates short-term vacation rentals and guests must adhere to county restrictions that include maximum occupancy, noise, off-site parking, vehicle ID display, trash disposal, and environmental compliance. Violation by guests will result in fines and penalties to the primary guest representative.
-A City and County Tourist Development Tax is collected by the host if not collected by booking agent, Airbnb, Vrbo, etc.
-Upon booking deposit or payment, all Guests agree to PMI Destin Vacation Rental terms and conditions.

Steps to the beach

We've always stayed in high rise condos but opted for a single condo this time and will never go back to a high rise condo. From being able to park right in front of your unit, no elevators to wait on and being able to walk right out your back door to the beach is a must. Unit was perfect, fully stocked and any issues were promptly addressed. Highly recommend.

Stunning house and gorgeous views!

This house was exactly as it was described! The pictures do not do it justice. The views were amazing! Especially because you get to step on to beach the minute you open the back door. The neighborhood was absolutely perfect with a supermarket nearby and local restaurants just minutes away! We will definitely be staying at this house again!

This was the worst stay we have rented because the sewage was a big issue and smell was unbearable. The bathroom tube/shower water was not heavy enough to take a shower in two of the bedrooms because the latch on the tub where you navigate the water were broken.

Incredible for families!

We LOVED staying here! The beach access makes it so much easier with our toddlers and the neighbors and beach were peaceful and quiet. The layout is awesome for multiple families and everything is very spacious. We had plenty of outlets for baby monitors and sound machines, and with two baby gates it was easy to secure the stairs for the littles. We will absolutely stay here again!!

Amazing Property!

Great, well equipped, clean property

Great stay. Communication was excellent. Awesome access to the beach. Beds were comfortable and kids loved the bunk beds. We had 4 adults and 4 children and this place had everything they needed. Wonderful location on a quiet area of the beach. Wouldn't hesitate to rebook.

Fantastic place

We loved our visit to Splashpad. It was close to everything we wanted, plenty of room and close access to the beach for the kids to play. The home was very spacious and clean. Everything about his place was nice. We will surely be back.
