Tequila Mockingbird is just minutes from Canyon Lake Dam and the boat docks, ideal for anyone seeking a true lake-life experience! This 3 bedroom, 2 bath home sleeps up to 7 guests and is also dog-friendly! (Please see pet fee information.) Complete with a hot tub, gas grill, and a firepit, Tequila Mockingbird is a recipe for relaxation and fun! For larger parties, Mint Julep is located next door and also sleeps up to 7 guests.





As you pull up the driveway of Tequila Mockingbird, its modern farmhouse exterior catches your eye! An adorable front patio is perfect for drinking your morning coffee in the beautiful Canyon Lake weather! Walking through the stunning front door of the home, your eyes are drawn up to the vaulted ceiling where beautiful natural light fills the space through the large windows. The large sofa invites guests to cozy in and watch a movie together on the large flatscreen television. Fun animal prints and decor in this space note toward the famous Hill Country! The dining room offers a place for guests to gather around and share a meal together. Looking to help make dinner? Grab a seat at the kitchen island where you can be a proper sous-chef! Beautiful dark wood cabinets in the kitchen are met with lovely granite countertops and a fun tile backsplash to tie it all together! A unique corner pantry and plenty of countertop space are perfect for large groups! This kitchen is complete with a stainless steel full-sized refrigerator, dishwasher, and cooktop stove.



The master bedroom has lovely textures that warm up the space, creating a wonderful environment for a restful night of sleep! The beautiful tray ceiling elevates this space to allow guests to live in luxury! This room features a king bed and a flatscreen television in a simple and chic design. Located just off the room is a spacious en-suite bathroom, complete with a beautiful, golden-accented double vanity, walk-in shower, and master closet. The second bedroom features a queen bed where dark wooden accents meet fun pops of color from the bedding. The third bedroom features a twin bunk bed with a trundle bed, perfect for kids! A second full bathroom is available for all guests to enjoy and prepare for their Canyon Lake adventures! This bathroom features a lovely vanity and a bathtub and shower combo. Each room is complete with comfortable linens for guests to ensure maximum rest and relaxation. A full-sized washer and dryer is also available on-site for guests’ convenience!



Off of the living room is access to the back patio and fenced-in backyard, where kids and dogs can run around with peace of mind! Take a dip in the hot tub and relax with your favorite drink (perhaps a tequila mockingbird!) Cook a meal on the gas grill to enjoy at the outdoor dining space. Make s’mores under the stars at the outdoor firepit while you share stories with your friends and family!

If you are looking for outdoor Hill Country fun, Old Hancock Trail is in the area for horseback riding and hiking. You can also enjoy a beach area with swimming and nature trails at Overlook Park, just a short drive away with great views of Canyon Lake as well as the Dam, or rent a pontoon boat or jet ski for the day! Take a day trip to Gruene, home to the historic Gruene Hall, to enjoy music and dancing, or dine at the delicious Gristmill Restaurant. The downtown square of Wimberley offers shopping in

boutiques and coffee shops for a relaxing stroll around town. You can start your adventure by swimming and hiking at the famous Jacobs Well, fly across the sky at Zip Line Adventure, or drop by Blue Hole Regional Park for swimming and nature trails. Visit New Braunfels and float the beautiful Guadalupe River, rent paddle boats or picnic at Landa Park, swim at the Spring Fed Pool, spend the day at Schlitterbahn Water Park, or visit one of the local wineries or breweries for wine or beer tasting.

THINGS TO KNOW:
Due to severe drought conditions as of November 1, 2024, all public boat ramps to Canyon Lake are closed. No refunds or discounts will be given for water levels. For the most current information on the lake water levels and boat access please visit the Canyon Lake Website.
Due to the Hill Country location of our rentals, you may encounter situations with wildlife/pests. Please be aware of your surroundings, take caution while driving at night and supervise your children at all times while outdoors. In addition, all properties do utilize pest control maintenance on a regular basis, BUT this does not guarantee pests/bugs/critters will not be visible.

If you are bringing a dog on your trip, the pet fee is already included in your quote when selecting ‘Yes’ to pets. If you would like to add more dogs, please contact us. The pet fee is per stay and ranges between $150 and $200, depending on the bedroom count, and will apply for each additional dog.

Parking notes: There is free parking available for 2 vehicles.

Damage waiver: The total cost of your reservation for this Property includes a nightly damage waiver fee, plus tax if applicable (the “Damage Waiver”). (A discount may be applied for stays of 28 nights or longer, if permitted.) The Damage Waiver covers you for up to $3,000 of accidental damage to the Property or its contents (such as furniture, fixtures, and appliances) as long as you report the incident to the host prior to checking out. The Damage Waiver fee eliminates the need for a traditional security deposit.

The house is beautiful inside and out and in a nice neighborhood. We had an issue with the tvs but the property manager was awesome and took care of everything we needed. We will definitely be back.

We stayed here over spring break weekend. It is close to a lot of adventures but also far enough out to not feel like your in a big city.
