Lakefront Family Retreat– Private Dock & Fire Pit​

Escape to a spacious lakefront retreat on Cedar Creek Lake, perfect for families and groups up to 14. This 4-bedroom, 2-bath home boasts panoramic water views, a private dock with boat lift for your adventures, and a fire pit for starlit nights. Enjoy an expansive patio with a grill for outdoor dining, plus a cozy interior with smart TVs, board games, and even a pack-n-play for the little ones. A long wrap-around driveway provides ample parking at this waterfront getaway​

- Bedroom 1 (Primary): King bed plus an attached bunk area with a Full-over-Full bunk and a Twin-over-Twin bunk (great for kids). En-suite full bathroom.

- Bedroom 2: Queen bed.

- Bedroom 3: Queen bed.

- Bedroom 4: Queen bed and Full bed.

Bathrooms:
2 full bathrooms (one en-suite in the primary bedroom, one shared hallway bath).

Indoor Living: The living room, dining area, and kitchen feature an open-concept layout that flows out to the patio and lake​. You’ll find plenty of comfortable seating, a large smart TV for movie nights, and a fully equipped kitchen ready for group meals. Outdoor &

Lake Access: Step outside to a covered patio with seating and a gas grill, perfect for BBQs with a view. The yard leads to your private dock (with boat lift), where you can fish or swim in the lake right from the property​.

In the evenings, gather around the lakeside fire pit to roast s’mores and enjoy sunset views over the water.

Guests have full access to the entire home and outdoor areas. This includes all indoor spaces, the yard, the lakefront patio, the fire pit, and the private dock for your use. The long wrap-around driveway offers ample parking for multiple cars.

Please note: the garage is not accessible to guests and will remain locked.

We will be available to assist with anything you need and otherwise leave you fully with your uninterrupted privacy. Access to the unit, check-in & out, and communication will be fully automated with smart locks and a unique access code for a seamless experience! We are a property management group local in Mansfield with over a decade of property management experience. We will not be in the area during your stay, but will be readily available by phone should anything arise. We will supply you with all the contact information you need to get ahold of us, and we have multiple people on staff so you can be served as quickly as possible.

Nestled on the shores of Cedar Creek Lake, this home is located in a peaceful and private lakeside community in Kemp, TX. Known for its scenic waterfront views, excellent fishing, and relaxed lake life, this area is perfect for families and groups looking for a getaway from city life.

Just a short drive away, you'll find local marinas, waterfront restaurants, and charming small-town shops. Outdoor enthusiasts can enjoy boating, swimming, and hiking at nearby parks. For a fun day trip, Canton’s famous First Monday Trade Days—the largest flea market in the U.S.—is about 40 minutes away.

Whether you’re looking to unwind by the water, explore local attractions, or just enjoy quality time with loved ones, this location offers the best of lakefront living with easy access to nearby conveniences.

By Car: The best way to explore the area is by car. The property is about 1 hour from Dallas, making it an easy drive for a weekend getaway.

Boat Rentals: If you want to spend the day on the lake, you can rent a boat or jet ski from local marinas, many of which are just a short drive or boat ride away.

Nearby Essentials: Grocery stores, restaurants, and gas stations are all within a 10–15 minute drive in town.

Parking: The long wrap-around driveway provides plenty of space for multiple cars and even a boat trailer.

Whether you're exploring the lake, visiting nearby towns, or just relaxing at the house, getting around is simple and convenient from this lakefront retreat. 🚗💦

Safety: The walkway to the dock has no railing – please use caution and supervise children when near the water​.

We are not responsible or liable for any injuries or otherwise negative events from using the property, or having direct access to the lake. Any guests booking the property should have a general understanding of how to be safe around a lake, and supervise any children while on property.

No Parties or Events: This is a family-friendly home. Unauthorized parties, events, or excessive noise are not allowed. Please respect our neighbors and quiet hours at night.

No Smoking Indoors: Absolutely no smoking inside the house. (Feel free to smoke outside, at least 6 feet away from doorways, but dispose of cigarette butts properly.)

Garage Not Accessible: The attached garage is used for owner storage and is off-limits to guests during your stay.
No parties or events allowed. You will be charged an additional $500 for any un-authorized parties or events, an additional $200 cleaning fee, and any refund we may have to provide to arriving guests that are affected by the breaking of this rule.

- Bagged Trash can be left in the garbage containers on side of driveway/carport upon exit. Place any trash bags there as well, properly sealed or double-bagged as necessary. Trash is picked up on Wednesdays.

- DO NOT LEAVE any food, crumbs, fish food, or otherwise that will attract birds. If this is left, swarms of birds will come on the dock and leave excrement all over the dock. This will only occur if food is left, and in this event significant powerwashing will be required and you may be charged up to $125 for the powerwashing service if is outside normal maintenance/cleaning.

- Do not clean, cut, or otherwise dispose of fish or fish products in the sinks or drainage of the property. Fish or fish products need to be kept outside the dwelling unless properly contained, and for the sake of all guests that come after you please do not leave fish waste inside the property or trash inside the property at departure. Thank you for your attention to this matter!

- You are free to use the cookware and appliances as they are meant to be used at your discretion.

- Fireplace in the living room is NOT allowed to be used, and has gas shutoff, do not attempt to turn on.

- No smoking inside the house, or within 6 feet of any doorway.

- Please be respectful of neighbors during your stay, and if you have any complaints or concerns from neighbors during your stay feel free to provide our contact info and let us deal with any issues so you can enjoy your stay and leisure!

- If the house is too cold, or too warm, use the thermostats to adjust to desired temperature.

Backyard, & Lake:

- For your safety no diving in the lake, and do not allow children in the backyard, around the lot, or around the lake access or dock without an adult present.

- You are allowed to use the grill on the back patio. All necessary utensils are either in the kitchen or inside the grill.

- Pool towels are available for your use. Please leave any used towels in the bathrooms at departure.

- Do not allow children in lake or outside areas without the supervision of an adult for safety reasons.

- Thank you for your attention to these matters.

[Reservation Holder]
It is required that the named reservation holder is one of the occupants staying in rental, and you may be required to verify prior to check-in.

[Booked Guest Count]
Booked Guest Count must be accurate to the best of your ability, and can be altered prior to arrival. We reserve the right to require correction, withhold access, or cancel your reservation if you arrive with an excess of a guest count, or is otherwise brought to our attention. Necessary accommodations will only be prepared for the listed amount of guests.

[Events/Parties]
NO parties or events unless explicitly granted privilege IN WRITING. You must also acknowledge:

• Unauthorized Event/Party: If it is discovered renter has an unauthorized party or event of any kind, renter will be immediately be charged an initial fee of $1000 for the violation. This does not include any additional expenses or fees we may incur in an effort to clean/remedy the property back to the condition it was provided to renter.

• Demand to Vacate: You may be ordered to vacate the property immediately if we discover a violation of event/party policy, and in this event, no refund will be provided.

[Parking]
Parking: On Driveway or street only. Absolutely NO parking allowed in the yard or on any grass. Parking is NOT allowed on the grass.

[Lake]
NO unsupervised minors in or around lake. We are not responsible for any accidents or otherwise negative experiences near the water. Please be responsible and know how to swim when around bodies of water.

[Pets]
No Pets Allowed.

[Payment Processing]
Refunds requested by the traveler, and cancellations initiated by the traveler, may be subject to forfeiting the payment processing fee (~3%) depending on the booking platform used for payment that has been collected directly by us. Payments made to channels are will be based on that entity's policies.

[Early/Late Check-In/Out]
Any early check-in or late check-out requests must be approved beforehand. We can only accommodate this if it is not affecting a turnover after a previous guest or a turnover for same-day check-in. If we approve, the fee schedule is as follows:

The property is beautiful. Lots of board games to keep you occupied inside as well as a great yard to enjoy the breathtaking view. We had a blast fishing and swimming. The beds were so comfortable. From the bunkbeds to the king bed! Will be returning for sure !
