Enjoy New Orleans from the best location in the Bywater! This recently renovated, 2-story home has 5 bedrooms with a total of 6 beds. Ample space for 10 guests with all the modern amenities and all the classic New Orleans charm. You'll be just a few minutes drive from the world-famous French Quarter with all the space and comfort that comes with having a private home. Kick back on the private porch or relax in the backyard, perfect for an al fresco meal or unwinding after a night out.
This spacious, newly-renovated property in the coveted Bywater area was built around 1900 and spreads out across 2 floors with 5 bedrooms (6 total beds), 2 full baths (one with a jacuzzi tub), two separate living rooms, and plenty of space for large family vacations, bachelor or bachelorette groups or a couples' retreat.
Enjoy over 2100 sq.ft. of old-world interior space with all the modern comforts but all the authentic New Orleans charm. Wide plank wood floors, wood-beamed ceilings, exposed brick, crown moulding, ceiling medallions, pocket doors, glass door knobs, and stainless steel appliances give this property rustic modern vibes all the way around. A huge, fence-in backyard, peaceful 2nd floor porch, and natural light flooding in through no less than 26 windows and glass doors make this space one of the most enjoyable on the market.
Upon entering, you'll find yourself in the tremendous formal dining room with stone floors and seating for 10, with a full walk-in laundry room tucked off to the side. Once through the dining room, the rest of the first level enjoys a spacious, open-concept layout perfect for entertaining or just watching a game on the Roku TV. A huge sectional sofa, upright piano, brand-new island kitchen, walk-in pantry, casual dining area for 6, the first bedroom, a full bath, and double glass doors that lead to the back yard make the main floor the perfect spot for everyone to be together. Also, nothing says outdoor space like a covered courtyard lined with banana trees and jasmine, covered outdoor seating, and a custom wall mural. The mural shows the Mississippi River and the Fleur de Lis icon shows where the home is in the city and along the river.
Once upstairs, guests will find a charming reading nook, a second full living room with another flat-screen TV, as well as the remaining bedrooms, full bathroom, and second floor patio. The full bath features a separate jacuzzi tub and walk-in shower with rain shower feature. The patio is the perfect place for a nightcap or cup of morning coffee.
PLEASE NOTE: When walking upstairs, the bedroom with the two full beds (Bedroom 2) is located off of the upstairs living room and you have to walk through this room to get to the other 3 bedrooms up there, so it is not a private space like the others. The other bedrooms can be closed off at night but the room with the two fulls is still open and would have to be entered to get to the bathroom in the hallway upstairs. Also, to access the upstairs porch, you have to go through the doors in Bedroom 3.

The Bywater neighborhood is known for being an eclectic blend of historic charm and funky nightlife. Tons of bars, restaurants, cafés, and hip shops are all within walking distance of our home. The area is fairly quiet during the week, but is known as the place the locals hang out on the weekend; providing an alternate nightlife space from the tourist-heavy French Quarter.
Known for its vibrant arts scene, colorful Creole cottages, and eclectic mix of residents, Bywater is adjacent to the Mississippi River and boasts a rich cultural heritage with influences from its diverse population. It has a bohemian vibe; attracting artists, musicians, and young professionals. The neighborhood's streets are lined with lush greenery and adorned with murals, contributing to its lively and creative atmosphere. Additionally, it's just a short distance from the bustling French Quarter and other iconic New Orleans attractions.
The Bywater neighborhood is home to countless bars, restaurants, cafes, and shops all within walking distance. Many attractions are easily seen by bicycle and the world famous French Quarter is just an 8 minute drive, with Ubers and Lyfts being easily accessible during most times of year.
Please fully read the description of the home's layout to get a better idea of how the bedrooms are set up and how one has a lack of privacy compared to the others. There is a floor plan of the home as the last picture in the photos. The room on the 2nd floor labeled as "Bedroom 2 / Sleeping Area" is the non-private room with the two beds. Access to the upper front porch is also through one of the bedrooms.
***There is a $200 security/damage deposit collected 3 days prior to arrival, and returned shortly after your stay. This is done as a $200 hold on your method of payment, not a full charge. Please see the rental agreement (required to be read and signed before booking) for more details. *** Please carefully read our house rules below
1. The booking guest must have their ID uploaded to their profile. Please do not remove your ID from your profile at any point during the booking process, or your visit. This will trigger automatic cancellation of your reservation.
2. Please be mindful of the neighbors. We recommend being quiet after 8:30pm (weekdays including Sundays) and 9:00pm (weekends).
3. While early check-in / late checkout may be available, this must be arranged ahead of time for an extra fee. Unauthorized Late checkouts are a $50 charge for each hour after 11am - a 15 minute grace period is given. Late checkouts MUST be requested before 9PM the day before your departure.
4. Clean towels are a provided amenity. Plan ahead while packing, please bring extra towels if you or any of your guests anticipate needing more. A washer and dryer is onsite for you to use as well.
5. Smoking & vaping in the unit will result in a $500 deodorization fee. Please only smoke outside of the property.
6. Unregistered guests and parties are prohibited by local laws and ILLEGAL. Our occupancy limits are set by local ordinance. Any guest found to have had a party or over-occupancy will be charged a $1,000 fee for non-compliance with local laws. Exterior cameras are present at the property to verify these laws & house rules are not broken. All rental platforms specifically ban parties from their units. Violation of this rule will result in immediate eviction and a ban from the platform.
7. Please do not hang or attach anything to the walls with push pins, tape, etc. or other painted surfaces.
8. Please do not use face towels to remove makeup, it damages the towels. Makeup towels are provided for this use.
9. If the space is left excessively dirty, $50 will be charged for each additional hour of cleaning required. Removal of bodily fluids will result in a charge of $150. Glitter cleanup will result in a charge of $100.
10. This home allows dogs, limit of 2 and they must be 25lbs or smaller. There is a nonrefundable fee for pets charged at the time of booking, so please indicate pets when making your reservation. Unauthorized pets will result in an additional $250 fine in addition to the normal fee.
11. After you’ve read these rules, please send me a message with the words “yellow kangaroo”, it will let me know that you have read the rules thoroughly.
12. Unfortunately, we cannot accept bookings from “Locals” at this time. Locals is meant to include anyone residing within 60 miles of New Orleans.
13. While we cannot receive any mail or packages to the space we will assist with getting packages shipped to New Orleans if needed.
14. Commercial video and photo shoots are strictly forbidden without prior and authorized consent. Associated day-rate fees, liability waivers and copyright contracts will apply if consent is given.
15. Message us for long term stays.
16. Trash is picked up on Friday, recycling on Friday.
17. All of our TV's are streaming, we do not provide any account information, you will have to log into your own. Please remember to log out at check out. We do not have cable TV.
18. Should you wish to receive an early check-in or late check-out, please let us know no earlier than a few days prior to your reservation date, and we will determine if it's possible. We are unable to confirm early check-in (or late check-out) requests for future dates. We require time to prepare the unit for your stay or after your stay for the next guest and sometimes we are unable to accommodate. If we can accommodate, we will charge $25/hour for the additional booking time. This will also be in place for dropping luggage off or leaving your luggage after checkout time has passed. Payment will be requested through the platform after your additional time has been approved.
