The open kitchen, dining, and living area opens to a private deck with mountain and lake views and a grill. Hiking, fishing, and kayaking are nearby, with the San Juan National Forest and hot springs within the Pagosa Springs area.

Check-in instructions are provided 48 hours before arrival after the stay is confirmed. Contactless entry is provided through a lockbox with the key; pull the door tight to engage the lock. Emergency contact numbers are provided for assistance.

The condo is in Lake Hatcher Park within the Pagosa Lakes area. Lake Hatcher covers 133 acres and is home to rainbow and brown trout, largemouth bass, and perch. The lake is the drinking-water source for the Pagosa Lakes community, and the surrounding area offers a peaceful base for exploring Pagosa Springs.

Guests have private access to the entire condo. Enter using the provided access code, then pull the door tight to engage the lock. Please remove shoes upon entry.

The open main level connects the kitchen, dining, and living areas, with a guest half bath and access to a private deck with a grill. Upstairs are three bedrooms: a primary suite with a king bed, a queen bedroom, and a trundle room, plus the remaining bathrooms. Mountain and lake views add to this comfortable condo in Lake Hatcher Park.

A car is recommended for exploring Pagosa Springs, the hot springs, and nearby outdoor recreation. In winter, AWD or 4WD is strongly encouraged, and tire chains may be required on Wolf Creek Pass. Please plan for snowy conditions when traveling to the property.

**Due to local laws or HOA requirements, guests must be at least 21 years of age to book. Guests under 21 must be accompanied by a parent or legal guardian for the duration of the reservation.**

There is a pet fee of $40, with a limit of two pets. We kindly ask that pets are not allowed on furniture or beds. Thank you for supervising your furry friends and helping us maintain a clean and comfortable space for everyone. Please note that excessive pet hair or messes found after checkout may result in additional cleaning charges.
***Outside Grill: We've provided a grill for your use during your stay. If it requires cleaning or runs out of propane, please don't hesitate to inform us. Your assistance in maintaining its cleanliness for the next guests is greatly appreciated. Please note that a $50 fee will apply for any grills left dirty. Thank you for your cooperation! ***

Check-in begins at 4:00 PM, and check-out is at 10:00 AM, unless otherwise arranged. Early check-in or late check-out is available for $15 per hour, which helps accommodate our cleaning schedule and preparation for the next guest.

Please contact the property manager to confirm availability for late check-out. Failure to comply with the check-out time may result in denied access to the property or immediate eviction.

Colorado likes to keep us on our toes, expect inclement weather and be happily surprised when that is not the case. We live at altitude which means you need to drink lots of water, altitude sickness is no joke and definitely no fun!

We like to boast the most snow in Colorado. Should guests be visiting during winter months expect snow! Expect driving in snow, walking in snow, and playing in snow. Ensure the vehicle you are using has 4-wheel drive capabilities. Refunds will not be issued because of weather. (Unless previously discussed and authorized by management.)

Pagosa Springs is historic in nature and is surrounded by the San Juan National Forest. Hiking trails, views, adventure and journeys all await the wondering guest. We like to boast the most snow in Colorado and we happen to be the location for the world's deepest geo-thermal Mother Spring.
