Each guest will receive instructions for their stay with a unique code just for you on our smart lock on the door so no need to keep up with or share a key!

This is a contactless stay! Your gracious hosts will include suggestions and recommendations for area things to eat, do, & see! Should you need anything during your stay - we are only a message or phone call away.

Prime location!!! Just off of Kingston Pike & I-40. At the edge of the University of Tennessee Campus with quick & easy to Downtown. The condo complex is not new but well loved and will be comfortable & safe for you and yours during your stay! We have included all modern upgrades so you can enjoy today's amenities with yesterday's pricing.

*There is the potential of a train nearby that we do not even notice! But if you think you might we have included noise machines in each bedroom for your use for complete, restful slumber.

Several parks, restaurants, Neyland Stadium, Thompson Bolling Arena / Food City center are walkable. Or very economical Uber & Lyft rides to Downtown and more! KAT (Knoxville Area Transit) is also nearby if you have the desire to access public transportation!
🕓 Early Check-In & Late Check-Out Policy

We understand that travel plans don’t always fit perfectly into a 4:00 PM check-in and 10:00 AM check-out window. While we wish we could accommodate every early arrival or late departure request, we cannot guarantee early check-in or late check-out under any circumstances.

This is not due to inflexibility, but out of respect for the time, care, and effort that go into preparing each property to the high standards we promise every guest. Our professional cleaning teams operate on strict schedules to ensure each stay is spotless, safe, and comfortable.

If an early check-in or late check-out is possible, a fee will always apply:

$25 per hour (rounded to the nearest hour)
or a discounted additional night’s rate, whichever is less
Please do not request early check-in or late check-out unless you are willing to accept the fee.

Each home is professionally cleaned and treated, but you’re still surrounded by the great outdoors—so critters might make a guest appearance. Don’t worry—they’re usually just passing through and pose no danger.

⛰️ Some properties may have elevated decks, docks, or natural drop-offs that are unfenced. Please use caution in all outdoor areas and keep a close eye on children or guests who may need assistance.

By booking, you agree to treat these spaces—and yourself—with care and common sense. No refunds will be given for wildlife sightings or use of outdoor areas unless there is a clear danger or damage.
