Summary:
Welcome to Breathe Inn! The ultimate NZ escape, set on 12 acres of prime pasture and surrounded by the stunning Victoria River. A double-bay residence built by the owner for his family of 5, along with two affectionate Cocker Spaniels, a fluffy, large black cat, and a few chickens roaming around.
Ahipara and Mangonui are just a few of the nearby coastal areas you can visit, including Matai Bay, Tokerau Beach, and Coopers Beach.
The Space:
Breathe Inn by Tiny Away is located just south of the town of Kaitaia, North Island of New Zealand, near the base of the Aupouri Peninsula, about 160 km northwest of Whangarei, situated next to a small area of farmland, surrounded by manuka and a few native ferns at the end of a row of mature poplar trees. Set on a modest metal outdoor space atop a slight rise overlooking the river and lower paddocks.
A comfortable 139 square feet stay with accessible parking next to the stockyards, and a short stroll across the paddock will take you to your well-deserved retreat with easy access to water, split air conditioning, a kitchenette, cooking equipment, and excellent bathroom facilities.
These amenities include an eco-friendly cassette toilet with a removable waste-holding tank, hand basin, and shower (gas heated for hot showers) for your use.
Please let the host know if the cassette needs immediate attention. You may need to cross a paddock with friendly animals to reach the cabin. When the ground is firm, you can drive across the paddock to the cabin. This tiny house runs off-grid on solar power. Please conserve energy during the day and use heating carefully in winter to avoid outages.
Guest Access:
NOTICE TO ALL GUESTS: Due to occasional bad weather, the river will swell and is unsafe for swimming.
Guests will have access to the tiny house, the paddocks, and two swimming holes, except for the land host's private residence, unless otherwise specified. The lawn, however, is accessible and can be used to cross over to the main swimming hole. We also advise guests to exercise caution as the property is a water hazard, and children must be supervised at all times.
Guests can also get hands-on farm experience by observing a small flock of Wiltshire sheep and Murray Grey cattle that graze on the grounds. We also have plans for a family garden and orchard on the northern side of the house, near the soon-to-be-built chicken coop. Once the orchard has matured a little, a small beehive will be stationed in their midst, providing the family and guests with plenty of honey.
And on occasion when there is a surplus, we also offer fresh eggs, honey, and local produce available. If you are interested in exploring the surroundings, please contact your land host to make the necessary arrangements during your stay.

Breathe Inn by Tiny Away is situated in the small town of Kaitaia, on the North Island of New Zealand, near the base of the Aupouri Peninsula, approximately 160 km northwest of Whangarei. A welcoming neighborhood that greets visitors with greetings, waves, and smiles as they explore the area, which is all within a half-hour drive. Stock up at Pak n Save, off-road at 90 Mile Ahipara, grab wood-fired pizzas at Peekaboo Backyard Eatery, sip local brews at Kaitaias, swim at nearby lakes and beaches, hike Mangamuka or Herekino, and browse markets around Kaitaia on New Zealandâs North Island.

Nearest City with an international airport - Auckland (4- 5hrs)
Nearest Towns - are Kaitaia (7-10mins) / Mangonui (30-40mins) / Kerikeri (1 hr, 5 mins)
Nearest Airports - Kaitaia (Morning and Evening flights by small plane from Auckland - Barrier Air) / Kerikeri (cheaper flights but bigger drive to Kaitaia, Air New Zealand)

- Pets should be kept on a leash at all times
- No unregistered guests or visitors are allowed
- No smoking inside, except in designated areas,
- Local refuse/recycling station is accessible to guests to dispose of rubbish
- Please note that this is a PET-FRIENDLY property, and pet policies will be sent prior to arrival
- Firewood is not always available. This usually costs NZ$10 per load, or you can buy locally if unavailable on the property.
- Smoking is permitted outside. Cigarette butts are to be disposed off in the jar provided and the lid to be kept on at all times.
- Charges will apply if the cabin needs to be cleaned due to pets or smoking residue, both inside and outside of the tiny house. Please maintain cleanliness
- We would like to advise guests that longer stays or later check-outs will incur an additional charge
Important note:
- Keep in mind that outdoor fire pits are not available during a total fire ban
- For stays of 5 nights or more, an additional cleaning fee will be collected to help maintain the cassette toilet and ensure a clean and fresh experience for all guests. We appreciate your understanding.
