This 3-bedrooms 2.5 bathroom vacation townhome is in a prime location next to the Ouray Hot Springs Pool, steps from the Riverwalk and Perimeter Trails, and within walking distance to downtown Ouray.

Step into the dedicated entry area on the first floor with plenty of space to store your outdoor gear. The full-size washer and dryer and access to the garage are also located on the first floor. On the second and main floor guests are welcomed by a relaxing comfortable living area, 65-inch Smart TV, high-top dining table for eight guests, a half bathroom and fully equiped kitchen with granite countertops. The deck just off of the kitchen is the perfect spot to relax in the morning or evening with a beverage and/or while cooking your favorite meal on the propane grill.

Located on the third floor guests are welcomed by a spacious bedroom with a King bed, flat screen TV and a next door bedrooom with two Twin beds. The full bathroom is located just around the corner in the hallway. The very spacious Primary bedroom is located on the fourth floor and features a Queen bed, adjacent seating area, stunning views of the San Juan Gateway, a flat screen TV and full bathroom just outside of the bedroom.

Bed Configuration:
Primary Bedroom -- Queen Bed, plus sitting area and dedicated full bathroom just outside of the bedroom (4th Level),
2nd Bedroom -- King Bed (3rd Level).
3rd Bedroom -- Two Twin Beds (3rd Level).

PROPERTY DISCLOSURES:
1. This home is pet-friendly (2 pet max) and the pet fee is $40/day (Max $250).

2. Guests are welcome to park up to one regular-size vehicle in the garage ad two regular-size vehicles in the complex center parking lot. Trailers and RV's are not permitted, but there is a free overflow parking lot located at the west end of 9th Ave.

ABOUT THE AREA:
A walking trail along the river is located just outside your door and accessible from the north end of the complex. Just north of the townhome in the common area of the River Park complex, there is a private picnic area right on the river with a picnic table and charcoal grill.

Ouray offers year-round outdoor activities and has everything you could want during your Colorado mountain vacation any time of year! In the spring, summer, and fall months visitor's enjoy exploring, riding ATVs, hiking, biking, rock climbing, horseback riding excursions, and fishing. You'll love the summer music series in Ouray's Fellin Park! In the winter months bring your snowshoes, ice climbing gear, or Nordic skis and enjoy downhill skiing in Telluride, a scenic 60-minute drive from Ouray! Ice climbing at the world-famous Ouray Ice Park boasts more than 150 named ice and mixed climbs, spanning almost 2 miles of the Uncompahgre Gorge. After a day of adventure enjoy a variety of great local restaurants, breweries, distilleries, live entertainment venues, and the ever popular Ouray Hot Springs.

Cancellation Policy: A non-refundable payment of $300 is required at the time of booking. This $300 payment is applied toward the total amount due and is only refundable within 72 hours of the time the booking is made. If your arrival date is within 30 days of booking, payment in full is required at the time of booking. Cancellations or changes that result in a shortened stay that are made within thirty (30) days of the arrival date forfeit the entire reservation amount while cancellations made more than thirty (30) days in advance of your arrival only forfeit the $300 payment made at the time of booking. For reservations at least thirty (30) nights, the cancellation policy above increases to sixty (60) days before the arrival date. We do offer travel insurance.

Please note that, like most properties in the area, this home does not have AC, as it is uncommon for homes at this elevation. Temperatures inside the property are easily managed by using fans and opening the windows at night when temperatures drop into the 40s.
