** The solar heating system relies on the sun's energy to heat the water, and won't be too effective during overcast or cloudy winter days. The solar heating system is always on, but it is not always effective in all weather conditions.



This Mount Martha retreat is perfectly designed for a luxurious and laid-back winter getaway on the Mornington Peninsula.



**Please note: There is construction occurring at the neighbouring property. While we don’t anticipate major disruption, some daytime noise may be present. Pricing has been adjusted 40% to reflect this.**

All bookings are subject to approval pending Guest verification process - Local council restrictions are in place for this property and compliance is mandatory. Failure to complete the guest verification process within 24 hours of booking will result in automatic cancellation.



Additional Notes :

The pool is solar heated, which means it will warm up naturally based on the sunlight and heat absorbed through the roof panels. There aren’t any additional settings required to operate the heating, but please note that the pool temperature depends on the weather. On hot days, the pool will be warmer, while on cooler or cloudy days, it may feel a bit cooler.

To ensure a pleasant stay for you and to keep good relations with our neighbours and local council, please consider our house rules before booking:



1. All outdoor areas are off-limits after 10:30 PM (this includes decks, balconies spas & pools)

2. No loud music and/or loud activities which can disturb neighbours at any time.

3. Only the number of guests specified in your booking is allowed unless prior approval is given.

4. The maximum amount of guests allowed on the property at any time during the day or night is 11.

5. Please park in designated parking on the property. No parking on the street or on nature strips/sidewalks.
