The Space: Welcome to our lakefront luxury retreat!
Step inside to the stunning living space which has a desirable open concept perfect for large groups allowing great entertainment and flow between the kitchen and living room. The living room has a wood burning fireplace, mounted TV, tons of seating, and wall of windows overlooking the backyard paradise.
The gourmet kitchen is a chef's dream with fully stocked cookware, dinnerware, bakeware, coffee bar, and appliances. Ample counter space for ideal catering and serving to guests. Find a seat at the large breakfast bar, plenty of room for everyone!
The master suite (sleeps 2) is tucked away on the first floor with soaring ceilings and views of the back yard. A beautiful king-size iron canopy bed, large dresser, mounted TV, full-length leaner mirror, and highly rated memory foam mattress and sheets await you. Spa-like ensuite bathroom and closet with walk-in shower, double sinks, and large soaking tub. There is an extra twin size rollaway bed located in master bedroom closet (sleeps 1).
The upstairs features 2 oversized bedrooms with fresh carpeting and tons of natural light. Guest bedroom 1 (sleeps 4) has two full size beds suitable for up to four guests plus plenty of room for storage. Guest bedroom 2 (sleeps 5) has two sets of twin size bunk beds with a trundle making this an ideal setup for a kids bunkroom. Upstairs also features a private work-space with small business center including an accessible desktop computer. A roomy guest bathroom with dual sinks, combo bathtub/shower, and tons of cabinet and counter space for multiple guests moving about.
The rec room/garage is a fabulous detached bonus space located a few steps away from the main house filled with entertainment galore including a ping pong table, foosball table, darts, pop-a-shot basketball game, board games, mini-fridge, and pub table and chairs.
The backyard oasis features a large covered patio with outdoor fans, comfortable seating, hot tub and hammock swings perfect for days of relaxation and night time star gazing. Stay in and cook with outdoor gas BBQ grill and fire pit for roasting marshmallows. The 2 story dock is tucked quietly inside a small cove and has beautiful views of the open water. The dock is perfect for young guests with a latching gate (no lock). There is also a great fenced in side yard for small pets. Plenty of backyard games to keep guests busy for hours on end. Two kayaks, pedal boat, large floating lily pad mat and life jackets are available for guests to use.

The Neighborhood: The house is located in a quiet neighborhood on Cedar Creek Lake in the city of Mabank, Texas. The neighborhood is all single family homes. The homes are a mix of weekenders and full time residents.
Getting Around: You can walk/bike around the neighborhood but would recommend a car if you wanted to go to shopping or out to eat. You are just a few miles from the main road with shopping, restaurants, attractions. You are about 10 minutes off highway 175 that runs from Dallas to Athens. You are about 30 minutes from Canton Trade Days!!

All 2 large screen Smart TVās have Roku, Hulu, Netflix, HBO Max, etc. (There are NO LOCAL CHANNELS) You are able to log into your accounts on any of the TVās.

***Lake Level *** The lake is full this season. Lake levels can change weekly depending on seasons and lack of rainfall. Please reach out for an update on lake level if concerned. Boats and jet ski rentals are subject to weather and lake levels. We can not guarantee water craft rental at the time of your reservation.
We had the idea of spending a family weekend on the shores of the lake, and the place made that possible, fulfilled expectations, so thankful, happy and happy.
We stay at Cedar Creek often and this house offered everything you need. The hot tub was a great option for April when the lake water is not warm yet. The only negative was the boat was not available to rent when it was advertised as an option. We would have liked to rent it. Otherwise the house was great, clean and we enjoyed out stay. Thank you,
The home was perfect for our lake getaway! We utilized every amenity and enjoyed our stay thoroughly. The home was spacious and entertained our guests of all ages. Would highly recommend and will be back!
Was a great place for us to have our sonās 18th birthday. Plenty of room for him and his friends and lots of activities at the house and in the local area. Would definitely go back.
We enjoyed our stay. Loved the size of the kitchen but the dishwasher didnāt seem to work very well.
The Keurig didnāt work but thankfully we brought our own.
The backyard was enjoyable. We hung out by the fire pit a lot. The hot tub didnāt get hot enough since the temps were in the 40ās so we didnāt use it unfortunately.
There were 7 of us that stayed and we didnāt think there was enough comfortable seating in the living room. Just one small couch and 2 chairs.
The game room was fun for this competitive bunch. A few ping pong tournaments were had.
Overall, we enjoyed our stay and it was a relaxing and enjoyable Thanksgiving getaway.
The house was very clean, tidy and organized. Everything was exactly as described. The kitchen had lots of utensils. Central AC, bathrooms, bedrooms, backyard. Grill, hottub, dec, firepit, everything worked very well. The game room is great as well. We had an ask to replace the AC filters, which they promptly responded to and a contractor came in shortly after.
The home was beautiful and spacious! It had a cute fenced backyard with a raised sitting area to look out at the lake. It worked really well for our dogs! The neighbors were friendly as well and that was a plus! The garage is a gaming area and was a nice little getaway.
The code to the door didnāt work. We arrived at 2am, so we had to contact property to get in.
Other than that, our stay was great. The water was about a foot deep at the boat dock. We used the paddle board and kayaks. LOTS of spiders, but we managed to make it work.
Clean , plenty of kitchen supplies. Very enjoyable!
The property is as it appears in the photos and is very nice. Great backyard that is fenced and we were able to keep our 2 dogs with us. A general comment is that the neighborhood you drive through to get to the property is a little rough. Lots of dogs running around that aren't on leash, so I wouldn't recommend taking your dog on a long walk. Also, we rented the boat that we thought was attached to the property only to find out they actually move the boat between properties. We ended up only using it for about an hour, so it was quite expensive if you do that (it would be better to rent a boat at the marina by the hour, so live and learn). We did have some AC issues when we first got there, but they sent someone out that night and got everything working. The keypad to enter the house didn't work with the code we were given but were able to use the key in the lockbox. Anyway, the property is nice, and the owners seem to be equally nice. The only thing I dislike about VRBO properties is you don't talk to someone in person and all the communication is typically done through the app. That just causes delays in getting things resolved. That's not the fault of these property owners, but a phone call is sometimes the best way to get things fixed quickly.
We were celebrating birthdays for my son, niece and boyfriend. We had a group of 12 - 1 who did not stay overnight. The house accommodated us well and was very comfortable. We loved having the pontoon boat for the day and enjoyed our quiet evenings. We were planning to do s'mores but the firepit had a few holes and we didn't want to take the chance of burning the patio. One of the shelves from the freezer shattered when we were trying to open the bottom drawer.
Also, had a bit of trouble with the garbage disposal when we had put very little in it. But...overall, great stay and we would love to come back!
Great house! We were there for a week and we had a great experience and many wonderful memories made.
Communication was top notch and friendly. We had a minor issue with the lock and there was someone there immediately to fix it.
All essentials provided and then some.
Entering the neighborhood felt a bit sketchy, however once you entered the lake section of the neighborhood, the houses were well maintained and you were in a peaceful oasis.
We had an amazing time! My daughter and five of her friends found this place by chance. I originally booked another property to celebrate their senior year but had to make new arrangements due to unfinished construction at the other place. It was a blessing in disguise because this house is absolutely gorgeous, well stocked, had everything we needed and so much more. Check-in was a breeze and directions were left on how to use everything.The girls took the kayaks and peddle boat out every day and soaked in the hot tub as they waited for dinner to be ready. During their "down" time, they played in the game room and topped the nights off at the firepit toasting smores. There was plenty of seating outdoors and I loved being able take in the view from the top deck which also helped in checking up on them while they were on the lake. We had such a great time that I'm hoping to either to do mom thing or bring just the family next time.
We loved the nicely decorated home and comfortable beds. Plenty of room for our family. We loved the huge master bath, shower and closet!! The fire pit and deck were so nice to have and we enjoyed being on the water.
The neighborhood in to the home is a little sketchy, but after spending time in Texas lake communities, this is kind of the norm. Neighbors were super friendly. Many dogs barking constantly in the neighborhood, but the home itself inside is quiet and we didnāt notice it unless we were outside.
We didnāt get to use the hot tub due to it being broken, but it was getting maintenenced as we were packing to leave. The kitchen was huge and essentials provided. Maybe a couple tools of paper towels would be nice - come prepared with that yourself.
Overall, we really enjoyed the home. We would stay here again. Very clean.
The house was great. Easy to find. Loved all of the options in the game room especially since the lake was still a little bit low. Enjoyed sitting on the doc and watching the sunrise. Hot tub was a added bonus. Would stay here again.
First time with VROB. The house looks nice and clean. The Overall stay is fine. There are few things I would like to provide some comments.
1. The hot water did not work. We had to shower with the cold water.
2. No lighter, We tried to lid the fire for the fire pit but can't find any lighter.
3. The light outside (patio) was flickering and kind of annoy.
4. The shed door can't be locked.

House was nice. The reason we booked the property was for the lake house and boat but we found out maybe 2 weeks before our trip that the boat was no longer being offered but an offsite rental was optional. After our stay we were asked about fishing poles that were supposed to be on property but when we arrived the only fishing poles that were there were the ones we brought with us in the back of our truck. Over all a pretty quiet neighborhood and a nice house. Neighbor is friendly also.
The Merrill is a very pretty, well-equipped home that is easy access to water and all the needs of town. I visited with 3 other moms and all of our kiddos for the holiday weekend. There was lots of laughing and giggles, 7 little ones do that. We loved hanging out in the hot tub, canal, and playing on the lily pad.
The only negative point was being barked at by the neighbors dog. Do not go behind the hot tub wall or near the fence, the dogs ran straight at the kids barking loudly. We all have dogs and were a little cautious of the fence line. Just something to keep in mind if your littles have a fear of dogs.
Other than that, we would stay again, it was more than enough room for multiple families, and most neighbors were very friendly. Plus the lake was not too busy to get on the water with some locally rented jet skis, even for a holiday weekend.
