The Space:

Original stained-glass windows bring color and character to Sanctuary, a 900 sq ft one-bedroom apartment in The Raven's Reliquary Wing. This first-floor retreat pairs the building's historic architecture with the comforts of a fully equipped apartment.

COOK, WORK & SETTLE IN

Prepare meals in the full kitchen with an oven, stove, refrigerator, dishwasher, microwave, cookware and dishes. Wi-Fi, a workspace and an in-unit washer and dryer make longer stays practical, too.



A STAY WITH HISTORY

The Raven is a restored former funeral home. Sanctuary preserves original stained-glass windows in both the living room and bedroom. Its distinctive kitchen island incorporates the restored base of an original coffin, a visible connection to the building's past. This reservation is for Sanctuary, the one-bedroom apartment.



SHARED OUTDOOR SPACES

Enjoy the heated outdoor pool from March through November, with pool access from sunrise to sunset. The shared courtyard includes an outdoor kitchen with a gas grill, refrigerator and preparation area, plus a gas firepit. Poolside loungers, umbrellas and tables offer places to relax between outings.



PARKING

Gated on-site parking is paid and subject to availability; reserve ahead. The first car costs $15/day, the second $30/day and the third $45/day, with a maximum of three cars per apartment reservation. Entry and exit lanes are 10 feet wide; oversized trucks, vans and motor homes cannot be accommodated.



Guest Access:

Guests have use of their private apartment and The Raven's shared interior common areas, courtyard and seasonal pool. Pool access is from sunrise to sunset, March through November.



Entry uses smart locks. Your arrival instructions will explain access to the apartment, building and shared areas after the required online check-in process is complete. Gated on-site parking requires a separate paid reservation and is subject to availability.



The Neighborhood:

The Raven is in LaVilla, a historic neighborhood within downtown Jacksonville with a rich African American music and cultural heritage.



Use Sanctuary as a base for downtown outings, stadium events and exploring nearby Springfield, Brooklyn, Riverside/Five Points and San Marco. These neighborhoods offer local restaurants, shops and bars. The Prime Osborn Convention Center and Jacksonville's stadium district are also nearby.



LaVilla is a less densely populated part of downtown. A car or rideshare is useful for getting between neighborhoods and attractions.



Getting Around:

A car or rideshare is the most practical way to explore Jacksonville from LaVilla. Walking may suit some downtown outings; plan your route and distance ahead.



Paid gated parking is available on site, subject to availability. Reserve early and review the rates and vehicle-size restrictions before arrival.



Other Things to Note:

**A $100 security deposit is required for all confirmed bookings. It is refundable after checkout, provided there is no damage to the property caused by guests and all house rules are followed**



***Paid parking in our gated parking area is available on a first come / first served basis. As a result, we recommend making a parking reservation as soon as possible in order to guarantee a spot for the duration of your stay. A guest's first car costs $15/day. A guest's second car costs $30 / day. If a guest brings a third car, it costs $45 / day. We are not able to accommodate more than three cars for any reservation / single apartment***.





To help ensure a smooth, secure, and enjoyable stay for all guests, please review the following important information before booking:



Check-In & Identity Verification Policy



All reservations require the primary guest (the booker) to complete a secure online check-in process prior to arrival. This includes:

-Uploading a valid, unexpired government-issued photo ID

-Uploading a selfie to confirm identity

-Reviewing and signing our rental agreement



This process is similar to hotel check-in and is required because we do not typically have staff on site. Check-in instructions will only be provided once this process is complete. If you would like to review the rental agreement before booking, please feel free to contact us.



* It typically takes ~1 hour to screen a guest after they book this property and could take several hours if we are busy before we are able to provide them with check-in information.



If you make a last minute reservation, we ask you to please be patient and please do not expect to gain access to the property immediately.



Guest Count & Occupancy Policy



Each listing includes a maximum number of guests based on unit type and local regulations. Additional guests are welcome for an added nightly fee:



Studios & 1-bedroom units: $20 per guest, per night after 2 guests



Please ensure your guest count is entered accurately at the time of booking. We will confirm the number of guests after the reservation. If the guest count changes, pricing may be adjusted accordingly. For safety and compliance purposes, exterior security cameras are used to verify occupancy. Unreported additional guests may result in additional charges.



Pet Policy



This is a pet-friendly property. While our cleaning team is thorough, guests with severe pet allergies should be aware that dogs, cats, or other animals may have stayed in the space previously.



Pet fees:



$30 per night, per pet

$150 per week, per pet

$300 per month, per pet



Pet fees are included in the accommodation rate as long as you choose the appropriate quantity of pets when completing a booking. We confirm this with all guests post booking confirmation.



Local Reservation Policy



Reservations under 7 nights from guests residing in the local area may be subject to cancellation at our discretion. Exceptions are rare and handled on a case-by-case basis.



Early Check-In & Late Check-Out Policy



Early arrivals and late departures are not guaranteed and must be approved in advance. If approved, the following fees apply:

Up to 1 hour: $25

1–2 hours: $50

2–3 hours: $75

3+ hours: $100 or the cost of an additional night (whichever is greater)

Please do not assume availability without confirmation.



Smoking Policy



Smoking is not permitted anywhere on the property, including indoor and outdoor areas.

If evidence of smoking is found, an additional cleaning fee of $500 will be applied in accordance with Airbnb’s cleaning and damage policies.



Special Request Policy



Requests for items such as pack-n-plays, high chairs, or other non-standard amenities should be submitted at least 7 days before check-in to ensure availability. Requests made closer to arrival will be accommodated if possible but cannot be guaranteed.

Interaction with Guests:

Our team is on site during high-occupancy periods, and our office is nearby in Springfield. On weekdays from 9am to 4pm, we can typically arrange in-person assistance within an hour or two. Team members are usually on site during standard check-in and checkout periods on most weekends, and a team member visits overnight to check the common areas.
