In the morning at your Gatlinburg condo, brew some coffee and whip up breakfast in your fully equipped kitchen, outfitted with stainless appliances, dishes and cooking tools, and a large breakfast bar with barstools for seating. There’s a nice dining table nearby, or you can get cozy on the sofas by the crackling fireplace and big screen TV in the living room. These condos / Townhouses are only about 3.5 miles from the Rocky Top Sports World complex in Gatlinburg and many other attractions. Highland Village Rules and Regulations

1. CHECK-IN TIME IS AFTER 4 P.M. EST AND CHECK-OUT IS 10 A.M. EST.
2. This is a NON SMOKING cabin.
3. We will not rent to vacationing students or singles under 25 years of age unless accompanied by an adult guardian or parent.
4. PAYMENT – A 50% deposit is required upon booking this property. When booking you automatically agree to these terms. The remaining balance is due 14 days before check in,
5. CANCELLATIONS - A sixty (60) day notice is required for cancellation. Cancellations that are made more than sixty (60) days prior to the arrival date will incur no penalty. Cancellations or changes that result in a shortened stay, that are made within 60 days of the arrival date, forfeit the full advance payment. Cancellation or early departure does not warrant any refund of rent or deposit.
6. MONTHLY RESERVATION CANCELLATIONS - Monthly renters must cancel one hundred twenty (120) days prior to check-in. Monthly renters who make a change that results in a shortened stay must be made at least ninety (90) days prior to check-in.
7. MAXIMUM OCCUPANCY- The maximum number of guests is limited to six
(6) persons. An additional charge or $20.00 per person per night for guests in addition to six (6) will be assessed.  THIS PROPERTY REQUIRES A TWO (2) NIGHT MINIMUM STAY.
8. Longer minimum stays may be required during holiday periods. If a rental is taken for less than two days, the guest will be charged the two-night rate.
9. INCLUSIVE FEES - Rates include a one-time linen-towel setup. Amenity fees are included in the rental rate.
10. NO DAILY MAID SERVICE - While linens and bath towels are included in the unit, daily maid service is not included in the rental rate however maid services are available at an additional rate. We suggest you bring pool towels. We do not permit towels or linens to be taken from the units.  Please put dishes in dishwasher before you leave and take all trash to the dumpster out front.  An additional charge will be assessed if these check out procedures are not followed.
11. RATE CHANGES - Rates subject to change without notice.
12. FALSIFIED RESERVATIONS - Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check-in.
13. WRITTEN EXCEPTIONS - Any exceptions to the above mentioned policies must be approved in writing in advance.
14. State of emergency- No refunds will be given unless the National Weather Service orders mandatory state of emergency in area of residence of a vacationing guest.
The day that the National Weather Service orders a state of emergency area, we will refund:
a. Any unused portion of rent from a guest currently registered,
b. Any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten their stay, to come in after the state of emergency is lifted; and
c. Any advance rents collected or deposited for a reservation that is scheduled to arrive during the state of emergency period.

Awesome Condo

Great location--just outside of busy Gatlinburg strip with free trolley available at end of driveway. Convient drive to all trails in Smoky Mt National Park. Very clean and large enough for family of 5 with 3 teenagers. Loved the balconies off the kitchen and bedroom! Parking right outside front door is a plus. The owner Walt was very quick to respond to any questions reguarding check in and check out procedures.

Great Little Getaway

This is a well stocked, clean, spacious condo. I loved the fireplace. Both bedrooms are upstairs, with two bathrooms. The half bath downstairs was very convenient. The view from the balconies features mountains, and you can spy the tower at the top of Anakeesta. I would book this condo again.

October Stay

Ring you paper products, there are no face tissue and there are none to be had. Even states “…been provided but if you need more to buy some”. Everywhere we have ever stayed provided paper products. Other than that, it was fine. Truly off the beaten path so was very quiet and great view from upstairs balcony outside master bedroom.

Dog Days in August Excursion

Booked a short stay at the property in Gatlinburg location. Directions where very precise to get to the property. Arrived to no A/C in the unit. Contacted the manger who responded promptly offering another unit next door. Very spacious property with great view, our only gripes are the housekeeping and lack of as each unit was like a night and day difference when it comes to cleanliness. Touch surfaces need to have much attention to detail in this day in age, and bathrooms need more than just a wipe over. Other than that our stay was great. Very close to the happenings around town. Great location. Would stay again if things mentioned above our prioritized.

Stay was very good. No issues at all. Accommodation was as listed on VRBO. One recommendation: please change the red blankets and pillows covers in the master BR, though clean, they look really used. Toiletries were well provided for. Location is safe and kids had a blast.

Location is great; just outside the hustle of downtown, and a few minutes to the entry to the National Park Slight hiccup with key entry that was likely operator error, but talked us through it, right on the, spot. Very helpful. Would recommend staying here anytime. …No hesitation.

Cabin in the clouds was the perfect “just outside” of the downtown. Can walk to one of the many shuttle bus stops. The accommodations worked perfectly for our family of 4. I loved having 3 bathrooms & laundry in the unit.

Convenient location/spacious townhouse!

The property was very convenient to everything Gatlinburg has to offer. It was very clean and more than enough room for my family of 5. We had a small hiccup upon arrival because the door code had been changed and then during our stay the electric door lock battery became too low and quit working. On both occasions Walt answered the phone immediately and offered a solution. Would definitely stay again!

Close by downtown but not too close

The property was extremely clean and convenient. Located only about 2 miles from the downtown strip and Gatlinburg with very comfortable beds and Roku TVs for you to sign into all of your streaming services! Walt was very communicative and quick with responses. We will definitely stay here again in the future. The pictures don’t do this place justice, it is absolutely beautiful!

Nice property

The property was nice. It was clean and had adequate furnishings needed for a stay. The beds were comfortable. Location was pretty good although we weren’t crazy about the shady looking tattoo shop at the bottom of the hill which is at the entrance to the condo driveway. There was a little lack of communication with the property manager when I realized within minutes of booking that I had made a mistake in dates (I was off by one day). Walt said he would get it fixed for me. 5 days later it still wasn’t fixed and by then someone else had booked the day we needed. It was blamed on VRBO. Not sure if that’s how it works since I’m not a VRBO owner. Disappointing that we were told it would be fixed and wasn’t. It was my mixup, I admit but was assured it could be changed. Other than that, all was fine.

Great location and lovely townhome!

This townhome is very nice and updated or possibly a newer build. The pictures dont do it justice to how nice it is! I think the pictures are of the unit right next door but are very similar just a reversed/flipped layout. The location is super close to downtown Gatlinburg- just a couple minute drive up the road. We would definitely come back!

Not clean

Unit would have been great if it was clean and had proper bedding. Had to go buy cleaning supplies and spend several hours cleaning unit upon arrival. Refrigerator/freezer was dirty. Dishes put away in cabinet with food on them so we washed ALL dishes. Floor was dirty and had to be swept. Bathrooms were nasty and had to do total scrub down. Master bed had thick dust underneath. Bedding didn’t fit beds properly and one bed in second room dipped in middle, thought it was due to old mattress but after running into maintenance man towards end of our stay and complaining to him about cleanliness of room and bed issues he crawled under bed and said box spring was broken. Master bed had thick dust under bed. Called room host upon arrival to complain and took before and after pictures. Host offered to reimburse cleaning fee but I feel we also deserve at least a discount on the week rental.

The street sign from the main street was hard to identify. There's nothing you can do about that. Overall it was great. We'll come back for sure.
