The beautifully styled living area brings everyone together with generous sofas and a TV. The modern kitchen offers quality appliances, including an oven, stovetop, dishwasher, microwave, full-size refrigerator, espresso machine and everything needed to prepare meals with ease. A spacious island with bar seating offers a spot for quick bites, while the dining table provides plenty of room to linger over meals.

The outdoor entertaining area sets a refined tone for leisurely days by the water. Gather around the alfresco dining table, keep drinks chilled in the outdoor bar fridge and ice maker, fire up the gas BBQ for long lunches, or unwind beside the fire pit as evening settles in. The private pool takes centre stage, surrounded by sun loungers and a shaded pavilion for lingering afternoons between swims, creating a polished, resort-inspired setting where every hour outdoors feels like a holiday.

The primary bedroom features a king bed, private TV, walk-in wardrobe and ensuite with twin vanities and an oversized double rainfall shower. The second bedroom offers a king bed that can be configured as two singles on request. The third bedroom has a queen bed and private TV, while the fourth bedroom offers a queen bed. A beautifully finished main bathroom with a shower-over-bath combination provides added convenience for families and groups.

The well-equipped laundry includes a washing machine, dryer and generous bench space. Split-system heating and cooling is available in every bedroom and the living/dining area, with ceiling fans throughout for added comfort. Carport parking for four vehicles is available.

Please note: The pool features both solar and gas heating. Pool heating is available on request for an additional fee, making it easy to enjoy a swim beyond the warmer months.

This home sits in a quiet pocket of Rosebud, just a seven-minute drive to Rosebud Pier and the main Point Nepean Road strip, where guests will find cafes, restaurants, bars and everyday shops. Rosebud Beach has calm, shallow water that's great for swimming and paddling, along with playgrounds, picnic areas and the Bay Trail for an easy walk or bike ride once you arrive.

Rosebud Plaza and the Rosebud Beach Shopping Centre cover groceries and other essentials, and there are plenty of relaxed cafes to grab a coffee. Hire a kayak or paddleboard nearby for a paddle out on the bay, or head to the Two Bays Walking Track for peaceful bushland trails and native wildlife.

Golf lovers can enjoy a round with a view at Rosebud Country Club or Bay Views Golf Course, both a short drive away. For a fun day out, Enchanted Adventure is ten minutes away with treetop walks, zip lines and a giant slide, while the Arthurs Seat Eagle, just nine minutes away, offers a gondola ride up to some of the best panoramic views on the Peninsula.
