Studio waterfront property on the Spit!

Experience the charm and beauty of Homer, Alaska with our quaint studio unit located at the end of the renowned Homer Spit. This beachfront oasis offers the perfect retreat, ensuring a restful stay. Wake up to the soothing sounds of waves crashing on the shore, and enjoy stunning sunsets that paint the sky with vibrant hues right from your doorstep. With its inviting ambiance and breathtaking views you'll feel instantly at home as you immerse yourself in the tranquility of this paradise.

After a day filled with exploration and discovery, unwind in our cozy studio space designed with your comfort in mind. Featuring 2 beds and 1 bathroom, in a studio space, the sleeping arrangements include two luxurious queen beds adorned with premium linens and cozy blankets. Wake up rejuvenated and ready for another day of adventures in the Alaskan wilderness.

The space is similar to a hotel room as it does include a microwave, coffee maker (with cups) and a quaint refrigerator. There is no surface for cooking or sink for washing dishes. This is similar to a hotel room.

Easily access the lower unit through keyless entry pads.

Although we will not be available in person, we're happy to respond promptly in your preferred OTA booking site promptly.

The prime location of the townhouse provides easy access to a variety of activities and attractions. Engage in fishing adventures, kayak along the bay, or embark on a memorable wildlife tour to witness majestic marine creatures or wild birds in their natural surroundings. The Spit offers delightful shops, dine at tasty eateries, and peruse art galleries all within a short stroll. Don’t forget to make time to search the tide pools to see if you can find sea stars, jellyfish and other amazing ocean life!

Since you’re located at the end of the Homer Spit, the harbor is easily accessible for your Kachemak Bay outings and adventures. Hop onto your charter boat or wildlife viewing tour from there!

The upper unit is available for bookings and you may reserve the entire townhouse. Inquire for listing ID on your preferred booking platform. Total guest occupancy for entire townhome is 10.

Additional Guest Agreement - Guests are required to review the house rule as well as sign The Arrival Co. Guest Agreement. If you have any questions or concerns about the Guest Agreement please feel free to reach out to us prior to making the reservation.

Video Cameras and Noise Monitoring

Video Surveillance cameras monitor the exterior of our home. Footage remains private and may be used for liability reasons and to monitor occupancy and other policies noted here. It in no way infringes upon the expectation of privacy in these public areas. Additionally, we have installed noise monitors in the property to ensure that our guests have a comfortable and peaceful stay. These monitors help us detect any excessive noise levels that may disturb the neighbors, (they do NOT record any conversations, just decibel levels). We want to ensure that everyone has a great experience during their stay with us and that everyone can enjoy a peaceful environment.

These devices are not located in any private spaces such as bathrooms or bedrooms and have been installed for the safety and security of our guests and the property as well as to minimize disturbances to neighbors.
We take your privacy and security seriously, and we want to ensure that you feel safe and comfortable during your stay with us. If you have any concerns or questions about our security measures, please do not hesitate to contact us. We hope you enjoy your stay with us and have a memorable experience.

When booking directly our cancellation policy is as follows:
Fully refundable if guests cancels within 48 hours of booking AND its at least 14 full days prior to check in.
50% refund of accommodation fees and taxes (minus a 4% credit card processing fee), cancellation must be made 7 full days prior to check in time.
If the guest cancels less than 7 days in advance or decides to leave early after check-in, the nights not spent are not refunded.
Extenuating Circumstances Policy:
When this Policy allows for cancellation, it controls and takes precedence over the reservation’s cancellation policy. Guests that are impacted by an event covered by this Policy can cancel their reservation and receive, depending on the circumstances, a cash refund or credit can be given. If the Host is impacted by an event covered by this Policy they can cancel without adverse consequences, but, depending on the circumstances, their calendars may be blocked for the dates of the cancelled reservation.

What events are covered

This Policy uses the term “Event” to refer to the following situations that occur after booking, are unforeseen at the time of booking, and prevent or legally prohibit completion of the reservation.

Changes to government travel requirements. Unexpected changes to visa or passport requirements imposed by a governmental agency that prevent travel to the destination. This doesn’t include lost or expired travel documents or other personal circumstances relating to a guest’s authorization to travel.

Declared emergencies and epidemics. Government declared local or national emergencies, epidemics, pandemics, and public health emergencies. This does not include diseases that are endemic or commonly associated with an area—for example, malaria in Thailand or dengue fever in Hawaii.

Government travel restrictions. Travel restrictions imposed by a governmental agency that prevent or prohibit traveling to, staying at, or returning from the Listing location. This does not include non-binding travel advisories and similar government guidance.

Military actions and other hostilities. Acts of war, hostilities, invasions, civil war, terrorism, explosions, bombings, rebellions, riots, insurrection, civil disorder, and civil unrest.

Natural disasters. Natural disasters, acts of God, large-scale outages of essential utilities, volcanic eruptions, tsunamis, and other severe and abnormal weather events. This does not include weather or natural conditions that are common enough to be foreseeable in that location—for example, hurricanes occurring during hurricane season in Florida.

What is not covered: Everything else.

HOUSE RULES

We’ve put a lot of effort into making this into a lovely space to be enjoyed by our guests.

Please ensure you read and fully understand the house rules at the beginning of your stay.
Failure to follow any of these house rules is a breach of the terms and conditions of your reservation. If anything in our House Rules is unclear, please contact us.

We reserve the right to evict any guest or visitor who fails to adhere to our house rules.

Outline below are our House Rules that we ask you to abide by:
- No parties or events allowed.

- Smoking or vaping of any kind is not permitted anywhere on the property (this includes inside the house), If there is evidence of smoking on the property guests will be subject to an additional fee of $1,000.00 plus actual costs of cleaning and deodorizing the property.

- No pets allowed unless previously agreed upon. Any unauthorized pets will result in an additional fee of $100/night.
: Please ensure that your pet is inside the house during nighttime.
: Guests will be responsible for cleaning up after their pet.
: Please don’t allow your pet onto any furniture.

- No unregistered guests allowed overnight at the property. A maximum of 4 visitors allowed during the day. Any extra overnight visitors must be approved in advance.
: Unauthorized guests will be charged an additional $50 per person, per night. It is the responsibility of the renter to ensure that any visitor also comply with our house rules.

- Please respect check-in and check-out times.
: There will be an additional fee of $100/hour in the event you are not out by the stated check-out time. Late check out may be permitted 24+ hours in advance.

- No illegal substances allowed on the premises.

- Please do not try to flush any sanitary products, baby wipes, or “flushable wipes” down the toilet.

- Children should be supervised at all times at our property by an adult.
: Guests are responsible for the safety of their children at all times.

- In case you misplace a personal belonging, please contact us so that we keep an eye open when we prepare the property for the next guests.

- We hope you have lots of laughter and fun times during your vacation! However, we’d really appreciate it if you’re mindful and keep noise to a minimum during nighttime hours.
: Quite hours are from 10pm to 8am.

- If you encounter any issues with our neighbors, please notify us as soon as reasonably possible.
: If any neighbors report excessive noise, your vacation rental agreement could be terminated and you’ll be asked to leave our property. Should this happen, it will result in a total loss of the rental amount.

The property was absolutely amazing and very clean close to restaurants and souvenir stores, super market and fishing supplies everything was pretty much in walking distance. Perfect parking location. We absolutely enjoyed ourselves thank you so muchand we'd definitely returned for another stay.

Lower Level Studio Lessons Learned

This place is perfect for people who want to be right on the water and spend most of their time outside exploring. The space and ambiance was functional and comfortable if not a little outdated. The first thing we noticed was the view to the water was about 70% blocked by a staircase leading from the deck of the unit above us. Our first thought was "we should have booked the upper unit." In retrospect, it was perfect. We spent most of the time away from the unit anyway. Communications with property management were friendly and courteous.

We enjoyed location mostly. It was easy walking distance to our JBear tour and all of the spit. Also enjoyed convenience of parking and beach front access. Condo was perfect for short visit with necessary amenities.

Tranquil spot on the spit.

This is an amazing spot in Homer to stay. It is at the tip of the spit where you can sit out or walk along the beach. It is walked by distance to the nice eating and coffee spots. It is quiet and peaceful at night.

Perfect location!

Loved everything about this property - only suggestion I would have is a little more attention to details. Some of the furniture needed dusting as well as window sill. Silverware, even if plastic would be greatly appreciated by guests 
 the body wash was almost completely empty. Otherwise was absolute perfection! Thank you!
