We have stayed at this property consistently since 2019. First the good things: the location is wonderful. Its just a short walk to Lake Michigan or you can kayak down the stream to a public beach. The home is spacious and has room for plenty of guests. Sadly, it has been falling into disrepair. Every year we arrive to find the same things broken and new things falling apart. This year, the grass was knee-high and looked like it hadn't been mowed all season. There was poison ivy in many places, but especially thick on the edges of the property. Last year, our adults gave up using the hot tub because it is consistently green and slimy. This year was no exception, except now the hot tub cover is completely broken and falling apart. There are two refrigerators at this property, which is crucial for larger groups like ours. However, only one of them worked this year. When we called to ask about getting it repaired, the person who answered the property manager number told us she was “just the housekeeper.” It seems like she may have requested the repair, but the property owner doesn't care to keep the place up. During a particularly heavy rain, water came pouring in through the ceiling onto one of the beds. The list could go on, but you get the point. It's sad because it could be such a great property. We have many wonderful memories here, but we will be looking elsewhere next year.

We had a great time. The location is great. A few small things that were helpful to know from other reviews - bring a bit of extra toilet paper and paper towels if you have a large group. They could use a few more better chair options in the living room. There are lots of chairs for outdoor sitting. We loved it!

We rented the place for a long weekend for our daughter‘s wedding. The house was huge and very accommodating. The deck in back might need some attention as there is some rotting wood which could prove to be tricky. Because the weather was so cold we did not use the deck much however. Outside of the limited parking available for a house that sleeps 23, and could not get the dishwasher to work, we give this property five stars. The contact for the home was super prompt and responsive as the sump pump and or pipe in the basement was leaking and needed immediate attention. Thanks again! Highly recommend this property!

House had lots of space for our group of 13. Large basement game room was great for the kids with TV, foosball, pool table and other games. Overall kitchen was well laid out but drawers were dirty and pots and pans old. Master bedroom was above sump pump which cycled on and off at least twice per minute all night long. All bedrooms were spacious. Bunk bed bedroom was stuffy and ceiling fan didn't work, There were no sheets for the pull out couch in that room either so we could not use the room. We called the property manager but nothing got done. Kids loved the hot tub and enjoyed the yard and roasting marsh mellows in the fireplace. Easy 5 minute walk to beach and short drive to activities at silver lake. Overall we had a great time, but given the price for 1 week we expected the property to be in better shape.

We had a wonderful getaway celebrating our son's 40th birthday. He chose this location based on proximity to Lake Michigan and the Silver Lake Sand Dunes. The house easily accomodated all our family and guests. In addition to Lake Michigan and the Sand Dunes, we enjoyed the local ice cream shops (all of them), miniature golf, bumper boats, candy shop, and rental of UTVs.

Amazing House, very spacious! Had a Large group and never felt crowded. House is also in an amazing location with trails to the dunes, trail to Lake Michigan, and very close to the state park and Silver Lake. Some info not listed in the booking: The basement is like a second living room with couches, TV, card table, foosball table, and a spare room. The back deck has a big table with chairs and the property itself has many lawn chairs. There is also a 3rd shower in the master bedroom. Overall this house was great and is for any type of group!

The property was nice and in a nice location. Overall the vacation was good. Supplies in the house was very limited, such as pots and pan(very limited), toiletries, gas for grill, laundry soap was not included. Which our past experienced with other houses and with the price we paid these basic amenities was included. But all can be purchased uptown, just an inconvenience.

A few issues with this property. 1) Could use some maintenance 2) Towels smell like smoke, not sure if owner is a smoker or prop manager. 3) We were told trailers were fine, I emailed and asked. Trailers not allowed and it was hard to park, plus neighbors were not too happy, but still very nice. 4) Steps from Lake Michigan is not a true statement. also I realize with the erosion etc. things have changed but the channel is just unappealing and we did kayak but steps that are now mostly in the channel need repairing. Again, I realize nothing much you can do but it is unfortunate.

If you need lots of space for various age groups, this is your house! Not only was it close to all major attractions (beach, lighthouse, dunes, etc.) but the creek off the back provided fishing, paddle boarding, & kayaking options. A great time was had by all!

We booked the home for our daughters wedding weekend. The home was a perfect place to have my daughters, my niece her husband and children, my mom, and my father in law stay. The kids had plenty of room to play and everyone was able to sleep comfortably since it rained most of the weekend. The kitchen was a great size to cook and entertain and there was plenty of dinnerware, glassware and flatware. The additional refrigerator on the garage was a bonus! Definitely will stay again if needed.

We loved our stay! All the rooms were clean and ready for arrival. The hot tub was perfect for late summer michigan weather. The only downfall was the gnats in the kitchen area there were numerous traps left for us but they filled up quickly. There were still so many gnats and we were diligent about not leaving food out. We ended up making our own new traps with some apple cider vinegar.

Once again, our family gathered at this Silver Lake vacation home and we had a wonderful time. The house easily accommodated our group of 14 adults, and we especially liked the open kitchen/dining room/family room area. We also enjoyed the deck and back yard for our annual corn hole tournament! We were so pleased to see the addition of another refrigerator to this home, making it much easier to store the contents of many large coolers of food and drinks. Between the beaches, hiking, mini-golf, ice cream, and volleyball, we found plenty to do as a family. This house is in a great location. We will return!

We had an amazing time during our stay in Mears, MI. The house was big enough for the 4 families that went. The beach may have been small but it was perfect for the children that were there. They enjoyed playing in Lake Michigan as well as fishing in the back yard.

This is the 2nd year we've stayed at this house for a winter weekend. We are 3 families - 6 adults and 5 kids aged 7-13. This house is nice for this size group, with 3 different couch seating areas (1 in basement and 2 on main level) and a big enough dining area for everyone. The location is great for us--there is a great 2 mile wooded hike from the house, there are dunes to sled on , and the light house/beach is within walking distance. And, we chose it because of the hot tub--adults and kids love being outside in the hot tub during the winter. Unfortunately, the hot tub died on Saturday...things like this happen, but we were very sad to not be able to use it the rest of the weekend (check out Monday). Some things to be aware of when considering this property - there is only 1 full bathroom on the 2nd floor where there are 4 bedrooms, the water pressure in all of the showers is absolutely horrible (practically non-existent), the carpeting needs to be cleaned throughout the house, and the basement rec room is really cold. But, the kitchen is well-stocked, the beds are comfy, the gas fireplace is great for both ambiance and heat, they allowed us some flexibility in check-out time, and they were pretty responsive over text and phone when we had hot tub issues. Overall, we had a great time.

We really enjoyed our stay. We even wanted to stay longer. Place was clean and had fully stocked kitchen. We were hesitant upon arrival due to previous reviews. The hot tub was clean just the cover was broke. They said a new one is ordered so hopefully that is true and is replaced by now. There was 14 of us that stayed and we all slept comfortably and had our own space. We would definitely stay again in the future!

The size of the house was perfect for our family of 20. Mom and Dad got the first floor master suite. Each of the four daughters and her family used one of the four bedrooms on the second floor. With a few extra air mattresses the eight grand kids go to be together. The lovely basement was a great place for the kids to watch a movie on the big screen TV, or play games. A lot of time was spent relaxing on the deck, sitting in the hot tub or around the campfire down by the river. Being near so many fun things to do in the area made our family week together a big success!

The house is very large and comfortable with lots of space for our family. It has a nice open floor plan and room for everyone at the large dinning table . The kids enjoyed the small beach area which is short walk away, or better yet they loved paddeling there in our inflatable boat. Overall we had a great experience. Some suggestions: The upstairs bathroom could use some hooks or a towel bar, the kitchen faucet could use a replace and my in-laws could not get the sound on the TV in the master suet to work...they were a bit disappointed by this.

We really enjoyed our stay at this property. The house is huge! We had 12 family members in our group, and there were places for everyone to sleep with many beds to spare. We loved the layout of the house with the large kitchen and living space on the first floor. The house was very comfortable and clean. We had read the previous reviews and were a bit nervous about the close proximity to the neighboring houses, but that never was an issue for us. We just made sure to move our activities indoors during quiet hours. We made good use of the back yard for our cornhole tournament, and used the grill and the hot tub as well. We loved the back deck for morning coffee and basking in the sun. The very large basement area became a perfect space for nightly family games. (We think a ping pong or pool table would be the perfect addition!) The Silver Lake area is great! We spent lots of time on the dunes, as well as the beach and volleyball courts in the campgrounds beach just down the road, and in the other direction there is a nice beach at the Lighthouse. We also spent an afternoon renting jeeps for riding in the dunes. We enjoyed multiple local ice cream places for delicious evening treats. Yes there are a few issues, but they are not deal-breakers. There is only space for 6 cars on the property, and we had 12 people coming from 4 families at all different times and days. It was a challenge to keep it to 6 cars, but we managed. We also faced the challenge of fitting 4 big coolers of food into one refrigerator. For a house that is able to accommodate 20 people, one refrigerator is simply not enough. There is a kitchen in the basement with lots of room for a second fridge. This is the first house we've ever rented that did not have a second refrigerator. I'm hoping the owners will consider this suggestion. All in all, it was a wonderful week of family, fun, and laughter. We will return next year!

We were so disappointed when we arrived at the property to find it not clean, the yard unkept and full of poison ivy and leaves appeared to have never been raked, the hot tub in poor shape and not treated, the grill was filthy and had very little propane in the tank, the water softener not working as with out salt, safety hazards with outdoor lighting not functioning and a fire extinguisher in the garage in a box, the toilets were stained and there was urine on the floors next to the toilets, some bedding had not been changed, the kitchen is not well equipped, the sink was filthy as was the oven, the deck and garage were full of sand and leaves. We did call the management company. The head cleaning lady did come to inspect the property and was aghast at the condition of the house. She worked along with me to clean the kitchen and her husband brought salt for the water softener. They yard was mowed and poison ivy sprayed. On Wednesday the hot tub was treated professionally. Our family worked two days to get the house presentable. Jen brought a trash can and CLR on Monday for us to use on stains. I washed 10 comforters that were stained with food etc. The house itself is in good shape except for the sliding doors that are hard to open and close and there is no remote garage door opener. We take no pleasure in mentioning these issues, however we also took no pleasure in having to deal with the problems and having to house clean on vacation. Evolve Management company offered us a small credit on our next rental. Really???

We rented this property for a vacation of 3 families who gather every summer for a week at the beach. Great things - house layout, great mattresses on beds, plenty of linens, outside deck and fire pit, kitchen with plenty of eating utensils, glassware, and dishes Things to improve - cleanliness of hot tub, lawn maintenance, the grille was terrible, more kitchen utensils needed I would have given this property 5 stars if it weren’t for the issue with trash storage and trash removal. The owner requires all renters to remove any trash that doesn’t fit into the designated bins. And the owner states that renters will be charged for any trash that is not removed. Trash pickup isn’t until Monday. Rental is Saturday to Saturday. So we arrived to full trash bins from the previous renter and a broken lid on the trash bin (which the property manager disclosed). Because of raccoons in this wooded habitat, we had to store all of our trash in the garage while we waited for the broken lid to be repaired. The repair never happened although we were told that it would. We ended up putting our trash in the bins upon our departure and covering the lids with a heavy piece of wood hoping that the raccoons wouldn’t get into it before the property manager and owner could fix the situation. I understand that the trash removal may be limited by the township, but I have been renting vacation properties for 22 years in this area of Michigan and I have never been told to put my trash in my car and take it home with me. Unacceptable.
