Welcome to Palm Beach Resort D31, a beautifully furnished 3-bedroom, 2-bathroom beachfront condo offering 1,650 sq. ft. of breezy coastal living in Orange Beach, Alabama. With room for up to 8 guests, panoramic Gulf and pool views, and resort-style amenities, this condo delivers the perfect blend of beachside relaxation and convenience.

Construction: New walkways and 2 new BBQ grill pads, New shrubs and sod are being installed, and all work should be completed by June 1st.

The Space – Sleeps 8 Comfortably
Primary Bedroom: King-size bed, direct balcony access, flat-screen TV, and an en-suite bathroom with a double-sink vanity, floating tub, and a full glass walk-in shower.
Bedroom 2: Queen-size bed with coordinating furnishings, flat-screen TV, and a private bathroom featuring a tub/shower combo and spacious vanity.
Bedroom 3: Two Twin-size beds, perfect for kids or additional guests, with TV, closet, and dresser.
Living Room: Two cozy sofas, including a queen sleeper, flat-screen TV, and direct access to the Gulf-view balcony.
Kitchen: Fully stocked with modern appliances, plenty of counter space, cabinetry, and amenities for easy meal prep.
Dining Area: Seating for six at the table with five additional stools at the kitchen island—great for meals or gathering.
Laundry: Stackable washer and dryer in the unit for guest use.
Parking: Two (2) parking passes available for purchase on-site ($45 each for the entire stay).

BEACHBALL PROPERTIES VACATION RENTAL POLICIES:

RENTAL AGREEMENT: Tenant Vacation Rental Agreement must be electronically signed to secure your reservation. Please read carefully. This is a legally binding document.

NO SMOKING: All properties are non-smoking.

AGE RESTRICTION: Must be at least 25 years older to book a BEACHBALL PROPERTIES vacation rental. A person 25 years or older must be staying at the property for the entire duration of the booking. There will be no refunds issued for anyone booking under false pretenses.

CHECK-IN: Check-in is at 4PM. Early check-in is not possible, sorry but no exceptions.

CHECK-OUT: Check-out is at 10AM. Check out after 10AM will be charged an additional day.

MONTHLY/SNOWBIRD RENTALS: Available from November through February. Call to ask about monthly rates.

PARKING PASSES: Two (2) parking passes maximum. The cost of parking passes is set by each Homeowner's Association and is subject to change at any time without notice. U-hauls, trailers, boats, jet skis, buses, etc. are not allowed on property.

CANCELLATION POLICY RELAXED: Guests who cancel at least 30 days before check-in shall receive a 100% refund of the amount they have paid. For cancellations between 14 and 30 days before check-in, 50% of the total reservation costs shall be refunded. For cancellations made less than 14 days prior to the beginning date of the reservation, NO REFUNDS will be issued. Refunds shall not be issued for late arrivals, early departures, or inclement weather conditions including hurricanes and named storms. We do offer optional travel insurance which we highly encourage all guests to purchase.

WHAT YOU SHOULD BRING: Guests receive a “starter pack” of laundry detergent, dish washing detergent, one trash bag per trash can, and travel-sized shampoo, conditioner, and soap per bathroom. Starter supplies are not intended to last for the duration of your stay. Linens are furnished but please bring your own beach towels.

Lovely Family Vacation

We had a wonderful stay at this beautiful condo! It was the perfect spot for our whole family to relax and enjoy time together. The space was clean, stylish, and well-stocked with everything we needed. The views were stunning, and we especially appreciated the thoughtful touches that made it feel like home. From the comfortable beds to the convenient location, everything exceeded our expectations. We would absolutely stay here again and highly recommend it to anyone looking for a relaxing and family-friendly getaway!

Stayed at this Unit for a long weekend. The Unit has a great location both within Orange Beach and has a beautiful view of the Ocean. The unit is very spacious and clean. I would definitely stay here again.

Absolutely loved this condo!

My family of 6 stayed here for our summer vacation for a week in August. The condo was so nice, we added an extra day to our reservation immediately when we arrived. It’s been recently updated, nice furniture/decor, very comfortable, and very clean! One of our favorites about the condo is the view from the balcony, particularly the view of the sunrise. It probably has the best view of the whole complex. Also, the walk to the beach is very short (about 3 minutes from door to sand). If I’m being nit picky, there are some very minor issues. The guest bath stopper doesn’t work and even though this unit is at the very last unit of the floor with a secluded front entrance, you cannot keep your beach supplies on the porch (but this is a complex-wide rule and it admittedly keeps the complex looking clean). Also, there were a few days where the sea grass was too much to get in the water, but that has nothing to do with the condo, of course. This condo is close to all kinds of restaurants and activities, although we mostly stayed at the beach and cooked our own food. There are several supermarkets nearby and if you’re the kind that does grocery delivery, they deliver to the condo. I recommend going to the pier to see sharks and turtles and for fishing (fyi, I’d does cost money to park and another fee just to walk the pier). We also visited the Wharf for the Ferris wheel and the light show, which was just ok, but it was a good change of scenery. We have fond memories of our vacation. It was simple and very relaxing. We’re looking forward to returning to this very condo next year! I highly recommend.

We got married while we were on this trip. We had enough room for all our family to stay in this facility. Our condo was perfect! We loved it. 2 pools were great. I do wish they had more wash cloths. But it is what it is. Can’t wait to go back!

Disappointed in the value

While this is a beautiful condo in a great location, I am disappointed in the cost vs the value. Considering the cost of this place, we were treated as though they were doing us a favor to stay there, versus paying customers. Upon arrival, the space is much smaller than depicted in the photos, the toilet in our second bathroom was not working, and there were large dead bugs in corners and under the sink, and on the floor- making us feel as if a deep clean was not done prior to our arrival. The parking instructions are inaccurate and confusing and they were not helpful when reaching out. You must purchase parking for all cars, and none is included in your stay. And they do not want sand in the condo- however you cannot leave your wet sandy shoes or whatever outside the door- for even 15 minutes or the on-location security will get you
 What I paid for a week, I expected more. Regardless, it is a pretty condo and the location is great not a lot of people, and the beaches were not crowded.

Loved this condo!

My family and I have been coming to Orange Beach for 15+ years and have always stayed at this resort. We love this part of the beach because it isn’t super crowded and we also love that Palm Beach Resort isn’t a huge facility and the pools aren’t overcrowded. It’s right on the beach and you have beautiful views of the ocean right out your window! It’s the first time we’ve rented this particular unit and it was amazing! The decor and all the furnishings were top notch with plenty of storage and seating for our family of 4. Something was broken when we arrived and we alerted the management company about it and they came that day to fix it. And anytime I had questions they promptly responded to me. We thoroughly enjoyed our stay and will definitely rent this unit again!
