We created this space to be your home on the road. We are committed to being great neighbors and strictly enforce these House Rules to ensure the comfort and safety of our community.

Smoking: Any kind of smoking, including weed, cigars, or vaping, is strictly prohibited indoors. Smoking outdoors is permitted, but please make sure to dispose of ashes and cigarette butts responsibly and ensure that no trace of smoke enters the house, as this helps maintain a fresh and comfortable indoor environment.

Checkout - All guests must vacate the home by 11 am. We work hard to clean and prepare for guests. In the event you check out late without prior discussion, a late checkout fee will apply. The fee will be half the nightly rate before 1 pm and the full nightly rate after 1 pm.

Noise - Our guests must not disturb their neighbors` quiet enjoyment at any time. Additionally, guests must observe quiet hours from 10:00 p.m. to 8:00 a.m. Parties and large gatherings are prohibited. Our homes are proactively monitored with decibel sensors to ensure compliance with this noise policy.

Occupancy - Each home has a maximum occupancy limit. There cannot be more guests on the premises than the specified number at any given time. Large gatherings are not permitted.

Lost and Found - We assume no liability for lost, misplaced, stolen, or damaged belongings, including any belongings left in the unit after your departure time has passed.

Pets - With the exception of service animals, breed and pet restrictions are imposed by the property management. Requests to bring a pet must be approved by us prior to booking. The pet fee is the same as the listed cleaning fee (e.g., $249 cleaning + $249 pet fee), totaling $498 for deep cleaning/allergen removal. Pet fees are not included in the total reservation price. If you are authorized to bring a pet, an additional pet fee will be applied after the booking is complete. We have a limit of 1 pet per home (Dogs and Cats Only).

JACUZZI:
Please be advised that there`s a charge of $100 per night for using the Jacuzzi. Let us know if you would like to use it ahead of time as it needs 3-4 hours to heat up.

Return of Fobs & Keys (if applicable) - All designated fobs, keys, and parking passes must be left in the lockbox upon checkout. Failure to do so will result in an immediate replacement fee of up to $299.00 per item. Please alert us immediately if any items are missing at the beginning of your stay.

Security Camera - All cameras are exterior and records but not actively monitored. Cameras are used strictly to protect the property, not to monitor guests.

Infestation - If we determine that you have brought any infestation into the unit or onto the premises, we reserve the right to charge you for any and all costs and expenses necessary to address the infestation.

Parking at Your Own Risk - All vehicles parked on the premises must be registered with us prior to arrival. Vehicles are parked at the owner`s risk. We shall not assume liability or responsibility for any vehicle, occupants, or contents while operated or parked on the property. PLEASE DO NOT BLOCK ANY OF THE NEIGHBORS` DRIVEWAYS OR YOU WILL BE TOWED IMMEDIATELY.

Damaged or Missing Property - Guests are liable for any damage and/or theft at the unit, premises, or property caused by the guest, their visitors, or other persons present in the unit during the guest`s stay. This includes damage to rooms, fixtures, furnishings, and equipment (such as towels, artwork, electronics, and kitchen equipment). We reserve the right to charge guests 120% of the necessary amounts to compensate for the costs or expenses incurred due to damage and/or theft. Charges may include but are not limited to: property damage, missing or damaged items, smoking fee, cleaning fee, and guest compensation.

Identity Verification - To protect against identity theft and fraud, and for the safety of other guests and neighbors in the community, you will be required to provide a scanned or photographed copy of your valid, government-issued photo ID during the virtual check-in process for the purpose of performing a background check or screening.

Use - The unit and amenity areas shall not be used for any unlawful or illegal purpose. No nails, screws, or other items may be driven into any portion of the unit. Guests shall use the unit for residential purposes only. Guests shall not conduct any commercial, industrial, or retail activity in the unit. ABSOLUTELY NO COMMERCIAL FILMING WITHOUT HOSTS` CONSENT.

Client Accommodation Agreement - Prior to arrival, all guests must agree to abide by the House Rules, which will be provided to the guest for review and confirmation after the virtual check-in process.

Security Deposit - Non-compliance with the House Rules and Stay Rules could result in a penalty and/or forfeiture of the Security Deposit and/or eviction without a refund.

Maintenance - Staff come once a week and cannot be rescheduled. We take pride in maintaining our homes for the benefit of all our guests.
