- Unfortunately, pets are not allowed in this home. If undisclosed pets are brought into the home without AvantStay's approval, there is a fine of $500 per pet.
- Pool heat is a paid feature ($60/day) and needs to be requested 24 hours in advance before the day of check-in.
- Due to the unique Sea Wall, there is no direct beach access; beach entrance is one house away.
- Underneath the home, you will find a propane gas grill, beach toys, games, awnings/rugs, and floats.
- There is an interior staircase with a lift chair; walk up five steps to access the lift chair.
- Folly Ocean Breeze is located in a quiet residential community, and Folly Beach has a strict noise ordinance starting at 10 PM. To comply with this ordinance, we use noise sensors in our properties. Please be mindful of your neighbors.
- You must be at least 25 years old to rent this property.

- Parking for 5 cars in the driveway.
- Please note there are strict parking rules. No more than 1 car per bedroom is allowed.

To accommodate traveling with little ones, pack n' play travel crib(s) and high chair(s) are available upon request with at least 24hrs advanced notice.

Accidental Damage Protection: A non-refundable accidental damage protection plan has been included in the price of your reservation. Under this plan, you will not be held responsible to pay for accidental damage or loss to the rental property resulting from you or others in your party up to $2000. This plan does not cover intentional acts of a guest, gross negligence, or willful and wanton conduct, and/or damages caused by pets. This plan is not available for reservations 28 days or longer or reservations that require a security deposit.
This is a smoke-free property. Violation of the no-smoking policy will result in forfeiture of the security deposit, a $300 smoking fee, and liability for any fire or property damage costs.

As part of our commitment to being good neighbors, occupancy limits and quiet hours (9pm-8am) are strictly enforced. No speakers or sound systems will be provided for use in our properties. Violation of any noise ordinances will be subject to fines that can reach up to $10,000 per violation.

Events or parties are not allowed without prior written approval and an additional fee. Any unauthorized parties or events will be shut down and a fine will be assessed. Please inquire for more information about our event policies and fees.

Graduation ceremony weekend

We came to Charleston for our son’s graduation from The Citadel. We really enjoyed this spacious home. Very clean and comfortable. An awesome location on Folly with great views of the ocean. The whole family enjoyed the heated pool and our nice walks out on the beach. Highly recommend this beautiful home and we definitely look forward to staying again in the future.

Very clean, tons of space, very comfortable and can sleep/house 12 or more easily. Close to Mt Home and super fishing at Calico Rock we stayed three nights and everything was great. Fire place was not usable (by design) and I wish we coulda had that but overall 100% satisfied

Enjoyable Stay with Notable Features and Minor Drawbacks

Our stay at this property was great overall, offering a comfortable and accommodating environment. We would consider it again for future bookings. Pros: Spaciousness: The property's four-level bilevel design worked for our large group, providing space and privacy. The dining area and additional kitchen table were convenient, allowing options for adults and children. Outdoor Amenities: The outdoor patio with an amazing view was wonderful and the nearby horses were exceptional features. Cons: Bathrooms: The top level, housing four bedrooms, shared had one full bathroom, leading to high traffic. Locked Spaces: Many closets and the garage were locked, which was unexpected and restricted our storage options for a week-long stay. The second fridge in the photos was also unavailable. This posed challenges for storing ample food and beverages for our thanksgiving stay. Additional: Room Distribution: The house's division into four levels offered varied accommodations but also presented some logistical challenges. Furniture and Decor: The comfortable furniture was a plus, though the main living room's furniture was worn out and detracted from the overall comfort. The decor was reminiscent of a grandparent's home. Suggestions for Improvement: Property Description: Future guests would benefit from knowing about the bathroom arrangement, locked spaces, and fridge availability beforehand. Furniture Update: Buy a new living room furniture set. Overall, 5 stars!

home away from home

Everybody loved our stay , the house was set up very nice, from the ground level walk in, to the back porch, horses, and outdoor play equipment for the children. It was excellent. We had 5 adults who stayed together and everyone had privacy room and bathrooms. we came to visit our 6 grandkids and they loved the house too. Everyone especially loved the horses so friendly. The week was a hit with everyone!!!!

Trout/Lake Norfork Family Vacation

We really enjoyed our stay over the Fourth of July weekend. The Vrbo was perfect for our family, providing everyone a bedroom. The house provides three levels that included many games for our kids. The view was spectacular. Trout fishing was great as well as Norfork lake was refreshing and beautiful to pleasure boat. Extra amenities such as coffee, snacks ect. The kitchen had everything you needed.
