Book our 'Private Peninsula Resort!' & warm up in our heated spa & pool.

This gorgeous pet friendly property has Heated Pool & Spa (ALL YEAR ROUND!) & THE BEST playground you will ever see at home!

We also have a Trampoline, Kids Ninja Gym, and Swing set as well as a variety of tree swings, Sandpit, Soccer pitch with goals, Cricket Pitch, Fire Pit all on 1 1/2 acres of a quiet culder-sac.

Swim all year around at 28 degrees. This tranquil space provides relaxed living for you and your family.

Inside the home has 4 bedrooms for 10 Guests:

Master Bedroom - King Bed -TV with Telstra Box
Bedroom 2 - Triple King Single Bunk
Bedroom 3 - King Bed- TV
Bedroom 4 - 1 King Single and a House Bunk Bed - Single
Note: We have 2 portable cots available in addition to the beds.

There are 3 separate indoor lounge rooms , 2 in the house and 1 in the pool house. Each room has large TV’s with Foxtel, Netflix, Stan, Amazon Prime & Disney Plus.

1. The kids lounge room has electric reclining theatre chairs for you to watch movies in style. There is also a DVD player with DVD’s, Nintendo WII with games, books, board games, puzzles and toys for all ages.

2. The parents lounge room is a beautiful peaceful space letting in the glorious afternoon sunshine. Relax, watch a movie, read a book or look admire the garden in the beautiful warm natural light.

3. The pool house is a gorgeous space to relax and keep an eye on the kids whether they are swimming or in the playground… it’s a gamechanger! This space has a Kitchenette, dining table for 8, lounge room, huge smart TV and a bathroom. Take a look at the beautiful photos!

Outside fun is limited to your imagination. The playground, sandpit and trampoline are a favourite with the younger kids and the soccer and cricket pitches with the older kids. No matter the ages make sure you get the adrenaline pumping with a game of soccer or cricket! Wear them out so you can finish your day with a nice glass of your choice by the fire pit. (Fires must follow fire restrictions of course!)

There are 3 full bathrooms (ensuite with spa bath, family & pool house).

Your pets are welcome but need to be approved prior to arrival. While we are pet friendly we appreciate the advanced notice. We also ask you to pick up after them!

Note: We have 2 portable cots available in addition to the beds.

We are within 5 minutes of Mount Martha and Mornington's amazing beaches and town centres, and on the doorstep to the Vineyards and Brewery's.
The Peninsula is really a beautiful part of the world!

MAXIMUM CAPICITY

The property has a STRICT MAXIMUM CAPICITY OF 16 people at any given time. During your stay this includes both overnight guests and any daytime visitors.

NOISE

While council have rules on noise, as we are in a quiet area we ask that you please respect the neighbours by keeping noise to a minimum, especially between 10.30pm and 9am each day.

STRICTLY NO EVENTS, PARTIES OR FIREWORKS

Under no circumstances are parties or any events which exceed the maximum capacity of 16 people is allowed (including children). If a party or event is discovered on-site, we reserve the right to ask you to leave the premises immediately and terminate your stay without refund.

Under no circumstances are the use of illegal fireworks permitted at any time on the property. If a guest if found to be using or has used fireworks, we reserve the right to ask you to leave the premises immediately and terminate your stay without refund.

This policy is strictly enforced for the safety, comfort, and well-being of all guests and the surrounding community. Thank you for your understanding and cooperation.

Guest access
The house and grounds are yours to enjoy.

The house garage, barn and carport area are private spaces.

Here are the guidelines:

Mornington Peninsular Code of Conduct requires guests to:

• Behave responsibly during your stay. Loud yelling, screaming, cheering
and aggressive behaviour is NOT acceptable and may result in the
early termination of your stay if a complaint is received by Council

• No additional accommodation is permitted on site such as tents,
caravans, campervans

• Do not use outdoor areas for activity between 11.00 pm to 7.00 am
• Place all waste into the bins provided prior to leaving

• Park all vehicles within the property boundary. Occupant and visitor cars cannot be parked out on the street or on nature strip areas
