You'll be granted entry to the specified studio unit as well as the backyard/patio area. Please note that access to adjacent units is restricted.

Self-check-in is available via the keypad.

Owners and residents are allowed to park in the parking lot located in front of the unit. Please be aware that the parking is not gated and there are no garage facilities. Additional parking is available on nearby side streets if necessary.

The owner can be reached through phone, text, or messaging on the booking platform. The owner hotline operates from 8am to 9pm PST, though it may not be accessible overnight. Texting or using the booking platform is the preferred method and typically results in a faster response.

☆☆ OCCUPANCY TERMS ☆☆

By occupying this home, occupants are participating in a shared ownership agreement during the dates of their stay. Occupants must sign the Member Agreement, which is sent in advance via email. Upon signing the membership agreement and taking occupancy of the home, you will be a legitimate homeowner. Congratulations!

A $50 security deposit is required against any potential damage or loss of items.
Long-term stays are welcome!
Owner hotline is always available 8am-9pm but may not be available overnight.

This property operates in compliance with state and local law. It is not a short-term rental. This is a shared ownership arrangement, which is not a new concept. It helps offset the common expenses between the members/owners. Ownership is held in an LLC. The governing document is called an operating agreement. This sets out the rights and responsibilities of each member/owner, as well as all features and policies of the LLC. When you schedule the use of the property, prior to any use of the property you must be assigned a membership/ownership interest in the property through the LLC, thus you will become a member of the LLC with a right to use the property. This online platform is utilized because there are many members. We use this online platform/portal for scheduling and booking of this property on a first come first serve basis. We are consistently looking to attract new members to help offset the common expenses to maintain the property. This property can only be used by members of the LLC only.

‱ Clean up after yourself, indoors and outdoors.

Be Mindful of Noise
‱ Observe quiet hours from 9:00 PM – 9:00 AM (local ordinance).
‱ No events, parties, gatherings, or visitors allowed without prior written permission.
‱ Noise complaints are taken seriously and may cause immediate termination of your stay.
‱ Violation of noise or code enforcement policies will cause a $1000 fine.

Report Any Issues Promptly
‱ Report any cleaning concerns, damages, or malfunctioning amenities within the first 12 hours of check-in. We want the opportunity to correct any issues to ensure a comfortable stay. If we are not notified in a timely manner, we may be unable to address your concerns or offer remediation after your stay.
‱ New Damages: If damage occurs during your stay, please be transparent and notify us immediately. We understand accidents happen and will work with you to find a fair solution.

Rental Agreement
‱ The primary guest must sign our Rental Agreement and is responsible for all individuals in the rental party.
‱ Its terms will bind all individuals in the rental party.
‱ Rental Agreement is sent via secure link to our “Guest Portal” via OTA messaging platform or email.

Security Deposit
‱ A $50 Security Deposit is required to cover potential damages or lost items.
‱ Payment method must be entered into our “Guest Portal” sent via secure link via OTA messaging platform or email, in order to schedule the deposit. Payment method must be entered more than 2 hours prior to check-in time in order to avoid delays at check-in.
‱ As software-connected hosts, we are approved by the OTA platform to collect rental agreements and security deposit payment methods outside of the OTA platform, using our secure guest portal.

Minimum Age Requirement
‱ The primary renter must be at least 25 years old and must be present during the stay.
