Downstairs offers a guest bedroom, cozy living room with fireplace and ample seating, game room with pool table, full bathroom with shower, and a well-equipped kitchen with two ovens, a large fridge, and all essential cookware.
You'll also find a breakfast nook, wine rack, and record player.
Upstairs, the spacious First Master Bedroom includes an en suite bath with double vanities, jetted tub, shower, fireplace, king bed, and sofa bed. Five additional guest rooms each feature queen beds. A shared bathroom includes a shower, and double vanities.
The AC system also includes a built-in germicidal UVC lamp for continuous air sanitation.
Extras include a vinyl turntable with records, doggy door, fully stocked pantry, Samsung fridge with display, and kitchen essentials. Additional amenities: smart TVs with Fire Sticks and Roku, live TV via LG Channels, Sling, and YouTube TV, complimentary local landline, fire pit, patio fans, and a water softener.

Guest Access:
You will have access to the entire property, everything is private, nothing is shared. We don’t provide propane for the fire pit or the grill, you’ll have to get the tanks refilled yourself at any gas station or Home Depot.
If an amenity is listed but you can’t find it, then it usually means that it’s available upon request, such as cribs, pack-and-plays floaties, etc.
Small charge for Pool and Spa heating.
No street or driveway parking allowed, all cars have to be parked inside the garage.

Our property is rigorously disinfected using Lysol, Clorox, and UVC light for your safety. Our housekeeping staff strictly adhere to safety measures by wearing masks and gloves during their work. Additionally, we have a dedicated security company actively monitoring the exterior of the house and prepared to ensure your safety at all times.
BE A GOOD NEIGHBOR
No parties, no outside guests / visitors / unregistered guests or loud music on the patio.
AFTER THE BOOKING
Your reservation will be integrated into our reservation management system, which enhances the check-in procedure. To access your check-in details and lockbox codes, please log in to our portal using your last name and arrival date. You will also be required to complete a brief online occupancy agreement and upload a copy of your ID. We will provide you with the portal link once your booking has been confirmed.
REFUND POLICY
In the unlikely event that circumstances do not meet your expectations, we are committed to swift and diligent efforts to rectify the situation. It's important to remember that occasional issues may arise, as we are all human. Nevertheless, please be aware of the following limitations:
We do not issue refunds except if an amenity or cleaning issue exists, and it is reported to us in the reservation’s message thread, and we do not resolve the issue within 24 hours from the time it was reported. No calls, text messages, verbal communication or smoke signals are accepted to resolve cleaning or amenity issues for the purposes of refund eligibility. For amenity issues, the maximum refund for a single or multiple issues reported after the 24-hour period will not exceed 10% of your nightly rate for the affected nights. In the case of a cleaning issue that is not resolved on the same day, the maximum refund cannot exceed 50% of your cleaning fee.
PERSONNEL
To keep your pool blue and your grass green regular maintenance is required. Consequently, you may occasionally notice the presence of landscapers, pool technicians, or maintenance personnel around your property. Typically, their visits are brief, lasting between 10 to 30 minutes, but in the event of an issue, they may require several hours to address it.
POOLS and SPAS
Our outdoor, uncovered pools and spas may not maintain the same level of cleanliness as indoor swimming pools. They are susceptible to natural elements such as leaves, wind-blown debris, rain, and the formation of algae. In our desert climate, the pipes and pool heaters must endure extreme temperature fluctuations, including freezing and melting conditions. In the event of a malfunction, it could take several days to procure necessary parts or schedule a technician.
Our pools undergo thorough cleaning and maintenance twice a week, as well as after storms. However, unforeseen circumstances can arise at any time. If you require additional service, please inform us, and we will commit to resolving your request within 24-48 hours.
Pool heating is a gradual process, typically increasing by approximately 2 degrees per hour, depending on the external temperature. If the outdoor temperature is below 60 degrees, reaching a pool temperature of 80 degrees may not be achievable during your stay. However, you do have the option of pre-heating the pool; kindly make this request at least 3 days in advance for consideration.
Use the pool and spa at your own risk. No jumping in the pool. Shallow end 3.5 feet, deep end 6 feet.
HVAC system
The intelligent AC and heating system operates within a range of 72 to 78 degrees. This range aligns with the power company's guidelines to prevent power outages and safeguard the AC system from freezing. Furthermore, maintaining temperatures within this range promotes both your well-being and environmental conservation.

The house wasn't bad, however felt like a bait and switch. Initially reserved a different house then host/management company switched to a different property that wasn't as nice because of repair work. Would have been okay if not for the other issues we encountered. The communication with the property manager was frustrating to say the least. Linda refused to give us the property address until we landed and were in the car on our way to meet her. Additionally, was charged a last minute "water heating fee" for a heated pool that was cold and ended up going unused the entire trip because of the temp. Would definitely NOT recommend renting from this group.

It was beautiful house the owner was very nice and the manager and they were there to answer your questions and tell you about the property. The house was amazing and we enjoyed it .but our vacation was cut short because my brother had his appendix remove it was and emergency surgery but overall the house was amazing it had everything you needed.thank you for a lovely home.

Camarras everywhere, called and text constantly if car was not in garage. Told us they would have car towed if we didn't put car in the garage. Felt like they watched our every move as we came and went from the house. First night at property owner faked a Maintenace guy to come and count heads to make sure we didn't have to many guests we didn't tell them about. Also had an outdoor decimole reader to detect sound levels, to be sure we weren't top loud. Never was told about the decimole reader until we checked in. Never was told through vrbo. House had a lock on the inside of house to where you had to put a code in before leaving the house. Id say that would be against fire code!

Great stay for hiking in southern Nevada
We are are family of six, plus my sister, her husband, and their dog. We don't gamble, but we met in Vegas over New Years due to the decent weather, places to hike, and dog-friendly parks. It was great! The property manager, Linda, was very available and helpful.
The house is big and we used all the space. The beds were comfortable and the kitchen had enough supplies to cook for eight people every day. (Bring Tupperware and forks, to make it a bit easier.) Grocery store is less than five minutes away.
Nearby attractions: Red Rock Canyon is beautiful, and all the hikes are great, especially Calico Tanks, Ice Box Canyon, and Pine Creek Canyon. You need an annual pass and a $2 reservation to get into the main part of the park, so look this up ahead of time. Valley of Fire is incredible. Gorgeous hikes there. Definitely worth the drive. Hoover Dam is also amazing, and there are hikes around it. Our kids loved the Percy Jackson tie-in. For limestone rock-climbing Gun Box Canyon was fun, but you need someone who can lead bolted routes, and the easiest is around 5.6. (Calico Basin has lots of bouldering, but the sandstone was wet.)
The parks in town are also terrific and dog-friendly. Near the house: Spring Valley Community Park, Desert Breeze Park. Three mile loop for running/walking in Cottonwood Canyon Park. Huge park near the airport Sunset Park. All allow dogs!
Other attractions with nice walks/historic info: Spring Mountain Ranch, Springs Preserve and Nevada State Museum.
We went to the strip one night to check it out. Parked at the Ballagio (under 60 min is free). It was cool to see but not our scene.
The backyard of the house and pool area are very nice, and I'm sure we would have loved hanging out back there in another season. We were sad to leave this house where we had a great time together!

Better than pictured!
Loved this house. Linda was great and was available to any questions or concerns that we had. We were pleasantly surprised by how large the pool was, our party ranged from ages 2-65 and everyone loved our stay! And it’s pet friendly! Only complaint would be that we asked for the Jets in the spa to be turned on during our last night and they turned on the next morning lol but it was not a big deal. Highly recommend.

Amazing home!
Linda, the property manager was great! She met us at the house to make sure we knew how everything worked even though we didn’t arrive until 1am! The house was great! It was clean, it was beautiful, it was big! We had 14 people stay in the home and there was plenty of space for everyone! If I go back to Vegas and I’m not staying I’m the strip I will definitely rent again!

Omg!!!.. This house was amazing, the host was great,she made sure we was comfortable and answered all of our questions...Not far from the strip,and quiet neighborhood, can't wait to come again for the 5th time
