Enjoy this tranquil retreat on White Sands Lake away from all the hustle and bustle. Tastefully renovated with solid surface countertops, plank floors and modern finishes. Bring your family out to canoe, fish, picnic, relax in the hammock, roast marshmallows over the campfire.

-25 Mins to Middleburg
-5 mins from Mike Roess Goldhead Branch State Park.
The Space:
This newly remodeled cottage is really cool. Its a 2 bedroom 1 bath home on a deep lot that runs right down to the water. Our lot ends at the common area, so you can pull the canoe down and access the lake.
The house is a fresh remodel and even though it's small it's also really spacious. The front bedroom has a farm style vibe with iron queen bed and antique dresser The rear bedroom is setup with a nice, twin, daybed/trundle and dresser. This bedroom can act as a second den or sleep two comfortably... Both bedrooms have tvs. The living room has been furnished with a futon couch incase you need an extra sleep space. Speaking of extra sleeping space the yard is a great place to toss up a tent and sleep under the stars. While we do charge a little extra for parties over two we think you will find the property to be a great deal and a lot of fun for families and friends.

The Neighborhood:
Tucked away amidst several Florida lakes lies a small town where life can be a bit hectic. At night the hoots of owls never seem to quiet. Parades for pretty much every holiday always seem to cause foot traffic downtown. Kids walk and play aimlessly on neighborhood streets, causing countless amounts of laughs and giggles. There also seems to be no stop to people waving at one another as they drive pass.
Keystone Heights is for everyone: the outdoorsy, the family of five, the city escapist, the water lover, the athlete. Enjoy our city as much as we do.
Keystone Heights is located in North Central Florida. The town’s location is ideally located where the temperature doesn’t hit any end of the temperature spectrum. The small town doesn’t get too hot or cold…it’s just right.

We charge for additional guests above a fixed amount. This amount and additional charge varies by unit type, size, and configuration. If you input the correct guest count when you make your reservation the amount the booking site indicated as the total cost will not change (due to guest count). We ask for confirmation of guest count after you complete your booking. If you need to increase your guest count after booking confirmation due to a booking error, this could result in a price increase. Finally, we verify guest count via external cameras located on our properties. In the event that we notice a guest count at the property that is higher than reported, we reserve the right to ask for additional guest fees that would be double the amount we would have charged prior to check-in.
Kindly refer to the following guidelines regarding fees for extra guests:
Studio & 1 BR units - $25 per guest/night after 2 guests (i.e. 3 guests would be $25/night extra and 4 guests would be $50/night extra)
2 BR units - $30 per guest/night after 4 guests (i.e. 5 guests would be $30/night extra and 6 guests would be $60/night extra)
3 BR unit - $35 per guest/night after 6 guests (i.e. 7 guests would be $35/night extra and 8 guests would be $70/night extra)
4 BR units - $40 per guest/night after 8 guests (i.e. 9 guests would be $40/night extra and 10 guests would be $80/night extra)
5 BR+ units - $45 per guest/night after 10 guests (i.e. 11 guests would be $45/night extra and 12 guests would be $90/night extra)
House is located about .25 miles on a dirt road. Very quiet area
★ COVID-19 SANITIZATION ★
Heath, safety, and wellbeing of our guests are of utmost importance to us. For this reason, we use a thorough and extensive process of cleaning after each check-out.
We charge a pet fee of $30 per night per pet (two pets maximum). This reduces to $150 / week and $300/ month for longer-term guests. This fee is not included in the accommodation fare rate. We will send a request for the additional funds once the number of pets is confirmed after booking.
*If you neglect to inform us ahead of time that you are bringing a pet with you than we reserve the right to either TERMINATE your stay early or charge an additional $100 on top of the original pet fee.
The following additional charges apply to late check outs/early arrivals, assuming we can offer this at all (we often can’t so please never assume this will be allowed):
1 hr or less early arrival or late departure: $50
1-2 hr early arrival/late departure: $100
2-3 hr early arrival/late departure: $200
These fees are primarily in place to highly discourage late checkouts/early arrivals since this causes our cleaning service undue stress to prep the unit prior to your or the next set of guest’s arrival. This also increases the need for them to rush/cut corners, increasing the likelihood of them not cleaning the unit to the high standard which we hold them to.
We have a minimum 7 day stay requirement for local guests. We rarely make an exception to policy but may elect to do so at our sole discretion. If you are local to Jax and book for less than 7 days we reserve the right to ask you to cancel your reservation.
This is our rental agreement that you accept upon reserving:
● No shoes inside the home.
● No eating or drinking in the bedrooms (closed water bottles are an exception). Additional cleaning fees to remove food/drink stains will apply.
● Smoking is strictly forbidden anywhere on the property - the house, front or back yard. If we find cigar/cigarette butts of any kind on the property or evidence of smoking (ash on porch, deck, empty cigarette packs, etc.) we will assess a $500 cleaning fee in addition to the regular cleaning fee
● Pick up all trash before departing. Place all garbage in an outside trash can.
● Report any damages and/or breakages within 24 hours of occurrence. Damages exceeding the security deposit amount must be paid by guests and will be reported to Airbnb.
● Please wash all dishes. If the dishwasher was used, please run and unload the dishwasher prior to
departure.
● Do not open the windows. This is due to the extra security measures we have installed.
●If there is a W/D available then the Washer/dryer is available for 1+ week stays ONLY. Do not overload the washer/dryer. Do not wash sandy beach items or towels in the units. Empty the dryer lint trap after EVERY USE. Additional fees will apply if
units are damaged due to improper use.
● The storage room is to remain closed at all times.
● Consumables such as condiments or snacks may be left behind by previous guests if they are not empty. We try our very best to ensure that it is not expired or stale. HOWEVER, ultimately, it is up to the guests’
discretion and inspection to consume these items if they wish. The host does not take any responsibility
for the consumables.
● Please do not rearrange the furniture.
● If guests are found to have had a party without host permission which results in additional cleaning or
maintenance required, guests will be responsible for additional cleaning charges. In the unfortunate
event that neighbors are disturbed, GUESTS WILL BE ASKED TO VACATE THE PROPERTY
IMMEDIATELY.
● NO ILLEGAL ACTIVITY OR GUESTS WILL BE ASKED TO VACATE THE PROPERTY IMMEDIATELY.
For guests requiring a pack n play, high chair, or any other non-standard item, please submit your request at least 7 days before check-in to ensure availability. If the request is made less than 7 days prior to check-in, we will make every effort to accommodate it, but cannot guarantee availability.
