This home is located in San Juan River Village which is just about 20 minutes from Wolf Creek Ski Village where you can enjoy the best snow in Colorado and also just about 10 minutes to Downtown Pagosa Springs where you can soak in the World's Deepest Hot Springs.

This vacation home is one of the few homes situated right on the San Juan River with private water fishing. (Fishing rights come with rental with a Colorado Fishing License).

You enter the home to a nice foyer then make your way to the spacious living room with fantastic views of the river, a gas fireplace, cozy furniture and a large flat screen TV. The dining area is in the living area and has plenty of space for the whole family to enjoy meals or play games. The kitchen overlooks the living room with a bar stool counter, plenty of room for a few chefs and all the appliances and cooking amenities to satisfy the best of those chefs. There's plenty of pantry items as well. Downstairs has a powder room and a large laundry room / mud room off the garage that can be used by our guests.

Outside the living room is a nice deck overlooking the river with a brand new hot tub! Enjoy your family meals, a quiet afternoon drink or just relax as you listen to the river go by.

Upstairs are 3 bedrooms, each with their own gas fireplace for ambiance and to keep you warm on those cold winter nights. The 2 guest rooms each have a queen bed, and closet. They share a full bathroom out on the main landing of the 2nd floor. The spacious master bedroom has a king bed, private balcony overlooking the river, TV, and an amazing large master bathroom with soaking tub.

This home has quality throughout with custom polished logs for columns, nice floors, iron stair rails and more!

All trailers, RV's, campers or other recreation vehicles must be approved prior to arrival to be allowed on premises.

This home does allow pets, The pet fee is 75.00 per dog, as well as a refundable 100.00 per dog as well. There is a 2 dog maximum unless authorized, inquire within

This home does not have AC

This home has 3 outdoor cameras located on the west side of the garage. One on the corner facing the driveway, one facing the door at the top of the stairs(owner's space to left of garage) and the last one is outside facing the bridge over the river (it picks up the west side yard only).

This home has a separate apartment on the opposite side of the home that is rarely used by the owners. It is never rented out to any guests.
