Long Stays:
For bookings of 14 nights or more, a mid-stay cleaning service is recommended. You can choose to receive a Refresh & Restock and Full Clean for $165. For extended stays, cleaning services will be tailored to ensure our team can periodically clean, maintain, and inspect the property, keeping it in top condition throughout your stay.
Important information before booking:
• Check in and check out times
Check in is from 3pm and check out is strictly 10am. Early check in or late check out cannot be guaranteed as cleaning is handled by external partners with fixed schedules. Late check out may incur additional charges to allow cleaners access.
• Key and fob access
Only one key and a fob are available due to building security restrictions. Groups will need to coordinate access amongst themselves during the stay.
Key collection and return are facilitated by a third party and are available between 7am and midnight only.
• Parking
No on-site parking is available at the building. Off-site/Street parking recommendations can be provided upon request.
• Luggage storage
The apartment complex and building management cannot store or hold luggage at any time. Off-site luggage storage options are available upon request.
• Heating and cooling
To manage energy use between stays, heating and air conditioning are turned off before arrival. Guests can switch these on upon check-in.

IMPORTANT CONSUMABLES INFORMATION
• A starter supply of consumables is provided for your convenience upon arrival.
• This may include toilet paper, shampoo, conditioner, body wash, hand soap, coffee pods, tea, dishwashing supplies, and laundry supplies (where applicable).
• Consumables are provided as a courtesy and are not replenished during your stay unless otherwise specified.
• Guests are responsible for purchasing any additional consumables required during their stay.
• No refunds, discounts, compensation, or reimbursements will be provided where supplied consumables are exhausted during the reservation.

RESPECT FOR THE PROPERTY
• Please treat the apartment with care and respect.
• The apartment should be returned in a similar condition to how it was provided upon arrival.
• Any damage, negligence, misuse, or breach of house rules may result in additional charges.

SMOKING AND OFFENSIVE ODOURS
• Smoking, vaping, or the use of illicit substances is strictly prohibited inside the property.
• A $500 breach fee will apply if evidence of smoking, vaping, or offensive odours requiring remediation is detected.
• Additional charges may apply for deodorising, specialist cleaning, ozone treatment, damage remediation, logistics, coordination, contractor attendance, building management fees, and loss of revenue.

PARTIES AND EVENTS
• Parties, events, gatherings, unauthorised visitors, excessive noise, or loud music are not permitted.
• Any breach of this rule may incur a breach fee of up to $2,500.
• Additional costs may also be charged including security attendance, cleaning, damage repairs, building management charges, administration costs, and loss of revenue.
• Breaches may result in immediate removal from the property, cancellation of the reservation, and termination of the stay without refund.

PETS
• Pets are not permitted at the property under any circumstances.
• Unauthorised pets will incur a $500 breach fee plus associated costs including cleaning, deodorising, pest treatment, damage remediation, building management fees, and loss of revenue.
